Yes—but which alternative a lender can use depends on the mortgage channel. As of October 4, 2026, approved Fannie Mae and Freddie Mac lenders may choose VantageScore 4.0 or Classic FICO for an individual loan, subject to Enterprise requirements. FICO 10T is approved for future Enterprise use but is not yet eligible for delivery. For FHA Title II forward loans scored through TOTAL, HUD says VantageScore 4.0 and FICO 10T become eligible on January 1, 2027.
Which credit score models can mortgage lenders use now?
“FICO alternative” can mean either a score a lender may select today or a model planned for later use. The distinction matters because approval for future use does not necessarily mean a loan can currently be delivered under that model.
| Model | Fannie Mae and Freddie Mac deliveries | FHA forward loans scored through TOTAL |
|---|---|---|
| Classic FICO | Eligible option; FHFA has announced no retirement date. | Eligible under current FHA policy. |
| VantageScore 4.0 | Eligible for all approved Enterprise lenders under current FHFA policy. | Eligible beginning January 1, 2027, according to HUD. |
| FICO 10T | Validated and approved for future Enterprise use, but not currently eligible for delivery. | Eligible beginning January 1, 2027, according to HUD. |
For Enterprise loans, the lender chooses the model per loan, and all borrowers on that loan must be scored using the same selected model. See FHFA’s current credit-score policy for eligibility and delivery requirements.
What changed in the Enterprise rollout?
FHFA’s policy update says VantageScore 4.0 became available to all approved lenders on September 9, 2026, removing the earlier prior-written-approval requirement. On September 30, 2026, FHFA aligned Enterprise upfront fees across Classic FICO and VantageScore 4.0. Those changes do not make FICO 10T deliverable: FHFA says it is not yet eligible and that additional guidance will precede a change.

Fannie Mae and Freddie Mac’s April 22, 2026 implementation bulletins described a more limited initial rollout for VantageScore 4.0 and said FICO 10T implementation would follow later. FHFA’s subsequent updates are the relevant source for current rollout status. The bulletins identify the bureau versions involved: Fannie Mae SEL-2026-04 and Freddie Mac Bulletin 2026-D.
How is the FHA timeline different?
HUD sets January 1, 2027 as the start date for VantageScore 4.0 and FICO 10T eligibility for FHA Title II forward mortgages scored in TOTAL. This date is specific to that FHA channel; it should not be read as a deadline for every mortgage type or as the Enterprise delivery date for FICO 10T.

TOTAL is a statistically derived scoring algorithm accessed through an Automated Underwriting System (AUS); it is not itself an AUS. It returns an “Accept” or “Refer” classification in conjunction with AUS functionality. An Accept generally avoids manual underwriting unless a required downgrade applies; a Refer requires FHA Direct Endorsement underwriting. HUD says a lender may not accept or deny an FHA-insured mortgage solely on TOTAL’s assessment. Loans must still follow HUD’s FHA TOTAL Scorecard guidance and Handbook 4000.1.

Classic FICO: familiarity and continuity
Classic FICO remains eligible for Enterprise delivery. Its practical advantage during the transition is continuity: lenders already using it can retain an established process. FHFA has announced no retirement date.
VantageScore 4.0: an available Enterprise alternative
FHFA describes newer validated models as using additional data, including rent-payment history, and says they have the potential to score more people. That is a potential coverage benefit, not a guarantee that a particular borrower’s score will rise or that more applications will be approved. Lenders need to consider whether relevant data are present in bureau files and whether their reports, systems, controls, and staff are ready for the model.
FICO 10T: future Enterprise option, FHA eligibility in 2027
FHFA has validated and approved FICO 10T for future Enterprise use, but has not yet made it eligible for Enterprise loan delivery. HUD’s FHA start date is January 1, 2027. Treat those as separate channel decisions, rather than assuming one approval makes the model usable everywhere.

How should a lender compare the models?
A higher score is not, by itself, proof that a model is better for a mortgage portfolio. A lender evaluating a model should compare its fit for the intended channel and population, alongside operational and compliance requirements.
Recommended Free Tools
- Eligibility: Confirm the model is allowed for the specific loan channel, effective date, and delivery path.
- Predictive performance: Evaluate performance on the lender’s intended population and product mix rather than relying on a broad vendor claim.
- Borrower coverage: Check whether bureau files contain rent or other data the model may use, and how often those inputs are available.
- Cost and availability: Review score and report procurement costs and whether the needed bureau data can be obtained.
- Operations: Assess systems integration, quality control, staff training, and procedures for selecting and documenting a model.
- Other requirements: Verify investor, insurer, and compliance obligations that apply to the loan.
FHFA has published historical Enterprise data for analysis, not a finding that one model wins. Its FICO 10T dataset covers Enterprise acquisitions from April 2013 through September 2025; its additional VantageScore 4.0 dataset covers acquisitions from April 2023 through September 2025. These are coverage periods for the datasets, not predictive-accuracy results. FHFA’s credit-score policy page provides the data and current policy context.
Best Value
Claims that an alternative is categorically more accurate, cheaper, or more inclusive need to be tied to a named study, population, comparison period, and publisher. FICO and VantageScore have published favorable comparisons of their own models; those are interested-party findings, not neutral proof of universal results. The official policy materials cited here do not establish an independent comparative performance statistic.

For an Enterprise loan, the lender’s model choice applies to the loan, not separately to each co-borrower: everyone on that loan must be scored with the same selected model. A borrower should not assume that a new model will produce a higher score, change eligibility, lower costs, or guarantee approval. The result depends on the model, the data available in the credit file, and the rest of underwriting.
For FHA, a score-model change does not replace FHA underwriting. TOTAL’s classification is one part of the process, and HUD requires lenders to apply Handbook 4000.1 rather than accept or deny a loan solely from TOTAL’s assessment.
