Start by checking the flood exposure of your specific property, then prepare your household and finances, reduce damage that can be avoided, and get qualified local advice before making structural changes. National sea-level projections describe broad trends—not what will happen at one address—and online maps are screening tools, not surveys or engineering assessments.

Assess flood risk at your property

Coastal flooding can involve high tides, storm-driven water, and longer-term relative sea-level rise. Begin with your exact address, but treat online results as a starting point rather than a boundary line around your home.

Check NOAA’s location-specific tools

  1. Use NOAA’s Sea Level Calculator to review local historical conditions, sea-level scenarios, and flood-frequency information. NOAA says the current version was released in March 2026 and is a planning reference, not for permitting or legal decisions.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  2. Explore the location in NOAA’s Sea Level Rise Viewer for potential inundation and high-tide flooding. It illustrates scale rather than exact boundaries. The map does not account for erosion, subsidence, or future construction; drainage features and elevation data can also affect the mapped footprint. Check its mapping-confidence information and verify conditions in the field.

    • NO SAND REQUIRED: Evenly filled with water absorbing Sand Gel that stays in place; No sand, shovels, or heavy lifting required; Foldable and lightweight before deployment for compact storage
    • 2 PACK: Measures 72 L x 5 W and expands up to 3 H inches; Great for absorbing and diverting water in front of sliding doors or around leaking appliances; Buy multiple for more coverage
    • HEAVY-DUTY: Thick puncture-resistant fabric is built to last unlike traditional sandbags that rip and leak; Sand Gel filler solidifies once set to resist leaking for dependable performance
    • EASY TO USE: Lay in the path of slow moving water to activate or pre-soak in a bucket to prep for fast moving water; Avoid contact with chlorine or salt water which can prevent activation or deactivate the gel; Packaging may vary
  3. Contact your city or county floodplain manager or building department. Ask about flood history, current flood maps and requirements, base flood elevation, permits, and whether an elevation certificate is on file.

NOAA’s 2022 report release projected an additional 10–12 inches of sea-level rise along U.S. coastlines by 2050, with regional variation, mainly because land-height changes differ by location. It also projected that moderate flooding would occur more than 10 times as often by 2050 as it does today. These are national-level report statements, not predictions for a particular parcel. Read NOAA’s 2022 sea-level rise technical report.

Where needed, ask a qualified professional to compare your first-floor height with local flood levels. An elevation certificate records building characteristics and first-floor height and can inform risk and insurance assessments. It does not automatically lower insurance premiums. A local floodplain manager may know whether one already exists; a surveyor, engineer, or architect can prepare a new certificate if needed. NFIP explains elevation certificates.

Prepare your household and finances

Review flood coverage and records

Do not assume your homeowners policy covers flood damage: NFIP says most do not. Ask your insurer or agent to review the actual terms of your coverage, including exclusions, limits, deductible, waiting period, and whether belongings are covered. Coverage, eligibility, prices, and discounts depend on location and can change, so confirm current terms directly. Review NFIP flood insurance coverage information.

Photograph or video major belongings and keep an inventory. Store important documents somewhere protected and keep digital backups. NOAA’s Alabama handbook recommends an emergency kit, an evacuation plan for flood and hurricane hazards, and an annual insurance review. See NOAA’s Alabama Homeowners Handbook.

Make an evacuation plan before a warning

Know how you will receive local emergency alerts and where you will go if officials issue an evacuation order. Follow those directions; protecting people takes priority over protecting property. If flooding is forecast, there is time, and authorities have not directed evacuation, move valuables and furniture to a higher floor and secure essential records. NFIP identifies an attic or highest floor as a safer place for belongings. Use NFIP’s flood preparedness guidance.

Reduce avoidable damage to the house

NFIP’s guidance for imminent flooding and basement preparation covers water alarms, backup sump pumps, utilities, and steps to protect belongings.

Evaluate permanent mitigation with local professionals

For substantial or recurring exposure, elevation can be an important risk-reduction option. Whether it is suitable depends on the building and site: foundation type, lowest-floor and utility heights, structural condition, expected water depth and velocity, wave action, access, local ordinances, and project and maintenance costs all matter. Have qualified professionals assess the structure and flood mechanism before choosing work.

Compare viable options against the same questions:

  • What flood mechanism is expected, and what are the likely water depth, velocity, and wave action?

  • What are the foundation, lowest-floor and utility elevations, basement or crawlspace conditions, and structural condition?

  • What permits, code requirements, insurance consequences, and funding options apply locally?

  • Is the measure likely to remain effective as relative sea level and flood frequency change?

The cited guidance does not establish a universal cost ranking or a single construction solution for coastal homes. Confirm coastal-area standards and obtain local permits before construction.
