PropStream brings property search, lead-list building, analysis tools, owner-contact features, and mobile research into one workflow. For investors, its value is in narrowing a large pool of properties and organizing next steps—not in proving that an owner will sell, that a valuation is correct, or that a deal will be profitable. Its AI features can summarize property information, but the company’s descriptions do not establish independent accuracy or performance.

What PropStream does for real estate investors

PropStream is a real estate data and workflow service. Its official feature page describes searches across more than 160 million properties, more than 165 filters, and 21 pre-made lead lists. Those are vendor-reported figures on a current product page, without a stated publication date, and may change. The service is also marketed to agents, brokers, wholesalers, lenders, contractors, and appraisers. PropStream’s features page and company history describe its intended users and tools.

The practical workflow is to find candidate properties, investigate their data, decide whether further contact is appropriate, and track follow-up. Each stage produces leads for human review; none substitutes for verifying records, property condition, title, financing, or local requirements.

Find candidate properties with search filters and lead lists

Search can begin with an address, parcel number, ZIP code, city, or county. PropStream says users can combine filters, upload lists, and work from pre-made lists. Examples of its listed categories include:

  • Pre-foreclosures, pre-probate, and tax delinquency
  • Vacant properties, vacant land, and zombie properties
  • Failed listings, high-equity owners, and upside-down properties
  • Senior owners and tired landlords

These categories are screening signals, not proof of distress, motivation, ownership status, property condition, or investment potential. A tax-delinquency flag, for example, does not establish that the record is current or that the owner wants to sell. Treat a list as a starting point for verification, not a ready-made acquisition plan.

Evaluate a property before deciding whether to pursue it

PropStream describes comparable sales, property reports, demographic insights, heat maps, and calculators for rental cash flow and fix-and-flip scenarios. The company says its comps draw on MLS and public-record data. Its April 7, 2026 announcement about the PropStream Intelligence Assistant says the service prioritizes MLS information over public-record sale prices in non-disclosure states, where public sale prices may be less reliable.

Use AI to summarize data, then check the underlying details

PropStream’s materials describe predictive AI upgrades beginning in 2024, including analysis of property condition from MLS photos, foreclosure-factor data, and estimated wholesale values. In its April 7, 2026 announcement, the company describes PropStream Intelligence as a multilingual, property-aware assistant that can answer questions about value, potential profit, rental estimates, trends, and investment considerations.

On July 30, 2026, PropStream announced a one-click AI summary on the Property Details page. The company says it can highlight items such as ARV, comparable properties, owner equity, distress indicators, and linked properties, and suggest next actions such as running comps or opening a calculator. These are vendor descriptions of capabilities. The cited materials do not provide independent validation, error rates, or comparative tests of the AI’s valuations, predictions, or contact records. Treat a generated summary as a navigation aid: inspect the underlying records, compare the assumptions, and independently verify any figure that could affect an offer or financing decision.

Contact owners and manage follow-up carefully

PropStream Connect is described as combining contact lookup and outreach functions, including Click-to-Dial, Dialer Campaigns, Lead Automator, email, and direct mail. Its feature page also describes contact information for people and entities, DNC and litigator alerts, saved-property tracking, and alerts for matching criteria. The mobile-app page says Connect is included with Pro and Elite or can be added to Essentials; confirm current plan terms and entitlements before relying on that distinction, since packages can change. Contact data and alerts are not a substitute for checking whether a number or address is current, whether a person or entity is the appropriate contact, or whether a particular outreach method is lawful. Review applicable do-not-call, privacy, direct-mail, email, and telemarketing requirements before launching campaigns. PropStream says it acquired BatchLeads and BatchDialer in 2025; that company-history fact does not establish current plan terms or a referral arrangement.

Take property research into the field with the mobile app

PropStream’s mobile page describes property lookup, ownership details, loan and lien information, MLS data where available, an AVM, comps, and drive-mode features. Its February 9, 2026 guide explains a driving-for-dollars workflow that combines what a person observes in the field with ownership and market information: PropStream’s driving-for-dollars guide.

  1. Record a candidate: Note the address and relevant visible observations while driving or visiting an area.
  2. Research the property: Look up ownership and available property, loan, lien, and market information in the app.
  3. Evaluate it: Review comparable properties and use relevant analysis tools before deciding whether the lead merits more work.
  4. Choose a next step: Verify important facts and assess whether appropriate, compliant outreach is warranted.

A visible maintenance issue or a data flag alone does not establish seller motivation or a worthwhile deal.

What to check before choosing PropStream

Whether the service fits depends on the markets and workflow an investor needs. Before subscribing or building a process around it, evaluate:

  • Coverage and recency: Confirm that the areas and property records you need are available and sufficiently current.
  • Filtering and list-building: Check whether the available filters and upload workflow match your screening criteria.
  • Comparable-sales transparency: Understand what data a comp set uses and how easily you can review and validate it.
  • AI explainability: See which underlying records support a summary and how you can check its claims.
  • Contact safeguards: Review contact-data sourcing, alerts, and the controls for compliant outreach.
  • Included tools and total cost: Confirm current plan entitlements, add-ons, and costs for the workflow you actually intend to use.
  • Mobile fit: Test whether the field tools suit how you capture and revisit candidate properties.

PropStream says it was founded in 2006 and acquired by Stewart Title in November 2021; its About Us page provides that company history. Those facts describe the service’s background, not the accuracy of any individual property record or analysis.
