Prevent greenhouse condensation and many related mold and damping-off problems by managing moisture, temperature, and airflow together: water early, avoid crowded plants and saturated seed-starting mix, exchange humid air when conditions allow, and circulate air within the greenhouse. Ventilation and internal fans do different jobs, and no single humidity reading guarantees that every crop is safe.
Why a greenhouse gets condensation
Condensation forms when moist air touches a surface colder than the air’s dew point. On a cool night, glazing, structural surfaces, and foliage can cool enough for water vapor to condense on them. The University of Alaska Fairbanks Cooperative Extension explains how warm greenhouse air cools to its dew point and condenses on plants and the structure; the University of Florida IFAS Extension likewise defines condensation by the relationship between dew point and surface temperature.
Condensation is therefore not just a matter of “too much humidity.” Moisture in the air, surface temperature, and the greenhouse’s ability to exchange and move air all matter. Persistent wet foliage and humid conditions can favor disease, but the humidity level associated with risk depends on the crop and disease.

Ventilation exchanges air
Opening vents or otherwise ventilating replaces humid greenhouse air with outside air. This can help remove moisture, but whether and how much to ventilate depends on outside conditions, the crop’s temperature tolerance, and the greenhouse system. UConn Extension describes venting humid air as a humidity-management measure. It does not establish one universally suitable venting schedule or setting.

Circulation moves greenhouse air
Horizontal airflow (HAF) fans move air within the greenhouse rather than exchanging it with the outdoors. Washington State University Extension notes that HAF fans circulate air and distribute heat, helping reduce condensation on foliage. Internal air movement can reduce stagnant areas and temperature differences, but it does not by itself remove moisture from the greenhouse.
Use the two approaches as complementary tools: ventilation for air exchange when conditions permit, and circulation to move air through the growing space. Fan size and placement depend on the structure; the cited guidance does not establish a universally best fan or fan specification.

A practical routine to reduce moisture and mold pressure
- Check for sources of excess moisture and stagnant air. Look for standing water, dense canopies, blocked vents, and corners or rows where air does not move well.
- Water early enough for plants and surfaces to dry before night. Morning watering is recommended by the University of Alaska Fairbanks and UMass Amherst Extension. Avoid unnecessarily wet foliage and excessive watering.
- Vent when outside conditions and crop needs allow. Exchange humid air without exposing plants to temperatures they cannot tolerate. Venting and heating strategies are system- and climate-dependent; the extension guidance does not prescribe one universal operating schedule.
- Keep air moving through the canopy. Use internal circulation to limit stagnant pockets and temperature differences. In larger facilities, HAF fans may be part of this approach; installation needs depend on the greenhouse layout.
- Give plants room. Space plants so air can move between them, and avoid an unnecessarily dense canopy. University of Alaska Fairbanks and UMass Amherst Extension identify spacing and air movement as cultural measures that reduce humidity or disease pressure.
- Scout and clean routinely. Remove infected plant material promptly, and clean tools and surfaces to help limit pathogen spread.
How to prevent damping-off when starting seeds
Damping-off is a serious seedling disease problem associated with conditions such as cold, wet media, excess watering, dense sowing, and poor air circulation. UConn Extension’s 2023 fact sheet advises avoiding those conditions. Prevention begins with clean materials and controlled moisture:
- Start seeds in sterile, well-drained seed-starting mix.
- Use clean containers with drainage holes; do not leave seedlings standing in water.
- Water moderately rather than keeping the mix constantly saturated.
- Sow at an appropriate density instead of crowding seedlings.
- Provide suitable warmth and air movement, avoiding cold, wet conditions.
- Remove affected seedlings and clean tools and surfaces.
If seedlings are already affected, seek a local diagnosis and current crop-specific advice. UConn Extension cautions that fungicides can injure tender seedlings, so do not assume a treatment is safe or appropriate without reliable guidance.

How to interpret greenhouse humidity readings
A thermometer and hygrometer can help you observe temperature and relative humidity, but a reading is not a universal disease-control target. Crop and disease thresholds differ. For example, a University of Florida IFAS Extension publication reports that tomato leaf-mold infection problems start occurring above 80% humidity and are slight below 70%; it also cites studies reporting rapid fungal disease development above 90% humidity. These are contextual, disease-specific examples—not safe set points for every greenhouse crop or for damping-off.
Use readings alongside visible conditions: condensation on surfaces, wet foliage, dense growth, and stagnant air indicate that moisture and airflow deserve attention. The cited guidance does not establish one relative-humidity setting that prevents all mold or damping-off.

Choosing monitoring and airflow equipment
Equipment should support a specific management need, not substitute for good watering, ventilation, circulation, and sanitation. Consider:
- What needs attention: A thermometer/hygrometer monitors temperature and relative humidity; it does not actively change them.
- Whether the problem is air exchange or movement: Vents address exchange with outdoor air, while an internal circulation fan moves air through the greenhouse.
- Greenhouse footprint and layout: Structure size, benches, crop density, and obstructions affect airflow and fan placement.
- Practical constraints: Account for electrical requirements and noise, and follow equipment-specific installation guidance.

When to get crop-specific help
If disease symptoms appear or continue despite environmental and sanitation improvements, consult a local extension service or qualified plant-disease diagnostician. Greenhouse systems, crops, and climates vary, and any treatment decision—including chemical control—should follow current local and crop-specific recommendations.
