You can rent out a parking space that requires a key, fob, permit, or access code—but only after checking that you are allowed to rent it and provide that access. Put the practical terms in writing: who may park, when they may use the space, how they get in, how access equipment is returned, and what happens if access fails or an item is lost.
Rules depend on location and on whether the space is part of a home tenancy or rented separately. The France-specific and UK-specific examples below illustrate why it is important to check the rules that apply to your own arrangement.
Check permission and identify what kind of rental it is
Before advertising a space or handing over access equipment, review the property lease, title documents, building rules, or property manager’s requirements. Confirm both that you may rent the space and that you may issue the proposed key, fob, permit, or access code. Permission to rent the space does not necessarily establish permission to install a lock box or share building access credentials.

Work out whether the parking space is legally part of a home tenancy or a separate rental. In France, official Service-Public guidance says an attached parking space should be listed as an annex to the home lease and follow that lease’s rules; a separate parking rental can have negotiated terms. Put the rental and access terms in writing
For a separate rental, France’s Service-Public guidance recommends a written contract and identifies rent and payment date, rent-review rules, duration, and termination method as terms to specify. Regardless of location, an agreement should also make the day-to-day access arrangement clear. Local law may prescribe or restrict what can be agreed.
- Space and use: identify the exact space and state who may use it, which vehicle or vehicles are allowed, and the booking period or rental term.
- Payment and ending the arrangement: state rent, due dates, duration, any review process, notice, and how the rental may be ended, subject to applicable law.
- Entry method: specify whether access uses a physical key, fob, permit, digital permit, code, gate, or bollard, including relevant opening hours and restrictions.
- Handoff and return: say when and how equipment will be supplied and returned, and when a missing item must be reported.
- Loss or damage: explain how a claim will be documented and assessed, including what evidence of replacement cost is expected.
- Problems and notices: name the contact for failed entry, a blocked space, or a parking charge, and say what booking or access evidence each party should keep.
- Access outage: agree how the renter should report an outage and what practical remedy, if any, applies. Do not assume a particular remedy is legally required without checking local rules.

Choose an access handoff that is permitted and manageable
There is no universally best way to transfer access. Compare the practical options against building rules, security, reliability, and the booking terms:

Before the first booking, record the specific key, fob, permit, or code provided and the handoff date. Explain gates, bollards, access hours, and restrictions; where practical, confirm the renter can enter. Keep the dated record and any receipt or written replacement quote.

Agree how lost or damaged equipment will be handled
Set expectations before a loss occurs. Ask the person seeking reimbursement to provide an itemized receipt or other written evidence of the replacement cost, and keep the handoff record so the parties can establish what was supplied. GOV.UK says a landlord relying on its tenancy-fee rules must show that replacement costs are reasonable; that guidance concerns tenancies in England, and whether it applies to a particular parking-space rental depends on the arrangement. If you book through a platform, read its current terms rather than assuming a deposit covers every item or type of booking. YourParkingSpace describes different processes for eligible monthly bookings with a deposit and hourly or daily bookings without one. Its guidance calls for a replacement receipt for a loss or damage claim and gives a 48-hour window after the final rental day for an end-of-rental claim when a deposit is held. Respond safely when access fails or the space is blocked
- Contact the named owner or manager promptly. Keep the message, booking confirmation, and a record of the failed device or blockage.
- Do not force a locked bollard or access mechanism. YourParkingSpace advises contacting the owner first and then platform support if needed. For any damage, retain photos and a repair quotation. - Keep evidence of any agreed resolution. Record replacement access arrangements or other steps in writing so both sides know what to do next.
Handle parking charges separately from rent
A private parking charge is not the same thing as rent or a parking tariff. The agreement should say who will respond to an enforcement notice and what evidence—such as the booking record, vehicle details, or authorization to use the space—each party will provide.

Follow the notice’s stated appeal route and deadlines, and check the rules for the relevant jurisdiction. The UK government’s consultation describes private parking charges and says statutory keeper or hirer liability may apply in certain circumstances in England and Wales; that qualification should not be extended to other places. Keep a simple record from booking through return
A dated written trail can help resolve disagreements about what access was supplied, whether the space was authorized, or when a problem occurred. Keep the agreement, booking confirmation, equipment handoff and return details, messages about access problems, relevant photos, and any itemized replacement receipt or repair quotation. Store access codes and copies of permits securely, and share them only with authorized users.
