For a straightforward sample-flat walkthrough, use the YouTube mobile app if your channel is eligible and the site has reliable coverage: plan a room-by-room route, check the project details and filming permissions, then rehearse as an unlisted stream. A planned production that needs overlays or more control can use an encoder instead. Because a tour may promote a real-estate project, confirm the applicable RERA disclosures and state or Union Territory rules before broadcasting.
Before you plan the tour: check permissions and project details
Get permission from the site owner or authorized project team, and agree which areas may be filmed and when. Avoid recording visitors or residents, private documents, access codes, or unit numbers without authorization. These are practical precautions; the exact rules for a particular site depend on its circumstances.
Prepare project information from current, approved documents. A sample flat is a demonstration: do not imply that every unit includes the same finishes, fittings, layout, or features unless the project documents confirm it. Avoid unsupported promises about price, availability, possession dates, or returns.

The central Real Estate (Regulation and Development) Act, 2016 provides for project registration before applicable advertising or marketing. Section 11(2) calls for a promoter’s advertisement or prospectus to prominently state the Authority website and registration number. The Ministry’s FAQ also says promoters are responsible for the veracity of information in advertisements and prospectuses. RERA is implemented through state and Union Territory authorities, and local rules can add detail. A 30 July 2026 Ministry release summarizes registration requirements; Rajasthan’s 2024 regulations illustrate jurisdiction-specific social-media directions. Do not treat Rajasthan’s rules as nationwide rules. Confirm the project’s state or UT, Authority website, registration number, and current local directions before going live. The Ministry release and Rajasthan RERA regulations provide examples, not project-specific legal advice.
If you receive payment, free access, or another material benefit for the tour, determine the appropriate disclosure for that arrangement and applicable current rules before streaming. The right wording depends on the relationship and circumstances.
Choose a YouTube streaming method

YouTube lists mobile, webcam, and encoder as live-streaming options. For a walking tour, mobile is often the simplest starting point if your channel qualifies and coverage is adequate. Check channel eligibility before the event
YouTube’s general live-stream guidance says a channel must be verified and have no live-streaming restriction in the preceding 90 days. YouTube’s minimum age for live streaming is 16. Mobile streaming has additional requirements, including channel verification, enabled live streaming, a supported operating system, no recent restriction, and at least 50 subscribers. First-time mobile activation may take up to 24 hours. Check the current requirements and your channel status in YouTube Studio before setting the event date; platform rules can change. YouTube may limit mobile-stream audience size for channels with fewer than 1,000 subscribers, and the mobile archive may default to private. Do not assume either that your audience will be unrestricted or that the replay will be public: check the live and archive visibility settings.
Plan a route and rehearse the walkthrough
Live streaming has no second take. YouTube recommends planning content, checking framing, testing audio and signal strength, and doing an unlisted rehearsal. Use a consistent route so viewers can follow the property without abrupt jumps.

- Confirm what may be shown. Agree on access, filming times, people who may appear, and areas that must stay off camera.
- Build the route. A practical order is entrance, living and dining area, kitchen, bedrooms, bathrooms, balcony and view, then shared amenities only if filming there is authorized.
- Prepare verified talking points. Use approved project documents for dimensions, specifications, and inclusions. Clearly distinguish demonstration features from confirmed deliverables.
- Schedule an unlisted test. Walk the full route with the intended phone or production setup. Check picture, sound, connection, orientation, title, audience, and archive settings.
- Rehearse transitions and pauses. Pause at room entrances, allow viewers to see the space, and plan how to handle questions without making unsupported claims.

Decide whether viewers are more likely to watch in a vertical or horizontal format. YouTube describes vertical live streams as discoverable in the Shorts feed and says Live Control Room can generate horizontal and vertical versions together, with some differences in available features. Check the current Live Control Room options before relying on dual streaming; its availability and feature behavior may change. See YouTube’s live-stream guide.
For a moving tour, keep the phone stable, move slowly, and hold shots long enough to show the room. A phone gimbal may help with movement; a tripod suits stationary introductions or demonstrations. A compatible microphone may improve speech clarity, especially when the presenter is moving. Listen for echo, ventilation noise, and traffic during rehearsal. Keep the presenter close enough to the microphone to be understood, and avoid turning away while speaking. If you use background music, use only material for which you have the necessary rights.

The upload connection must carry the stream’s total bitrate. YouTube recommends leaving 20% of available upload bandwidth unused as headroom. Test the actual location and route rather than relying only on a speed result taken elsewhere; signal and upload capacity can vary from room to room. YouTube’s streaming tips explain bandwidth planning.

YouTube gives about 10 MB per minute as a general mobile-streaming data estimate. Treat it as approximate: check your own plan and the expected event length, and account for any rehearsal as well. Its filming tips provide the estimate.

Start the stream and guide viewers through the flat
- Open with context. Identify the project and sample flat, explain that the stream is a walkthrough, and make any appropriate relationship disclosure. Provide official project details as advised by the promoter and applicable authority.
- Follow the rehearsed route. Narrate verified dimensions and specifications, pause at room transitions, and identify demonstrator features rather than presenting them as guaranteed inclusions.
- Manage questions carefully. Answer from current approved information. If a detail is not confirmed, say so and direct viewers to the authorized source rather than guessing.
- Close with a next step. Tell viewers where they can verify project information and how to request an in-person visit through the authorized team.

Check the replay after the tour
After the broadcast, open the archive and verify its visibility instead of assuming it is public. You can change an archive’s privacy or delete it. Review the video and chat before clipping or sharing excerpts, especially if the stream captured people or information that should not remain public. YouTube describes mobile archive handling in its mobile live-stream guidance.
Troubleshoot common problems
- Mobile live streaming is unavailable: Check verification, subscriber eligibility, supported operating system, live-stream activation, and any restriction in the preceding 90 days. If this is the first mobile stream, activation may take up to 24 hours.
- The stream breaks up or disconnects: Rehearse in the actual rooms, check upload capacity across the route, and reduce competing network use. Leave the recommended 20% upload headroom.
- Viewers cannot hear clearly: Check microphone placement, background noise, and audio during an unlisted test. Do not wait until the live event to discover that speech is hard to understand.
- The framing is shaky or confusing: Slow down, stabilize the phone, and repeat the route during rehearsal. Use a fixed support for stationary segments.
- The replay is not public: Check archive privacy settings in YouTube Studio; mobile archives for smaller channels may default to private.
- A feature or orientation option is missing: Review the current Live Control Room settings and choose the format that suits your audience. Feature availability can vary.
