For a straightforward house tour, use YouTube’s mobile app and walk with your phone; choose a webcam for a stationary presentation or an encoder when you need external cameras, microphones, graphics, or multiple sources. Before the event, confirm your channel can livestream, set the event’s visibility, rehearse the route and audio, and check the Live Control Room preview before you go public.
Which YouTube livestream method fits a property tour?
YouTube offers mobile, webcam, and encoder workflows. The best fit depends on whether you need to move through the property and how much production equipment you plan to use.
| Method | Good fit | Trade-off |
|---|---|---|
| Mobile | A solo host walking viewers through rooms with a phone. | It is the most direct setup, but you must manage camera stability and keep narration intelligible while moving. |
| Webcam | A computer-based property presentation, introduction, or Q&A. | It is convenient for a stationary presentation, but does not by itself provide a moving room-to-room camera. |
| Encoder | A planned production using external cameras or microphones, graphics, screen sharing, or multiple sources. | It offers more production options, but requires setup and checking the encoder feed in Live Control Room. |
YouTube describes these as its three streaming routes: “use a webcam, your mobile device, or an encoder (streaming software or a hardware encoder).” See YouTube’s encoder setup guide and mobile live-streaming guidance.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Repair Windows errors before they cause bigger problems3Fix the driver behind crashes, sound loss and screen glitchesCan I do a property walkthrough live from my phone?
Yes, if your channel meets YouTube’s livestream requirements and mobile eligibility rules. A phone is usually the simplest choice for a host who will move through the home alone. Walk the route once before going live, keep the phone steady where practical, and test whether viewers can hear you over room noise and handling sounds.

YouTube’s mobile eligibility guidance says a channel must have at least 50 subscribers, be verified, have no livestreaming restrictions in the preceding 90 days, and meet the minimum age requirement of 16. First-time livestream activation can take up to 24 hours. Requirements and eligibility should be checked on the channel before the scheduled tour; consult YouTube’s current mobile livestreaming requirements.
What equipment do I need to livestream a real-estate tour?
For a basic mobile walkthrough, start with a phone that can run YouTube’s mobile livestream workflow and a connection that supports a stable stream. You do not need a 360-degree camera for an ordinary tour. For an encoder production, YouTube describes external video and audio hardware as options; an external microphone compatible with your device can help, but it is not a universal requirement.

- Managed production: encoder software or hardware, the connected camera and audio sources you intend to use, and access to the YouTube stream URL and stream key.

- Check channel eligibility early. Verify the channel, check for livestream restrictions, and enable livestreaming ahead of time. YouTube says initial activation can take up to 24 hours. If using the mobile workflow, confirm the channel also meets the 50-subscriber minimum. See YouTube encoder requirements and mobile requirements.
- Create or schedule the event in YouTube Studio. Add the tour title and details, then select the intended visibility. YouTube provides public, private, and unlisted visibility options. Use private or unlisted for a rehearsal and check the setting again for the actual event. See YouTube’s live-stream setup guidance.
- Connect your production method. Follow the mobile or webcam flow in YouTube, or configure the encoder with YouTube’s stream URL and stream key. Keep the key private; anyone with access to it may be able to send a feed to the event. For encoder details, see YouTube’s encoder guide.
- Rehearse the route and narration. Walk through the rooms in the planned order and test sound while moving. Listen for echo, noisy appliances, wind, and handling noise; look for abrupt turns or an image that is difficult to follow. YouTube recommends a test live stream to get comfortable with the steps: YouTube live-streaming tips.
- Start the encoder early if you are using one. YouTube advises starting an encoder at least 15 minutes before the event. Check that the feed appears in Live Control Room, inspect the preview, and confirm the event is accessible on the channel or watch page and on a mobile device.
- Go live only after checking the preview. In the encoder workflow, start sending the feed, wait for the preview in Live Control Room, then select Go live. During the tour, monitor audio and video quality as continuously as practical. At the end, stop the event in YouTube and stop the encoder.
How should I handle audio, movement, chat, and privacy?
Make the walk easy to follow: plan a sensible room order, pause briefly where a feature needs explanation, and avoid moving faster than viewers can understand the scene. These are production choices rather than special YouTube rules. Rehearsal is the best chance to catch weak audio, abrupt camera movement, or a dead spot in connectivity.

If the host cannot safely read chat while walking, arrange for a co-host or moderator to watch questions and pass along the useful ones. Tell viewers how to submit questions at the start. YouTube supports live chat, but the choice of moderation setup depends on the event.
Visibility controls who can watch the event; they do not establish that you have permission to film or broadcast a particular property. Before recording or livestreaming an occupied or private property, check the consent and other requirements that apply to the property, people shown, and location. YouTube’s platform settings are not a substitute for those checks.

Should I use 360-degree live video?
Only if you are planning a specialist immersive production. YouTube supports live 360-degree video, but it requires a compatible capture and encoder setup and a separate configuration. Its guidance says to enable 360 video in the stream’s additional settings, configure the encoder for 360, and use equirectangular projection. YouTube recommends the highest resolution and bitrate the setup supports, prefers 2160p or 1440p for live 360, and specifies 16:9 for best video quality. Test the full workflow with representative sound and movement; switching 360 on partway through changes the whole video to 360 format. Details are in YouTube’s 360-degree livestreaming guide.
What can go wrong during a YouTube property tour?
| Symptom | Likely cause | What to check or do |
|---|---|---|
| You cannot start a mobile livestream. | The channel may not meet mobile eligibility requirements, may have a restriction, or may not have completed first-time activation. | Check verification, subscriber eligibility, restrictions, age eligibility, and activation status before the event; allow up to 24 hours for first-time activation. |
| The encoder feed does not appear in Live Control Room. | The encoder may not be sending, or its stream URL/key configuration may be wrong. | Confirm the encoder is running and the event’s stream URL and key were entered correctly; wait for the preview before selecting Go live. |
| Viewers report that the host is hard to hear. | Room noise, distance from the device microphone, handling noise, or an unsuitable audio input can obscure narration. | Test while walking and speaking at the expected volume; reposition or use a compatible external microphone if needed. |
| The picture feels shaky or disorienting. | Fast turns or an unsteady handheld camera can make a room difficult to view. | Slow the route, pause while describing details, and practice with the same camera handling planned for the broadcast. |
| Invited viewers cannot access the tour. | The event may be private or otherwise set to a visibility that excludes them. | Check the event visibility and test access from the intended viewer perspective before announcing the link. |
| The stream ends before the tour is over. | The connection, encoder, or device may have stopped sending. | Monitor the Live Control Room and the sending device during the event. If you use an encoder, verify its feed and connection during rehearsal and keep a practical recovery plan. |
How long is the stream saved?
YouTube’s encoder guidance says streams under 12 hours are automatically archived. If you expect a longer event, do not assume the same automatic archive outcome; check YouTube’s current guidance and make a separate recording if you need a dependable copy. See YouTube’s encoder guide.

Or let it run in the cloud
A live property walkthrough needs a camera and an active host; StreamNeo is not a substitute for that. It is for keeping uploaded video playing as a YouTube livestream, such as a prerecorded property presentation or a channel’s looping video—not going live from a camera. Upload a recording or build a playlist, add your YouTube stream key once, and go live. StreamNeo loops it in the cloud, so nothing has to stay on at home; it automatically recovers if YouTube drops the stream. Uploads stream as made, up to 4K 60fps, at one flat price per slot, with no re-encode or quality tiers. The first day is free with no card. Monthly: $9.99 per month.
