Yes—AI can add virtual furniture to a real estate listing photo, but the edit must not mislead buyers, and the listing must follow the rules of its MLS and jurisdiction. Adding a sofa to show how an empty room might be used is different from changing a permanent feature or hiding a defect. The applicable disclosure rules vary by MLS.
What kinds of edits are different?
An unaltered photograph records what was there when the picture was taken. A virtually staged image uses editing software or AI to show a possible furnished or decorated version of the room. That can help viewers imagine the space, but it is not a record of the property’s current contents.
Changing a depiction of the property’s actual features is more consequential. An edit that conceals damage or changes a permanent feature, such as a wall, window, or view, can give buyers a false impression. A disclosure label does not automatically make every alteration permissible.
What rules apply?
National professional standards
The National Association of REALTORS® (NAR) Code of Ethics applies to REALTORS®, not every real estate professional. Its 2026 Standard of Practice 12-10 requires a “true picture” in advertising and public representations, including online images, and prohibits deceptive manipulation and misleading images. Read the 2026 NAR Code of Ethics.
#1 Best Overall
NAR policy leaves room for local MLS rules on property photographs, so the national professional standard is not a substitute for checking the MLS and applicable state requirements. NAR also says the listing broker should own or have authority to license listing content, including photographs, before submitting it to the MLS. California Regional MLS (CRMLS)
CRMLS treats changes made with editing software or AI—including adding, removing, or changing furniture or appliances—as digitally altered images. For covered alterations, its guidance calls for the original unaltered image immediately before or after the edited one and a label in the photo text field. Listed examples include “Photo Modified,” “Virtually Staged,” “Digitally Altered,” and “AI Altered.” Ordinary corrections such as exposure, cropping, sharpening, or white balance are treated differently when they do not change the property’s representation.
Rank #2
CRMLS guidance prohibits edits to specified permanent property elements and outside elements or views, unless the property will be improved to match the image by closing as part of the listed price. Check the current CRMLS digitally altered image guidance for the detailed rule.

Canopy MLS
Canopy MLS defines virtual staging as using photo-editing software or AI to create a conceptual image of how a room or property could look if staged or lived in. Its guidance requires clear, readily visible disclosure directly on the image or within the virtual tour for AI-enhanced and virtually staged photos, renderings, or tours. This is a local rule, not a nationwide disclosure procedure. Canopy MLS guidance on digital and virtually staged images.
What to do before uploading an AI-edited image
- Confirm permission for the source photo. Make sure the person submitting the listing owns the image or has authority to license and modify it. NAR’s listing-content policy includes photographs and images.
- Check the listing’s MLS rules. Find its current requirements for virtual staging, AI edits, labels, original images, and where disclosure must appear. Do not assume another MLS’s procedure applies.
- Keep the unaltered original. Preserve it and submit or display it as required. CRMLS, for example, requires the original immediately before or after a covered altered image.
- Label the edited image as required. Use the local MLS’s specified field or put the disclosure directly on the image or tour if that is what its rules require.
- Review the result for misleading changes. Do not use the edit to hide defects, misrepresent permanent property features, or create an inaccurate view of the property’s exterior.
NAR’s director of legal affairs advised in a 2022 article that altered photos should not be placed on the MLS without disclosure. NAR’s article on the legal risks of enhancing listing photos.

How to judge a proposed edit
| Image or edit | What it communicates | What to check |
|---|---|---|
| Unaltered photo | The photographed room as it appeared when captured. | Confirm the photo may be used in the listing and follow the MLS’s submission rules. |
| Virtually staged photo | A conceptual furnishing or appearance, not necessarily the room’s current contents. | Check whether the MLS requires a label, an adjacent original, or both, and make sure the image does not mislead. |
| Edit that changes or conceals a property fact | May imply a different condition or feature than the property actually has. | Do not rely on disclosure alone; check the MLS and jurisdiction rules, and do not publish an edit that misrepresents the property. |
Does an AI staging service ensure compliance?
No. A service can generate a staged image, but the listing professional remains responsible for photo rights, accurate representation, and compliance with local rules. For example, VirtualStage’s terms require users to own, control, or have permission to use source photos and place responsibility for following local rules and platform policies on the user. Those terms do not establish that the service is approved or compliant in every market. VirtualStage terms.
