To create an IDX real estate website with WordPress, first obtain permission and feed credentials from the brokerage and the specific MLS. Then choose an integration that supports that MLS, connect it to WordPress, build your search and listing pages, and verify every local display rule before launch. WordPress or an IDX plugin cannot create a right to use MLS data.

What an IDX WordPress site actually requires

An IDX site combines a normal WordPress website with an authorized way to display listings from an MLS. You need:

  • An agent or broker relationship that is eligible for the MLS’s IDX program.
  • Brokerage and MLS approval, forms, or registration required in that market.
  • Credentials or an approved IDX provider account for the authorized data feed.
  • A WordPress installation, compatible hosting, and an integration that supports the exact MLS and data package.
  • Required attribution, disclaimers, registration prompts, listing-status limits, and other display controls.

Approval is market-specific. A personal website, consumer-facing plugin, or RESO-compatible product does not bypass the brokerage or MLS approval process.

RESO is a standard, not an MLS feed

The Real Estate Standards Organization (RESO) defines data-exchange standards. RESO states, “RESO does not provide MLS real estate data”; requests for data must go to the applicable MLS. RESO also describes RETS as an older, proprietary standard that has been deprecated and is no longer supported by RESO. Therefore, asking for “RESO access” is not the same as obtaining listing permission or credentials. Ask the MLS which current delivery method and approved vendors it supports.

Step 1: Confirm eligibility and obtain approval

  1. Identify the exact MLS. Your service area may involve more than one MLS, each with separate rules, fees, forms, and data packages.
  2. Ask your broker or brokerage administrator about IDX eligibility. Confirm whether the intended domain, agent, team, or office can display listings.
  3. Ask the MLS which approval path applies. Clarify required agreements, site registration, attribution language, permitted listing statuses, consumer registration rules, and whether your preferred provider is approved.
  4. Obtain the feed or provider credentials. Do not purchase or configure an integration until you know what credentials will be issued and to whom.

Local rules are binding. For example, the RVAR rules dated January 1, 2026 are one market’s requirements, not a national IDX rulebook. Use your own MLS’s current documentation instead of copying another market’s disclaimers.

Step 2: Choose an integration pattern

WordPress IDX products generally use one of two architectures. Neither is universally best; availability and compliance for your authorized MLS come first.

Provider-served IDX pages or widgets The provider account or service supplies the search and listing experience, which you place in WordPress. Often reduces local data-storage work, but depends on provider availability, account settings, and the provider’s supported themes, builders, and MLS connections.
Import and synchronization into WordPress Listing records and related media are imported or synchronized into the WordPress installation. Can provide more WordPress-side control, but requires suitable hosting, storage, scheduled updates, backups, and a plan for feed failures or stale records.

Questions to ask every provider

  • Does it support the exact MLS, brokerage arrangement, and data package you are authorized to use?
  • Which WordPress versions, PHP versions, themes, and page builders are supported?
  • Are pages provider-hosted, embedded, shortcode-based, block-based, or stored in your WordPress database?
  • How often are listings synchronized, and what happens when a listing changes status or is removed?
  • How are photos, open-house details, disclaimers, attribution, and required consumer registration handled?
  • What server resources, storage, caching exceptions, backups, and support responsibilities apply?
  • Which costs are separate: MLS charges, provider charges, hosting, setup, and ongoing support?

Examples to investigate include IDX Broker’s IMPress WordPress integration, MLSImport, IDX Plugin documentation, and the SimplyRETS WordPress plugin. Their features and market coverage can change; treat vendor descriptions as product information, not independent performance comparisons or proof that your MLS will approve the service.

Step 3: Prepare WordPress and the site structure

Install WordPress on hosting that meets the selected integration’s current requirements. Build the non-MLS parts of the site before inserting listing search:

  • Home page with a clear search entry point.
  • Agent, team, or brokerage information that matches the approved identity.
  • Contact and lead forms with a stated response process.
  • Privacy, terms, and any brokerage-required disclosures.
  • A dedicated property-search landing page and navigation links to results and details.

