Monitor mortgage rates by following Freddie Mac’s weekly Primary Mortgage Market Survey (PMMS), then use a threshold alert as a prompt to request fresh, comparable Loan Estimates from lenders. The national average is a market benchmark—not a personalized offer—and an alert is not a rate lock.
Where to check current mortgage rates
Freddie Mac’s Primary Mortgage Market Survey (PMMS) publishes weekly national averages for 30-year and 15-year fixed-rate mortgages. It is a consistent way to see the broad direction of rates, but it does not tell you what a lender will offer you.
The survey reflects a specific U.S. loan population: qualifying conventional, single-family originations within conforming loan limits. If you are considering a refinance, a different loan type, or a property or borrower profile outside that population, use PMMS as context rather than as a prediction of your quote. Freddie Mac’s current process uses rates from applications submitted through its Loan Product Advisor; it replaced the earlier lender survey approach in November 2022. Freddie Mac PMMS and its methodology and FAQs describe the series.

PMMS normally publishes on Thursday at noon Eastern Time. If a U.S. holiday falls on Thursday, Freddie Mac publishes on Wednesday. Each figure summarizes rates collected from 12:00 a.m. Eastern the preceding Thursday through 11:59 p.m. Wednesday; it is a weekly measure, not a live rate available at publication time.

For example, on October 1, 2026, Freddie Mac reported national weekly averages of 7.28% for a 30-year fixed mortgage and 6.60% for a 15-year fixed mortgage. Those are dated benchmark figures, not current quotes for every borrower. The PMMS archive provides weekly history extending to April 1971, which can help put a single week’s movement in perspective.
How to get alerts when mortgage rates drop
Some services let you enter a target and receive an email when the weekly Freddie Mac 30-year fixed average reaches or falls below it. That is one possible alert format, not a guarantee of immediate notification or a lender offer. For example, NerdWallet describes a mortgage-rate alert tied to the Freddie Mac weekly average.
Before signing up for any alert, check what it actually tracks and what happens to your information:

- Brand New in box. The product ships with all relevant accessories
- Data source: Is it Freddie Mac’s national average, another index, or a lender’s borrower-specific pricing?
- Update timing: Does it check after a weekly release, or more often? Is the notification immediate or delayed?
- Trigger: Does “target” mean at or below a rate, a percentage-point decline, or something else?
- Privacy and marketing: Does the service require an account, share contact details, or send promotional messages?
- Next step: Does it simply report a benchmark, or does it ask you to request a quote?
Write down the source and condition attached to your alert. An alert based on a weekly national average should not be confused with a lender’s changing offer for your particular application.
What to do when an alert arrives
Use the notification as a reason to shop again, not as proof that you qualify for the alerted rate. Ask multiple lenders for the same kind of loan and compare their Loan Estimates. The Consumer Financial Protection Bureau (CFPB) recommends comparing offers for the same loan type so the estimates are useful side by side. Freddie Mac notes that rates reflect economic conditions, lender risk appetite and overhead, as well as borrowers’ credit profiles; loan terms and borrower details also affect the quote. See the CFPB’s Loan Estimate guidance.

When reviewing offers, line up the terms that can change the price or the meaning of the quoted rate:

- Loan amount, down payment, property, and the borrower information used for the estimate.
- Interest rate, points, lender fees, and other costs shown on the Loan Estimate.
- Whether the rate is locked, the lock’s end date, and the lender’s extension terms.
On the first page of the Loan Estimate, check whether the interest rate is locked and for how long. If an estimate is not locked, ask whether the lender can lock it and what conditions apply. A lower headline rate alone does not establish that an offer is better once points, fees, and lock terms are considered.
Should you lock your mortgage rate when rates fall?
A rate lock is a separate decision from setting an alert. The CFPB explains that a lock generally keeps the rate from changing between offer and closing if you close within the stated period and your application has not changed in specified ways. Typical lock periods are 30, 45, or 60 days, and longer periods may be available; availability, cost, and extension rules vary by lender. Read the lender’s lock agreement and CFPB guidance on mortgage rate locks.
Before locking, ask the lender:
- How long does this lock last, and is a shorter or longer period available?
- What does the lock cost, and what would an extension cost if closing is delayed?
- What happens if market rates fall after I lock?
- Which changes to my application could affect the locked rate?
A lock may carry an extension cost, and it may prevent you from receiving a later lower rate, depending on the agreement. Changes to the loan amount, down payment, credit score, verified income, or appraisal can also affect a locked rate. Ask the lender to explain any change and compare the written lock terms with the Loan Estimate.

What existing ARM borrowers should monitor
If you already have an adjustable-rate mortgage (ARM), market alerts do not replace notices from your servicer. The CFPB says a first-reset notice generally arrives seven to eight months before the first payment at the new rate. For later resets that change the payment, notice generally arrives two to four months beforehand. The notice includes current and new rates or estimates, payment amounts, and the due date for the first new payment. The CFPB explains ARM rate-change notices.
Use that notice period to review your budget and options. If you need help understanding them, you can contact a HUD-approved housing counselor.

Frequently Asked Questions
How often should I check mortgage rates?
Follow the weekly PMMS release for a consistent view of broad market movement, and request lender quotes when you are ready to evaluate a purchase or refinance. PMMS is not a live quote.
Will I get the rate shown in a mortgage-rate alert?
Not necessarily. A benchmark alert reports a national average or another defined index; your lender quote depends on your borrower profile, loan details, and the lender’s pricing.
Do mortgage rate alerts lock a rate?
No. An alert reports that its trigger condition was met. Only a lender’s lock agreement sets the terms for holding a quoted rate through a defined period.
