Custom website development has no single dependable price: the cost depends on what the site must do, how it is built, what the quote includes, and where the provider works. Published 2026 examples range from UK package prices starting at £950 to US planning estimates of $250,000 for a site with portal or application features. Those are individual providers’ figures, not a market average. Before comparing bids, define the requirements and compare the same scope, deliverables, exclusions, schedule, and support terms.

How much does custom website development cost?

Published figures vary because they cover different project sizes, build approaches, features, currencies, and services. The examples below are provider-published planning figures or prices for their own stated scopes; they are not independently measured industry averages and should not be treated as directly comparable.

Page count alone is a weak basis for estimating effort. Integrations, custom logic, portal or application behavior, editor needs, content preparation, migration and redirects, testing, and post-launch work can all affect what a project requires. Ask each provider to price the same written brief and make assumptions, exclusions, revision rounds, third-party charges, and change-request rates explicit.

What does custom website development include?

A project commonly moves through requirements and planning, content and design, development, testing, release, and ongoing support. Providers may name or combine the phases differently. Agree on deliverables, review points, responsibilities, and sign-offs rather than assuming that a phase label means the same thing in every proposal.

Discovery and strategy

Clarify the audience, business goals, required features, constraints, and how success will be assessed. This is also the time to identify what is outside the project, who makes decisions, and what the client must provide.

Information architecture and design

Organize content and user journeys, then develop page structures and visual direction for review. Decide who supplies copy, imagery, and other content, and how many review rounds the fee covers.

Development and integrations

The provider builds the agreed pages and features, configures the chosen technology and content management system (CMS), where applicable, and connects required external services. The proposal should identify integrations and clarify who configures and pays for third-party services.

Testing and quality assurance

Agree what functionality and content will be checked, how defects will be handled, and who gives release approval. Do not infer that a particular accessibility or security standard has been met unless the contract and evidence establish it.

Launch, handoff, and post-launch work

Plan deployment and, when relevant, migration or redirects. Set out access, documentation, and ownership transfer. Hosting, backups, monitoring, maintenance, small content updates, and future feature development may be separate services; establish the limits and price of any support plan.

For one example of agency-specific terminology, Clear Digital describes its own B2B method as six phases: Discovery, Strategy, Design, Build, Launch, and Optimize. That is the agency’s branded process, not a universal project standard.

Which build route should you choose?

TechRadar distinguishes three broad ways to create a website: a website builder, a CMS, or a build from scratch. The right comparison is the fit and total cost of each route against the actual requirements—not an assumption that every business needs custom code. AFIC TechNest, for example, recommends considering templates below roughly $8,000 for conventional requirements; that is its guidance, not an independently established cutoff.

  • A website builder may suit conventional requirements when its available features and editing workflow are sufficient.
  • A CMS-based site can support managed content and a wider range of site structures; the proposal should specify configuration, custom work, and who will maintain it.
  • A custom-coded or application-oriented build may be relevant when the required behavior, integrations, or workflows call for it. Ask the provider to explain why a less customized route would not meet the brief.

How to compare proposals before hiring

Give every bidder the same requirements and compare more than the headline total. A useful proposal makes the scope and the work required from both sides visible.

  • Scope: deliverables, assumptions, exclusions, and how change requests are priced.
  • Relevant work: examples with similar requirements, plus a clear explanation of the provider’s role on each.
  • Plan and approvals: project sequence, named decision-makers, client responsibilities, review rounds, and approval gates.
  • Technology: proposed platform, CMS, integrations, and responsibility for third-party configuration and charges.
  • Release and ownership: testing, launch, migration or redirects, handoff, access, and ownership terms.
  • Support: prices and limits for hosting, maintenance, backups, security monitoring, content changes, and future development.
  • Schedule: milestones and dependencies, especially when the provider needs client content or feedback.

Provider-published prices and processes can help frame questions, but they do not establish a market-wide average or prove delivery quality. Choose based on a clear fit between requirements and proposal, not on a number detached from its scope.