Keep WordPress, the theme, plugins, PHP, and hosting security updates current, while checking that updates remain supported by the IDX product.

Step 4: Add the search and listing experience

Follow the installed product’s current instructions rather than assuming every plugin uses the same interface. Common placement methods include:

  • Shortcodes or blocks supplied by the integration.
  • Custom HTML or JavaScript supplied by a provider.
  • Native theme or page-builder modules.
  • Standalone listing templates generated by an import plugin.

For a widget-based route, provider documentation may direct you to paste supplied code into Gutenberg’s Custom HTML block, Elementor’s HTML widget, Divi’s Code module, or an equivalent builder element. Confirm the current labels and code for your product version. Do not edit provider code in a way that removes attribution or compliance elements.

Step 5: Configure search, details, and lead handling

Search controls

Expose only filters and statuses permitted by the MLS feed. Check map behavior, price and bedroom ranges, property types, saved searches, pagination, and empty-result messages on both desktop and mobile.

Listing detail pages

Verify address formatting, photos, room information, status, price history, broker attribution, copyright notices, and required disclaimers. Make sure the page does not continue displaying a record after the feed says it should be removed.

Leads and registration

Test contact forms, phone links, email routing, consent language, and any MLS-mandated registration prompt. Confirm that leads reach the intended agent or brokerage and that privacy disclosures match your actual handling of submitted information.

Step 6: Test the authorized feed before launch

  1. Use known active, pending, sold, and withdrawn examples supplied through the authorized feed to check status handling.
  2. Run searches with narrow and broad filters and confirm result counts and pagination.
  3. Open listing details on current desktop and mobile browsers; check images, maps, typography, and tap targets.
  4. Submit test inquiries and verify delivery, notifications, consent records, and CRM routing if applicable.
  5. Inspect every search and detail template for MLS attribution, disclaimers, brokerage identification, and registration language.
  6. Trigger or wait for a documented synchronization cycle and confirm that an edited or removed listing updates correctly.
  7. Check caching, backups, logs, and error notifications so a failed feed does not silently leave stale data online.

Performance, search quality, conversion rate, and SEO depend on the particular site, provider, hosting setup, and MLS feed. They are not guaranteed by WordPress, RESO, or a plugin name.

Hosting, updates, and ongoing maintenance

Ask the integration vendor for current server requirements and expected listing volume before selecting a hosting plan. Imported-data systems may need more database, media storage, scheduled-task, and backup capacity than a provider-rendered widget. Confirm the actual synchronization cadence, maintenance window, support escalation path, and responsibility for resolving credential or feed failures.

Review the site after WordPress, theme, builder, or integration updates. Recheck search forms, listing templates, attribution, mobile layout, lead delivery, and synchronization whenever any of those components changes.

Common mistakes to avoid

  • Starting with a plugin marketplace search. Approval and MLS compatibility must precede product selection.
  • Assuming RESO supplies listings. The MLS or an approved provider supplies access; RESO supplies standards.
  • Copying another market’s disclaimer. Display and registration rules differ by MLS and can change.
  • Choosing from a market-count claim alone. Broad coverage claims do not prove availability for your brokerage or data package.
  • Ignoring synchronization operations. Stale prices, photos, or statuses are both a user-experience and compliance problem.
  • Assuming all WordPress builders work identically. Confirm support for the actual theme, editor, and product version.
  • Publishing before testing removal behavior. A listing that should disappear must actually disappear from search and detail pages.

What to document before launch

  • The MLS name, brokerage approval contact, agreements, and registration date.
  • The provider, product version, credentials owner, supported market, and data package.
  • Required attribution, disclaimer, status, photo, and consumer-registration rules.
  • Synchronization schedule, hosting requirements, backup method, and feed-failure contact.
  • Test results for search, listing changes, mobile display, forms, and compliance text.

Once those items are documented and the MLS or brokerage has accepted the rendered site where required, publish the search links and monitor the feed as an operational service rather than a one-time WordPress installation.
