For a vacant mountain home, choose between keeping the house reliably heated with regular local checks or shutting off and fully draining the plumbing if it will be unheated or exposed to prolonged severe cold. A thermostat setting of at least 55°F is common U.S. prevention guidance for a heated home, not a guarantee: power or heating failure can still leave pipes vulnerable.

Choose a vacancy plan before you leave

The right approach depends on how long the home will be empty, how dependable its heat and power are, how severe local cold can be, whether someone can check the property, and how complex its plumbing is. Mountain conditions and access vary; general U.S. guidance does not set a single temperature or cold-weather threshold that makes every home safe.

Plan Best fit What it relies on
Keep heated and monitored The home can maintain heat, and a trusted local person can inspect it regularly. Continuous heat, protected pipes, and prompt detection of a heating failure or leak.
Shut off and drain The house will be unheated, the absence is prolonged, severe cold or unreliable heat is expected, or freeze exposure has recurred. A complete, correctly performed drain-down and system-specific steps; partial draining should not be assumed safe.

If you keep the house heated

Set the thermostat to at least 55°F. Bellevue advises at least 55°F when away in cold weather, while Arlington County advises keeping it above 55°F. Keep heat consistent, insulate exposed pipes, seal cold-air leaks, and arrange regular local inspections. Missouri recommends a daily check, and Michigan repeats that approach. A check matters because an empty house will not reveal a loss of heat or a leak by itself.

If you shut off and drain

Plan a complete winterization rather than relying on a few opened faucets. Shut off the main water, turn off and drain the water heater as its manufacturer directs, and drain hot- and cold-water fixtures and exposed exterior lines. Clear toilets and appliance water lines as appropriate, and drain irrigation according to its instructions. Arlington County advises clearing washing-machine and dishwasher lines. If the home has a boiler or wet heating system, or you are unsure how the plumbing should be drained and recharged, use a licensed plumber.

Before shutting off water, check whether the fire sprinkler system depends on the home’s water supply. The Missouri Public Service Commission warns: “If you have a fire protection sprinkler system in your house, it will be deactivated when you shut off the water.” Confirm the sprinkler arrangement and applicable local requirements before a full shutdown.

Find and protect the most vulnerable pipes

Walk the house and trace water lines through places that may be colder than the living space. Common trouble spots include crawl spaces, attics, garages, basements, exterior walls, areas near outdoor faucets, and the point where the water service enters the home. The meter or service-entry area may also need attention.

  • Fit foam pipe-insulation sleeves or pipe wrap to exposed lines, choosing a product and fit suited to the pipe and location.
  • Seal openings that let cold air reach plumbing, including drafts near exterior-wall cabinets and service entries.
  • When relying on heat, open sink cabinets on exterior walls so warmer room air can circulate around the pipes.
  • Keep garage doors closed where supply lines run through the garage.

Prepare outdoor faucets and irrigation

  1. Disconnect garden hoses before freezing weather.
  2. If an outdoor faucet has a dedicated indoor shutoff, close that valve and leave the exterior faucet open so the short section beyond the valve can drain.
  3. Shut off and drain irrigation according to the system manufacturer’s instructions.

An outdoor faucet cover may offer added protection, but it does not replace disconnecting hoses or shutting off and draining the line when an inside valve is available.

Use heat cable only where it fits

Listed heat tape or thermostatically controlled heat cable may help protect a line that remains at risk after other precautions. Michigan’s guidance says to choose products approved by an independent testing organization and intended for the specific interior or exterior use. Follow the manufacturer’s installation and operating instructions. Heat cable is not a universal substitute for dependable household heat or full winterization.

Know what to do if a pipe freezes or breaks

Reduced flow or no water from a fixture can indicate a frozen pipe. Know where the main shutoff is, label it, and keep it accessible. If a pipe has broken or a leak is suspected, close the main water promptly. Never try to thaw a pipe with a torch or other open flame.

Call a licensed plumber for a freeze you cannot safely access, a suspected rupture, a meter problem, or uncertainty about what to do. Thawing methods vary by situation, and electrical devices must never be used around standing water.
