Use a phone for the most practical room-to-room tour: confirm your channel can go live, get permission to film, plan the route, test an unlisted stream, and check every frame for personal information before broadcasting. After the tour, review the replay’s visibility. YouTube’s eligibility rules and privacy controls help you operate the stream, but they do not establish permission to film a particular rental property or the people in it.
Check YouTube Live eligibility first
YouTube Help says a streamer must be at least 16 and use a verified channel with no live-stream restriction in the previous 90 days. YouTube lists mobile, webcam, encoder, and console as live-streaming methods; a phone is usually the easiest fit for a moving apartment tour. See YouTube’s live-streaming overview.
Mobile streaming has additional requirements: YouTube lists at least 50 subscribers, channel verification, no live-stream restriction in the previous 90 days, and live streaming enabled. First-time activation can take up to 24 hours. Check YouTube’s mobile live-streaming requirements before scheduling, since platform eligibility and screens can change. YouTube Help’s stated subscriber and restriction thresholds are operational rules, not independent safety or rental statistics.

Before setting up, get permission from the owner or an authorized property manager and check any applicable lease terms and local requirements. Ask identifiable occupants or visitors for consent, and choose a time when the home can be shown without filming people or their possessions unnecessarily. What permission or notice is legally required depends on the location, tenancy, and circumstances; there is no universal answer for every rental.

Decide what viewers should and should not see. YouTube cautions creators about sharing personal information and provides private and unlisted visibility options. An unlisted stream is not the same as a private one: choose deliberately and share access only with the intended audience. Review YouTube’s live-stream privacy and safety guidance.
Choose a broadcast method

YouTube identifies these broadcast methods, but the right choice depends on whether you need mobility or a more controlled stationary setup. For most walkthroughs, a phone keeps the route simple.

Plan the route and what to show
Choose a starting point and a room-by-room path before going live. Make brief notes on features viewers need to understand, such as layout, storage, appliances, and any limitations you intend to disclose. A loose plan helps avoid long pauses while you decide where to go next; YouTube also recommends accessories such as a tripod or selfie stick to reduce camera shake. - Start where you can give a short orientation without showing private documents or a precise address.
- Move slowly, pausing long enough for viewers to take in each room.
- Keep the phone framed on the feature you are describing, rather than sweeping across the whole room.
- Decide in advance how to answer questions about features, availability, and limitations without revealing private information.
Prepare and test the phone, sound, light, and connection
- Prepare the phone: Charge it, turn on Do Not Disturb, choose portrait or landscape, and lock rotation so the image does not unexpectedly turn mid-tour. A portable phone battery pack may help for a longer session; check that its connector and charging method work with your device.
- Check the connection: Look for a strong mobile signal and test upload capacity. YouTube recommends having enough upload bandwidth for the selected bitrate with room to spare; other people using a shared network can reduce the bandwidth available to your stream. YouTube’s live-streaming setup guidance explains connection considerations.
- Check sound and light: Choose a quiet route and speak near the phone’s microphone. In a noisy environment, consider a compatible external microphone for clearer narration. Soft, even lighting helps the phone camera retain detail; avoid relying on a bright window behind the subject.
- Test before the event: Run an unlisted live stream to check framing, sound, and connection from the rooms you plan to show. Confirm that the stream appears as intended and that the chosen visibility setting is correct before sharing the scheduled event.
YouTube’s mobile guidance also recommends considering a tripod or selfie stick for camera stability and an external microphone in loud conditions. These are optional categories, not tested product recommendations.

Create the live event and set moderation
In the YouTube app, create or schedule a mobile live stream, enter clear event details, and choose visibility and audience settings. Mobile streams can be scheduled. Set up a moderation plan before sharing the link: ask a trusted person to watch chat if needed, and be prepared to remove inappropriate messages or users. YouTube provides chat controls and recommends using them to manage a live stream; see YouTube’s live chat moderation guidance.
Inspect the frame, then conduct and close the tour
Before starting, scan the camera view and any visible surfaces for documents, mail, keys, screens, faces, house numbers, street views, or other identifying details you do not intend to reveal. Check again as you move between rooms; a safe opening frame does not guarantee later views are safe.

Open with a brief explanation of the route, then move steadily and keep the camera on the property features being discussed. Monitor the connection, audio, and chat as you go. End the broadcast in YouTube, then inspect the replay’s visibility. YouTube says a mobile stream archive can be changed to private or deleted; see YouTube’s privacy guidance.
Common problems and practical fixes
- Mobile live streaming is unavailable: Check that the channel meets YouTube’s mobile requirements, including verification, the subscriber threshold, and no recent live-stream restriction. If this is the first activation, allow up to 24 hours for access.
- The picture stutters or drops: Recheck mobile signal and upload capacity, and reduce competing use of a shared connection. Test from the actual rooms on the route rather than assuming the connection is equally strong throughout the property.
- The video rotates or shakes: Lock the chosen orientation before starting, grip the phone steadily, and consider a tripod or selfie stick where the route allows it.
- Viewers cannot hear clearly: Move away from noise, speak nearer the microphone, and test the audio again. Consider a device-compatible external microphone if the environment is loud.
- A private detail appears on screen: Reframe immediately. After the stream, inspect the archive and change its visibility to private or delete it if needed.
- Chat becomes disruptive: Use the moderation plan and YouTube’s chat controls to remove inappropriate messages or users.
