For a U.S. home, start with the address in FEMA’s Flood Map Service Center (MSC) to see the effective National Flood Insurance Program (NFIP) flood map. Then use NOAA’s Sea Level Rise Viewer and Coastal Flood Exposure Mapper to explore coastal-flood and sea-level-rise scenarios. These tools answer different questions: FEMA’s map is the official NFIP hazard map, while NOAA’s viewers are for screening and planning—not a precise prediction of flooding at a particular building.

How do I check if my house is in a flood zone?

  1. Search the address in FEMA’s Flood Map Service Center. Open the effective Flood Insurance Rate Map (FIRM) and note the flood zone, map panel and effective date. Review available Flood Insurance Study material and map-change information if relevant. FEMA identifies the MSC as the official public source for NFIP flood-hazard information.
  2. Check for map updates. Note whether a preliminary or pending map update is available. An effective map and a proposed update are not the same thing; keep their status and dates clear when comparing them.
  3. Inspect the property’s position on the map. Consider the building footprint, not just the general address marker, and note nearby mapped boundaries. The map may include flood-zone and elevation information where shown, but it does not necessarily establish the building’s floor elevation or site-specific flood conditions.

FEMA FIRMs show Special Flood Hazard Areas associated with the 1%-annual-chance flood. That is a mapped hazard designation, not a guarantee that flooding will occur only once in a century or that areas outside the designation cannot flood. FEMA explains what flood maps can show.

How do I check my home’s risk from sea-level rise?

Use NOAA’s Sea Level Rise Viewer

  1. Open NOAA’s Sea Level Rise Viewer and enter the address or city. Zoom in to the property.
  2. Select and compare the available sea-level-rise or local-scenario views. A rise increment is a scenario input, not an annual flood probability or necessarily a dated forecast.
  3. Review the mapping-confidence display and, where available, potential water depth and connectivity. Also inspect relevant views for high-tide flooding, marsh migration or vulnerability.

NOAA Climate.gov’s viewer guide describes entering a location and using the viewer’s categories and controls to compare scenarios. NOAA’s tool covers coastal areas of the contiguous United States (excluding the Great Lakes), Alaska, Hawaii and territories; confirm that the location and layer you need are represented.

Cross-check with NOAA’s Coastal Flood Exposure Mapper

The Coastal Flood Exposure Mapper brings together screening layers such as FEMA flood zones, high-tide flooding, storm surge, sea-level rise and tsunami where available. Check layers separately so you know which hazard each one represents. A combined view can help flag exposure for further investigation, but NOAA says its layers should not be substituted for regulatory risk maps. Its documented coverage includes coastal areas of the contiguous U.S., Hawaii, and Pacific and Caribbean islands; check current coverage and the availability of the particular layer for your county.

What do the maps tell you—and what don’t they?

Tool What it is for What it does not establish
FEMA Flood Map Service Center and effective FIRM Official NFIP flood-hazard mapping, including mapped Special Flood Hazard Areas associated with the 1%-annual-chance flood. The MSC provides access to effective map products and related information. It is not a sea-level-rise forecast, and being outside a mapped Special Flood Hazard Area does not prove a home can never flood.
NOAA Sea Level Rise Viewer Scenario-based visualization of potential coastal inundation and related impacts, with views such as mapping confidence, high-tide flooding and potential depth or connectivity. It is not a property-specific engineering finding, legal determination or exact future flood line.
NOAA Coastal Flood Exposure Mapper Multi-hazard screening and planning using available coastal exposure layers. It does not replace the underlying regulatory map or turn unlike hazards into one definitive risk score.
NOAA Sea Level Calculator Tide-gauge-based observed information useful for planning. Its water-level values are not interchangeable with FEMA’s one-percent annual-chance calculations, which use a different evidence basis for NFIP mapping.

NOAA’s Sea Level Rise Viewer states: “The data and maps in this tool illustrate the scale of potential flooding, not the exact location, and do not account for erosion, subsidence, or future construction.” Treat an overlay as an indication of potential exposure, not a surveyed boundary at your house. NOAA’s viewer and disclaimer describe its views and limitations; the Mapper FAQ explains that its screening layers are not substitutes for regulatory maps.

How to compare maps that seem to disagree

Do not collapse FEMA and NOAA results into one “risk score.” First check whether the maps show the same hazard, place and time basis. Compare:

Ring Flood & Freeze Sensor, get alerts for leaks & freezing temps, help protect against water damage & frozen pipes, no base station needed
  • Help prevent costly water damage — Sends alerts the moment water is detected.
  • Early warning for freezing temps — Notifies you when temps drop below 40°F to help avoid frozen pipes.
  • Protect high-risk areas — Place near sinks, water heaters, washing machines, or other leak-prone spots.
  • No base station required — connects over Amazon Sidewalk for simple, flexible coverage throughout your home and beyond (Amazon Sidewalk required for use; coverage may vary).
  • Purpose and authority: FEMA’s effective NFIP map versus NOAA’s planning visualization.
  • Map vintage: FEMA panel effective date and any preliminary or pending updates; NOAA layer coverage and data date.
  • Hazard: Storm surge, high-tide flooding, sea-level-rise scenario, river or rainfall flooding, tsunami, or a composite layer are distinct conditions.
  • Scenario and reference level: Identify the NOAA scenario selected and its reference level. A scenario increment is not an annual probability.
  • Site detail: Compare the parcel and building location, floor elevation, drainage, access route and local barriers where reliable local information is available.
  • Confidence and terrain: Take note of NOAA’s confidence category and indicators for unmapped or leveed areas. Complicated terrain and limited local data call for extra caution.

NOAA’s Sea Level Calculator uses tide-gauge observations for planning; FEMA’s one-percent annual-chance water-level calculations serve NFIP mapping and use a different evidence basis. Their values should not be read as competing versions of the same measurement.

How to verify exposure at the property

A map can show that a parcel is near or within a potential exposure area without resolving the building’s actual floor height, drainage, local barriers, access route or flood history. NOAA advises checking features with a site visit. For a purchase, renovation, insurance or safety decision, check local floodplain records and consult an appropriately qualified surveyor, engineer or insurance professional. A site-specific review matters most where mapping confidence is low, an area is unmapped or leveed, or the terrain is complex.

What the coastal-flood statistic means

NOAA’s Sea Level Rise Viewer reports a 5- to 10-fold increase in annual tidal-flood occurrences since the 1960s in several U.S. coastal cities. That figure describes several cities, not every coastal community or an individual property; it should not be used as a parcel-level estimate. NOAA’s viewer presents the statistic alongside its coastal-flood information.
