You can turn scheduled property walkthroughs into a useful YouTube replay channel by creating a live event in YouTube Studio, sending it from OBS, and checking the archived video after the event. First enable live streaming on your verified channel; then test your camera, microphone, internet connection, and replay workflow before inviting viewers. Get property permissions and tell people when recording is taking place.

How do I live stream an open house on YouTube?

YouTube Live uses OBS as an encoder: YouTube provides the scheduled event and its connection details, while OBS sends the camera and microphone feed to that event. Verify that your channel is eligible before planning a broadcast. YouTube requires a verified channel with no live-streaming restrictions in the past 90 days, and says creators must be at least 16. First-time live-stream activation can take up to 24 hours, so do not leave enablement until the day of the open house. See YouTube’s live-streaming eligibility and setup guidance.

Prepare the property and the channel

  • Coordinate permission with the property owner and listing broker as appropriate. Tell attendees and anyone else present that video or audio recording is happening. Brokerage policies and local rules may impose additional requirements.
  • Plan camera angles to avoid personal documents, photographs, valuables, occupants, and sensitive security details unless you have permission to show them. Do not make unsupported claims about a property’s condition, dimensions, or legal status.
  • Choose a consistent channel identity and naming pattern, such as neighborhood or city, property type, and open-house date. Describe the property accurately, and update or remove outdated listing information after the event.
  • Check that your channel can create a live stream. If this is its first broadcast, account for YouTube’s possible activation delay.

The National Association of Realtors’ 2025 professionalism guidance advises obtaining appropriate permission before photographing, videotaping, or streaming a property and informing people entering about recording equipment. It is practical guidance, not a substitute for checking applicable law or brokerage rules.

Create and schedule the YouTube event

  1. Open YouTube Studio and go to Create > Go live to open the Live Control Room.
  2. Create or schedule a stream. Enter a clear title and description, select a thumbnail and privacy setting, and set the event time. Make the privacy choice deliberately: an unlisted event is useful for a test, while the public event should be discoverable by the intended audience.
  3. In the encoder setup, choose YouTube as the service in OBS or use the stream URL and stream key supplied by YouTube. Keep the key private: anyone who obtains it may be able to broadcast to your event. YouTube’s encoder setup instructions explain the Live Control Room workflow.

How do I use OBS to stream to YouTube Live?

Build only the scenes you need to make the tour clear. A welcome, walkthrough, and closing scene are enough for many open houses. OBS scenes are collections of sources, such as a camera input, microphone, text, or image; you can switch scenes during the broadcast.

Logitech Brio 101 Full HD 1080p Webcam for Streaming and Meetings - Black
  • Compatible with Nintendo Switch 2’s new GameChat mode
  • Auto-Light Balance: RightLight boosts brightness by up to 50%, reducing shadows so you look your best—compared to previous-generation Logitech webcams (1)
  • Privacy with a Slide: The integrated webcam cover makes it easy to get total, reliable privacy when you're not on a video call
  • Built-In Mic: The built-in microphone lets others hear you clearly during video calls
  • Easy Plug-And-Play: The Brio 101 works with most video calling platforms, including Microsoft Teams, Zoom and Google Meet—no hassle; it just works

Set up scenes, camera, and microphone

  1. In OBS, create a welcome scene with a simple title or slate. Add the property or neighborhood, the agent’s name, and a short prompt explaining how viewers can ask questions, if appropriate.
  2. Create a walkthrough scene and add a Video Capture Device source for the camera or capture input. Add a microphone source or select the intended microphone in the Audio Mixer.
  3. Create a closing scene with a clear next step, such as where viewers can find listing details or contact the agent. Avoid leaving outdated status or contact information on screen.
  4. Speak into the microphone and watch its Audio Mixer meter. Confirm OBS is receiving the intended mic rather than a built-in device across the room. OBS’s Quick Start Guide recommends testing and checking audio before recording or streaming; its Sources Guide describes source types and scene composition.

A camera, microphone or headset can be part of an encoder setup; more advanced setups may use multiple cameras, microphones, or a mixer. Start with equipment you already have. An external microphone can make speech easier to understand, and a wireless lavalier may suit a host walking between rooms, but check that any microphone connects to your phone, camera, adapter, or computer and can be selected in OBS. No particular camera, lighting kit, tripod, gimbal, capture card, or microphone model is necessary based on the workflow described here.

Connect OBS and choose a stream quality

  1. In OBS, open Settings > Stream. Select YouTube if using its service integration, then connect or enter the stream key as prompted. If using a custom server, enter YouTube’s stream URL and key from the Live Control Room. Do not show the key on screen or include it in screenshots.
  2. Set the output resolution and encoder options to a level your upload connection can sustain. Use YouTube’s current encoder settings, bitrate, and resolution guidance to choose settings for your intended resolution and frame rate rather than guessing a bitrate.
  3. Test with audio and camera movement similar to the actual tour. YouTube recommends testing the connection and monitoring stream health; an unlisted test lets you check the watch page without promoting it as the real event.
  4. Open the test watch page on a phone as well as the production computer. Confirm that the picture, speech, title, and playback are usable on both.

