You can build a YouTube channel around real estate listings with a prepared video sequence and an encoder, but do not assume that YouTube permits one prerecorded livestream to loop indefinitely. YouTube’s published setup guidance explains how to start and monitor an encoder stream; it does not settle whether an endless loop is allowed, how long that stream may run, or what happens to its archive. Before promising a 24/7 feed, verify those points against YouTube’s current rules for your exact format.
For a practical launch, confirm the channel is eligible to livestream, choose a production method, configure and test the feed, and assign someone to watch for failures and outdated listings. If you are advertising housing in the United States, build fair-housing review into the content and any paid distribution.
What an always-on listings channel requires
At minimum, you need permission to show the footage and listing information, a YouTube channel eligible to livestream, a video source, and a way to send that source to YouTube. An encoder is useful when you need a prepared sequence, graphics, or an external video source, but it is not mandatory for every channel: YouTube supports multiple ways to go live, including encoder, webcam, and mobile workflows.

The latter’s current policy, duration limits, and archive behavior are not established by YouTube’s general encoder setup guidance. Choose a production method

YouTube documents both horizontal and vertical live formats, but the available guidance does not establish which performs better for property listings. Choose based on how the footage is composed and how viewers will see the property, rather than assuming one orientation wins.
Set up and test an encoder livestream
- Check eligibility. Verify the channel and confirm it has had no live-streaming restrictions during the preceding 90 days. YouTube’s live-streaming eligibility guidance lists both as requirements.
- Create the event in Live Control Room. Set the title, visibility, schedule, and other event details for the listing broadcast. Select the encoder route if you are sending a prepared sequence or external production. Use the stream URL and stream key shown for that event in your encoder; treat the key as a secret and do not place it in a public overlay or listing description.
- Configure the encoder. YouTube documents RTMP/RTMPS delivery and recommends RTMPS. Its encoder guidance lists H.264, H.265, or AV1 video; AAC or MP3 audio; constant-bitrate encoding; and frame rates up to 60 fps. Select settings supported by both your production and connection. YouTube says bitrate depends on codec, resolution, and frame rate, so use the current setting guidance for the exact combination rather than applying one bitrate to every stream.
- Set keyframes. YouTube recommends a 2-second keyframe interval and specifies a maximum of 4 seconds. Match the encoder’s keyframe setting to that guidance.
- Test the real show. Send a private or otherwise appropriate test using representative movement and audio—not a static placeholder—before the public event. Confirm that the property footage is legible, audio is audible and synchronized, graphics are readable, and the stream is stable. YouTube explicitly advises testing before starting a live stream.
- Start and monitor. Start the event from the encoder and Live Control Room as applicable to the workflow. During the event, check stream health and review YouTube’s messages; YouTube recommends both. Assign an operator or documented alert process to respond to a dropped feed, an incorrect contact detail, or a listing that is no longer available.
Make listing updates part of the operating plan
A listing channel can become misleading even when the stream itself is healthy. Give a named person responsibility for checking the feed and the status of each featured property. When a property sells, goes under contract, changes price, or has different showing instructions, update or remove the relevant segment and any associated on-screen details. Keep an inventory of which listings appear in each video or playlist so that a correction does not depend on someone remembering every appearance.

- Confirm the property’s current status and displayed contact information before each scheduled event or playlist refresh.
- Remove or replace outdated footage promptly, including old price cards, availability claims, and instructions for arranging a showing.
- Keep a fallback slate or alternate segment ready for a feed interruption, while avoiding claims that it guarantees uninterrupted service.
- Confirm that you have authorization to use the listing footage, photographs, music, and property information. The required permissions can depend on your agreements and jurisdiction.
Check continuous-loop and archive rules before promising 24/7 operation
YouTube’s ordinary live-stream and encoder instructions do not answer whether one livestream may continuously replay prerecorded listing videos, what duration limits apply, or how YouTube will handle the resulting archive. Treat continuous looping as an open platform-compliance question, not as a confirmed feature. Before launch, review YouTube’s current policies and live-stream limits for the exact format, and determine whether the stream’s duration and archive behavior work for your channel. If the answer is unclear, contact YouTube support or choose a format you can verify rather than making a 24/7 promise.

HUD’s April 29, 2024 guidance addresses digital advertising systems, including automated targeting and delivery. Also account for the people and process needed to monitor the feed and keep listing content current. A technically successful stream can still be costly or risky to operate if nobody can correct stale information.

Do I need a dedicated hardware encoder to livestream listings?
