How much is my website worth? For a profit-making site, a defensible starting point is its trailing 12-month net profit multiplied by a market-informed multiple. The multiple changes with the reliability of earnings, traffic stability, growth, business model, revenue quality and buyer risk. Broker and marketplace ranges can orient you, but they are not a guaranteed listing price or sale price.

The basic website-valuation formula

Estimated value = trailing 12-month net profit × an appropriate multiple.

Net profit means revenue minus the operating costs required to produce it. Empire Flippers describes costs such as cost of goods, marketing, hosting, virtual assistants and content as typical deductions when calculating annual net profit. Smaller businesses are often evaluated using seller discretionary earnings (SDE), which adds back certain owner-specific expenses.

This formula is a starting point, not an appraisal. A buyer will test whether the reported profit is repeatable and whether the site can continue producing it after ownership changes.

What multiples are commonly cited?

Published figures come from different platforms and samples, so they should not be combined into one universal rate.

Flippa’s H1 2026 report says stronger assets separated from category averages because of revenue quality, durability and defensibility. The figures above describe that platform’s historical transactions, not an independently verified market-wide benchmark.

What determines your multiple?

Profit consistency and direction

A steady or rising 12-month profit history generally gives a buyer more confidence than a recent spike. Explain seasonal patterns, unusual costs and one-time events rather than presenting an exceptional month as normal performance.

Traffic quality and stability

Document where visitors come from, how the mix has changed and whether traffic depends on a single search algorithm, social platform, paid campaign or partner. Empire Flippers says it reviews earnings and traffic history during vetting.

Business model and revenue concentration

Advertising, affiliate commissions, subscriptions, digital products, ecommerce and lead generation carry different operational risks. Revenue spread across several durable channels is usually easier for a buyer to underwrite than income controlled by one partner or program.

Growth, durability and defensibility

Buyers look for evidence that the business can keep earning: an owned audience, differentiated content or product, repeat customers, efficient acquisition and documented operating processes. Flippa’s current report identifies revenue quality, durability and defensibility as important differences among sold assets.

Transaction size and category

The reported Flippa averages vary by deal-size band and business model. That variation is why applying one headline multiple to every website produces misleading estimates.

How to prepare a credible valuation

  1. Build a 12-month profit statement. List each revenue source and every operating cost. Separate recurring expenses from unusual or one-off items.
  2. Preserve analytics evidence. Keep trustworthy traffic reports, channel data, conversion records and explanations for major increases or declines.
  3. Describe monetization. State how the site earns money, identify key partners and show how concentrated revenue is.
  4. Document operations. Record content schedules, suppliers, contractors, software, ownership of assets and the work required from the owner.
  5. Explain risks and opportunities. Disclose search updates, policy changes, legal issues, customer concentration, technical debt and realistic growth projects.
  6. Use comparable tools carefully. Flippa says its instant estimate compares submitted details with thousands of similar sold sites, including business model, category and age. Treat the output as indicative, then validate the assumptions with detailed records.

Calculator estimate, listing price and sale price are different

A valuation tool produces an estimate from the information entered and comparisons with prior marketplace sales. A broker may turn annual net profit and a selected multiple into an asking or listing price. The eventual transaction amount is negotiated and can change after due diligence, financing, earn-outs, asset exclusions or discovered risks.

Label each number clearly: indicative estimate, asking price or completed sale price. None should be presented as interchangeable.

What if the site has little or no profit?

The profit-multiple approach is not supported for a site without a meaningful profit history. A young, pre-revenue or loss-making site requires a case-specific assessment of assets, audience, technology, intellectual property, liabilities and credible monetization prospects. There is no universal formula established here for pricing non-revenue websites, so avoid inventing one or applying a gross-revenue multiple.

A practical way to state your estimate

Present a range with its assumptions rather than a single confident number. For example: “The site produced $X in verified trailing-12-month net profit. Applying a Y–Z multiple reflects its traffic concentration, earnings trend and business model, giving an indicative range of $A–$B before due diligence.” This wording makes clear what is measured, what is judgment and what remains negotiable.

As Sebastien Stanley-Jones, Flippa’s EMEA regional director, put it in the platform’s H1 2026 report: “Preparation is the multiple now.” That is an opinion from a marketplace report, not a measured law of valuation, but it captures the practical lesson: clean records and reduced buyer risk can matter as much as headline growth.