Latency is a trade-off if you plan to answer viewer questions in real time: lower latency can increase buffering. If the broadcast is mainly a guided presentation rather than an interactive Q&A, low latency may matter less. YouTube’s encoder and stream settings guidance covers stream configuration and monitoring.

Run the tour

  1. Start on the welcome scene and briefly explain what viewers will see and how they can ask questions.
  2. Walk at a measured pace, pause briefly between rooms, and speak clearly. Controlled movement gives viewers time to follow the image.
  3. Keep an eye on OBS audio meters and YouTube Live Control Room stream health. If the connection degrades, prioritize a stable stream over a higher resolution that the upload cannot sustain.
  4. Switch to the closing scene before ending, then end the broadcast cleanly in the Live Control Room and OBS.

Will my YouTube live stream save as a replay?

YouTube can automatically archive a live stream that is less than 12 hours long. A stream exceeding 12 hours may not be captured, so YouTube recommends recording a local archive as a backup. For a typical open house, keep the event within that limit and verify the replay afterward. See YouTube’s archive guidance.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

After ending the broadcast, check YouTube Studio’s Live content area for the replay and confirm its title and visibility before sharing the link. Also check the local recording file if you made one. Review the replay for accidental disclosure, long pauses, incorrect listing details, and music or other content that may not be cleared for use. Update the description or contact information if the listing status changes.

DVR is not the same as an archived replay

DVR lets viewers pause or rewind while a stream is still live; it is a live playback control, not the saved post-event video. A full recording may still be available after the event even when DVR is disabled. YouTube says DVR may be limited or unavailable for streams longer than 12 hours. See YouTube’s DVR controls and limits.

How do I make an open house video people can watch later?

Use the archive as the start of an organized channel, not just a one-off link. Give each tour an accurate title and description, check visibility, and group replays into playlists by area or tour type. If a listing changes status, update the video description or remove outdated details so a later viewer is not misled.

Its flexible clip and 80° FOV allow smooth rotation and wide-angle tilting while staying secure, making it easy to find your ideal angle. A standard 1/4" tripod mount ensures stable setup. Ideal for conferencing, gaming, streaming, recording, and online learning.

Before sharing a replay, watch enough of it to catch accidental exposure of personal information, incorrect listing facts, prolonged dead air, or content-rights problems. YouTube’s automatic archive does not replace that editorial review, and a local recording gives you a separate copy to inspect or use if the stream archive is unavailable.

What equipment do I need to livestream a house tour?

At minimum, use a camera source, a microphone that OBS can receive, a computer running OBS, and an upload connection that can sustain the selected stream quality. A webcam and headset can be enough to begin; YouTube also describes more advanced encoder setups with multiple cameras, microphones, or a mixer. The right next purchase depends on a real limitation in your current setup.

  • Compatibility: Confirm the microphone works with the camera, phone, computer, and any adapter in the signal chain. Make sure it appears as a selectable input in OBS.
  • Number of speakers: One host is simpler to set up than multiple speakers. Test each microphone and listen back before the event.
  • Camera and network: YouTube recommends choosing a quality your upload can sustain and testing representative motion and audio. Improve the weak link you observe rather than buying gear by default.

What should real estate agents check before streaming?

  • Obtain appropriate permission and notify people entering that video or audio recording is taking place.
  • Follow local rules and brokerage policy; the NAR guidance does not establish the legal requirements for every location.
  • Keep the frame away from private belongings, documents, security details, and people who have not agreed to appear.
  • Check that music, images, and any other media included in the tour are suitable for the broadcast and replay.
  • Review the saved video before promoting it, and keep listing claims accurate and current.

NAR materials published during the COVID-19 period discuss virtual open houses and virtual-tour services as historical context. They should not be read as current endorsements or confirmation that any named service is available today.

Common OBS and YouTube Live problems

  • You cannot start a live event: Check that the channel is verified, has no live-streaming restrictions in the past 90 days, and has completed live-stream activation. First-time enablement can take up to 24 hours.
  • YouTube does not receive the OBS feed: Confirm that the correct YouTube event is selected and that the stream URL and key match the Live Control Room. Replace an exposed key, and never share it publicly.
  • The picture or audio is unstable: Test the upload connection and reduce the chosen stream quality if it cannot sustain it. Check the selected camera and microphone sources in OBS, confirm the audio meter responds, and repeat a test with real movement and speech.
  • Viewers cannot pause or rewind while live: DVR is separate from replay archiving and may be limited or unavailable on streams longer than 12 hours. Check YouTube’s DVR setting and limits.
  • The replay is missing or incomplete: Check Live content in YouTube Studio and the local recording. YouTube warns that streams over 12 hours may not be captured; a local archive is the backup.
  • The replay reveals something it should not: Review the video before sharing, correct the description or visibility as needed, and remove or edit material that exposes private information where the platform permits.
