To livestream Indian property project tours, create and verify a YouTube channel, enable live streaming, then use the mobile app, a webcam, or an encoder according to how you want to present the site. For an event you want to promote in advance, schedule it in YouTube Studio and share its watch page. Before the tour, confirm the project details and check the disclosure and state RERA requirements that apply to the promotion.
Create a channel for the tours
- Sign in to YouTube and create a channel. Choose a personal channel if it will represent you, or use a business or other name if the public identity should be separate from your Google account or multiple people will manage it. YouTube explains the channel creation options in its channel creation help.
- Choose a clear channel name and handle that viewers can connect with the agent, developer, or tour series. Keep the identity consistent with the role you actually have in the project.
- In YouTube Studio, verify the channel and check its feature eligibility and live-stream status. YouTube requires verification and no live-streaming restrictions in the prior 90 days. A first-time live-stream activation may take up to 24 hours, so do not wait until the event day to enable it. The streamer must be at least 16. See YouTube’s live-streaming eligibility guidance.
Choose how to stream the tour

There is no universally best route: decide based on whether you need to walk through the project, the production control you need, and which live features your channel is eligible to use.
Schedule and configure the live event
- In YouTube Studio, select Create → Go Live. To promote the tour ahead of time, open the Manage tab and schedule the stream. Scheduling creates a watch page you can share, and viewers can set reminders.
- If you are using an encoder, copy the stream URL and stream key shown in YouTube Live Control Room into the corresponding encoder settings. Treat the key like a password: do not show it on screen, share it publicly, or include it in a recording.
- Start the encoder or prepare the chosen streaming route, then check the incoming preview in Live Control Room before selecting Go Live. Confirm that picture and sound are working before the presentation begins.
- When the tour is over, end the stream deliberately and review the replay. YouTube automatically archives encoder streams that are under 12 hours; mobile streams also create an archive that can be edited or deleted. Prepare the property tour
Plan the route and the production
- Confirm site access and the route with the project representative. Choose a sequence that shows the features you plan to discuss rather than improvising while walking.
- Check mobile signal and battery at the site if streaming from a phone. Make a private rehearsal or audio check before the public event.
- For a phone-first setup, the built-in microphone may be enough for a test. An optional wireless microphone kit can help when the presenter needs to speak while moving, but verify phone connector and receiver compatibility, wireless range, battery life, and wind handling before relying on it. YouTube documents external audio hardware for encoder setups; it does not require a separate microphone or recommend a specific model.
Keep project statements supportable
Use current project materials for factual claims. Make clear whether a feature is completed, under construction, or proposed. Avoid presenting possession dates, approvals, amenities, prices, returns, or availability as certain unless they have been verified. Keep a record of the information supplied by the project representative, and distinguish promotional statements from facts you have independently checked. YouTube does not certify claims made during a tour.

Check Indian advertising and RERA disclosures
Disclose commercial relationships clearly
If you receive payment, sponsorship, barter, a free benefit, or another material connection, disclose it in language viewers understand. ASCI lists labels including “Advertisement,” “Ad,” “Sponsored,” “Collaboration,” “Partnership,” “Employee,” “Free gift,” and “Affiliate.” Its influencer FAQ says the label must appear at the beginning and end of a live stream. Department of Consumer Affairs endorsement guidance, as summarized by the Press Information Bureau, calls for clear and prominent disclosure in both audio and video throughout a live stream. For a commercial endorsement, using an audible and visible disclosure throughout the broadcast is a prudent approach; check current guidance for the particular campaign. Confirm the relevant state authority’s current rules
RERA implementation is state-specific, so do not assume one state’s advertising format applies throughout India. Kerala RERA promoter guidance says the authority website and project registration number should be prominent in project advertisements. Rajasthan RERA’s order dated 30 July 2025, among other changes, dispenses with QR codes in social-media publications under its directions and specifically addresses registration-number disclosure for radio ads. These are state examples, not a complete national specification for YouTube tours. Check the project’s current registration record and the applicable state authority’s latest advertising directions before promoting it. See Kerala RERA and Rajasthan RERA.
Troubleshoot before viewers arrive
- Live streaming is unavailable: verify the channel, check for a live restriction in the preceding 90 days, confirm the streamer meets the age requirement, and allow for the possible first-time activation wait of up to 24 hours.
- The mobile live option is missing: check the current mobile eligibility requirements, including the 50-subscriber threshold, verification, restriction status, and activation wait. Do not assume desktop eligibility means mobile eligibility.
- The encoder preview is blank or does not arrive: recheck that the encoder has the stream URL and key from the correct YouTube Live Control Room event, then confirm the encoder is sending before you select Go Live. Keep the key private while troubleshooting.
- Viewers cannot hear narration clearly: test audio at the actual site before starting. Check microphone connection, receiver compatibility, battery, distance, and wind exposure if using optional wireless audio equipment.
- The tour cannot be promoted early: schedule it from the Manage tab in YouTube Studio, then share the resulting watch page so viewers can set reminders.
