Not on the strength of Browse AI alone. Compass’s published Terms of Service prohibit crawling, harvesting, or scraping its site content. Browse AI documents general extraction tools, but its capabilities do not authorize collecting Compass listings or establish that a Compass-specific robot will work. For listing data, get explicit authorization or use a source with a license that permits your intended use.
What Browse AI can do—and what that means for Compass
Browse AI documents two general ways to collect information from websites: Table Studio, which builds a data table from a URL, and Robot Studio, which uses visual point-and-click training. Its robots can extract lists and specific text, interact with dynamic page elements, and monitor changes on a schedule. These are general product capabilities, not evidence of an authorized or tested Compass workflow. Browse AI’s product overview describes those tools.
Compass’s Terms of Service, last updated July 27, 2026, prohibit manual or automated crawling or spidering of site pages and harvesting or scraping Compass content. The terms grant access to content for personal, non-commercial purposes subject to their restrictions; that is not permission to scrape. They also prohibit many forms of commercial use or reproduction and restrict using Compass content to train, fine-tune, validate, or develop AI models—or to create derivative datasets, embeddings, or similar representations—without express written authorization.

Some listing data may also be governed by MLS, IDX, and VOW rules. Those can impose personal, non-commercial-use limits and requirements to preserve accurate listing data and broker attribution. Do not assume that a listing visible on a public page is free to reuse.

General Browse AI workflow for sites where extraction is permitted
The following describes Browse AI’s general workflow for a source whose terms and data rights allow your intended collection. It is not a Compass setup guide or an endorsement of extracting Compass data.
- Confirm permission first. Check the source’s terms and applicable data license, including whether your planned personal or commercial use is allowed. Confirm any attribution, privacy, or rate-limit requirements before configuring a robot.
- Choose a starting URL and tool. Browse AI documents Table Studio for creating a table from a URL. For visual point-and-click training, use Robot Studio, as described in its product documentation.
- Select only permitted fields. Review the extracted data for accuracy and completeness. If the source requires attribution or restricts particular fields, follow those conditions. Do not collect personal details or reuse listing photos or descriptions without the necessary rights.
- Configure interactions or monitoring only within the authorization. Browse AI supports interacting with dynamic page elements and scheduling change monitoring, but that does not expand what the source permits.
- Export or connect approved data. Use the destination and integrations appropriate to your workflow, subject to the source’s license and any limits on retention or redistribution.
The reviewed Browse AI materials do not document a Compass-specific setup, and no Compass robot was tested. Do not treat a robot that can access a page as proof that collection is permitted.

Technical limits and responsible use
Even on a site that permits extraction, page behavior can affect results. Browse AI’s compatibility guidance says some high-security login sites may not work reliably; it identifies unsupported MFA/2FA and virtual lists, and notes that it does not handle every custom CAPTCHA. Do not attempt to bypass Compass restrictions or access controls.

Its Help Center author Melissa Shires put it this way: “Web data ownership depends on source website terms – always check terms of use before scraping to ensure legal compliance.” Browse AI’s compatibility guidance also cautions that technical support varies by site. A tool’s ability to collect data does not establish a right to do so.

Safer ways to obtain real-estate listing data
If you need Compass listing data, request written authorization from the relevant rights holder and clarify exactly which fields, uses, territory, retention period, and redistribution rights are covered. Alternatively, use a properly licensed feed or provider whose terms permit your intended use. The reviewed materials do not establish a particular authorized Compass API, feed, or vendor, so verify any proposed access route directly rather than assuming one is approved.
Before choosing a permitted source, compare:
- Permission and license scope: whether collection and your planned use are explicitly covered.
- Use limits: whether personal use is allowed, and whether commercial use or redistribution is separately licensed.
- Coverage: relevant geography and MLS coverage.
- Data conditions: field completeness, accuracy expectations, and broker-attribution requirements.
- Operations: update frequency and integration effort.

- Some fields are missing or inconsistent: Check whether the page loads content dynamically or uses a virtual list; Browse AI identifies virtual lists as unsupported in its compatibility guidance. Do not try to defeat access controls.
- The page requires a login or extra verification: High-security login sites may not work reliably, and Browse AI says MFA/2FA is unsupported. Do not bypass verification or use credentials without authorization.
- A CAPTCHA blocks access: Browse AI does not handle every custom CAPTCHA. Stop rather than attempting to evade the check.
- The page changes or scheduled results drift: Recheck the page and robot configuration on an authorized source, then validate that the output still matches the permitted fields and use.
- You are unsure whether collection or reuse is allowed: Pause and get written authorization or use a licensed source that expressly covers the intended activity.
