Google’s Home Listings format is expanding nationwide through a partnership with HouseCanary, but a particular home will appear only if its MLS participates and the listing meets that MLS’s feed and eligibility rules. HouseCanary says placement is free to eligible brokers and agents beyond their existing MLS fees; that does not make Google’s separate Local Services Ads free.
What the Google–HouseCanary deal does
On June 11, 2026, HouseCanary announced a national expansion of its partnership with Google. The program distributes broker listings from participating multiple listing services (MLSs) through HouseCanary’s ComeHome marketplace into Google mobile search. It follows a pilot that HouseCanary says began in 2025 across eight markets. This is MLS-based distribution through HouseCanary, not a claim that Google independently gathers every home listing. Google describes property information appearing in Search alongside promoted buyer agents, whom prospective buyers can contact by call or message. The June 11 announcement says the expanded format is rolling out nationwide across all 50 U.S. states, but nationwide scope does not guarantee that every local listing is included or already visible.
Are Google home listings available in your area?
Availability depends first on whether the local MLS participates, then on its data-feed arrangements and rules for sharing listings. HouseCanary’s program page names Bright MLS, California Regional MLS, My State MLS, REcolorado, and San Diego MLS as participating. HouseCanary’s program page gives that dated list; participation and availability can change, so check with your MLS for current status.

Even in a participating MLS, a listing may not display if the MLS’s feed or rules do not permit it. HouseCanary says brokers generally need to belong to a participating MLS or work with their MLS to establish a data feed. Its FAQ says brokers may opt in or out depending on MLS rules, and agents must be licensed with a broker in a participating MLS. HouseCanary’s FAQ
Which listings can appear?
The program uses listing data sourced exclusively from participating MLSs. HouseCanary says active listings are eligible and some pre-market listings may be included, depending on the MLS’s rules and feed arrangements.

- Generally included: eligible residential MLS listings, subject to local rules.
- Not generally included: commercial, rental, and land listings.
Those categories are not a promise about every participating MLS’s feed; the relevant MLS determines which listing types and statuses may be shared. HouseCanary’s FAQ

HouseCanary describes the listing placement as free to participating brokers and agents, with no additional cost beyond their existing MLS fees. Eligibility still depends on MLS participation and its rules. HouseCanary’s program page

Do not confuse that distribution with paid Local Services Ads. Google says Local Services advertisers pay for leads—not clicks or impressions—and lead prices vary dynamically by market. Google’s documentation says the Home Listings format is available when an advertiser opts into buyer’s agent or seller’s agent job types in the Real estate category. How to check whether your listing is eligible
- Confirm your MLS participates. Check HouseCanary’s current program page and verify participation directly with your MLS.
- Ask about the data feed and opt-in rules. Your broker may need to belong to a participating MLS or coordinate with it to establish a feed; the MLS’s rules determine whether the brokerage can opt in and which listings it can share.
- Check the listing type and status. Active residential listings are described as eligible; some pre-market listings may qualify. Do not assume rentals, commercial properties, or land are included.
- Separate listing distribution from advertising. If you are considering paid Local Services Ads, review those separately: they are a lead-based advertising product, not the free listing placement HouseCanary describes.
What the announcement does—and does not—establish
The announcement establishes the intended nationwide rollout and the MLS-based distribution arrangement. It does not report a measured increase in listing views, buyer leads, or home sales attributable to the expansion. The eight-market pilot figure describes the program’s prior scope, not a performance result.
HouseCanary Chief Revenue Officer Chris Rediger said the program gives brokers and agents a way to make listings discoverable from MLS data amid fragmented real-estate marketplaces.
