For a mostly static real estate listing, start with OBS streaming to YouTube Live over RTMPS using H.264, constant bitrate (CBR), a 2-second keyframe interval, Rec. 709 color, and 30 fps. Use 1080p30 at YouTube’s recommended 14 Mbps video bitrate if your upload connection and encoder can sustain it; use 720p30 at 8 Mbps if that proves more reliable. These are YouTube ingest recommendations, not a guarantee of uninterrupted operation: test the actual setup and monitor stream health before relying on it around the clock.

Recommended OBS settings for a real estate listing stream

These settings are a starting point for a standard dynamic range (SDR) listing. The bitrate figures below are for H.264 video ingest to YouTube; they are not viewer download requirements. YouTube transcodes live streams into multiple output formats.

Encoder H.264 A broadly compatible SDR choice. YouTube also lists H.265/HEVC and AV1 ingest, but support depends on the OBS build, hardware encoder and stream-key configuration.
Rate control CBR Constant bitrate is the recommended starting point for a steady live feed.
Resolution and frame rate 1920×1080 at 30 fps, or 1280×720 at 30 fps Use 1080p if the source, connection and encoder sustain it; step down when a lower profile is more stable. For a mostly static listing, 60 fps is usually unnecessary.
Video bitrate 1080p30: 14 Mbps recommended; 5 Mbps minimum. 720p30: 8 Mbps recommended; 3 Mbps minimum. YouTube’s current H.264 guidance. The minimum is not a promise of acceptable results for every source or network.
Keyframe interval 2 seconds YouTube recommends 2 seconds and says not to exceed 4 seconds.
Color Rec. 709, 8-bit SDR Keep the OBS output color settings consistent with an SDR listing source.
Audio AAC stereo, 128 kbps, 44.1 kHz, if audio is included YouTube recommends these stereo audio settings and accepts AAC or MP3 for RTMP/RTMPS. A silent listing does not need music or room sound.
Advanced encoder settings Progressive scan, 2 B-frames, 1 reference frame, CABAC, square pixels YouTube lists these as recommended. Some OBS encoders may not expose every control; do not substitute a hardware-specific preset without knowing the encoder.
Latency Normal For a non-interactive loop, low latency is usually not essential and can increase buffering.

YouTube’s recommendation is to “choose a quality that will result in a reliable stream based on your Internet connection.” A stable lower profile is preferable to a higher bitrate the actual upload connection cannot sustain.

Choose between 1080p30 and 720p30

720p30 8 Mbps recommended; 3 Mbps minimum When bandwidth is constrained or testing shows this profile is more reliable. Confirm signs, room details and any on-screen text remain legible.

A higher input resolution cannot restore detail that is missing from a low-resolution source. Decide using the source quality and a representative test, not resolution alone. These bitrate numbers apply to H.264 at the stated resolution and frame rate; do not reuse them as AV1 or H.265 settings.

Configure and test the stream in OBS and YouTube

  1. Enable live streaming ahead of time. If the channel has never streamed, enable YouTube live streaming in advance. YouTube says first-time enablement may take up to 24 hours.
  2. Create or schedule the YouTube stream. Set the title, description, privacy and other metadata deliberately. In Live Control Room, YouTube generally detects encoder resolution and frame rate automatically. Manual resolution selection is available with a custom stream key.
  3. Protect the stream key. Treat it like a password: keep it private, and only enter it into OBS or another trusted encoder. Use the YouTube service and RTMPS connection in OBS.
  4. Set the OBS output profile. Select H.264, CBR, the chosen bitrate, and a 2-second keyframe interval. Set output to Rec. 709 SDR at 30 fps and the selected 1080p or 720p resolution. Use the audio settings in the table only if the stream intentionally has audio.
  5. Build the listing scene. Add the listing video or stills and any readable property details. Preview the transition from the end back to the beginning. Verify the media source loops as intended; a particular OBS setting or plugin cannot guarantee recovery from every source fault.
  6. Check for unwanted audio. Confirm the active OBS audio tracks contain only intended sound. Mute or remove microphone and desktop audio if they should not be broadcast. If the stream should be silent, test that it is cleanly silent rather than adding unlicensed music or incidental room sound.
  7. Run a representative private or unlisted test. Use a segment with representative movement and audio, preview it in Live Control Room, review stream-health messages, and check playback through the channel or watch page on desktop and mobile. YouTube recommends a test that resembles the actual broadcast.
  8. Measure the real upload conditions. Test while other expected network use is happening. Keep practical headroom; there is no universal headroom figure. A wired Ethernet connection can be a useful setup choice, but cannot fix inadequate service or an upstream outage.
  9. Review start and stop behavior. Decide whether Auto-start and Auto-stop suit the operation. Those controls do not make OBS or the computer resilient to a crash, power loss or network failure.

Plan for continuous operation and dropped streams

A 24/7 broadcast is an operational reliability problem, not just an encoder preset. YouTube’s published guidance covers encoder settings and event procedures; it does not provide an end-to-end uptime guarantee or assurance that one continuous event will remain available indefinitely.

  • Plan for failures in power, router, computer, OBS and the video source. Test restart and recovery procedures before relying on the setup.
  • Set a human monitoring schedule. During the event, YouTube advises operators to monitor stream health and review messages.
  • Consider a backup encoder or feed only when the continuity requirement justifies the added cost and complexity. YouTube describes failover testing when a backup encoder is configured; that is not a guarantee that every stream will fail over automatically.
  • Periodically check both stream health and public playback. Record incidents and changes so you can distinguish a network issue from a source, encoder or bitrate problem.

Troubleshoot common OBS listing-stream problems

Symptom Likely cause to investigate What to do
Stream health reports trouble or the broadcast drops The upload connection may not sustain the selected bitrate, or there may be a network, power or encoder interruption. Review YouTube’s health messages, test at the actual operating conditions, and try the lower 720p30 profile if it is more stable. Check the connection and recovery procedure; do not assume Auto-start or Auto-stop restores a failed encoder.
Text or property details are hard to read The source may be low resolution, the output profile may be too modest, or the on-screen text may be too small. Check the source’s actual detail and test playback at the selected resolution. Use 1080p30 only if the source benefits and the connection and encoder can sustain its recommended bitrate.
Audio is missing or contains unintended sound OBS may be using the wrong audio track or capturing microphone or desktop audio. Inspect the intended audio tracks and sources, then test again in a private or unlisted broadcast. For silent streams, remove unwanted inputs rather than adding music.
The stream key does not connect The key may be incorrect, configured for a different ingest setup, or exposed and needing replacement. Check the selected YouTube stream and key configuration in Live Control Room and OBS. Keep the key secret; if it may have been exposed, replace it through YouTube’s controls and update OBS.
The picture does not loop cleanly or freezes at the source The media source or its playback behavior may not match the scene’s intended loop. Test the complete end-to-start transition and source recovery behavior before going live. OBS output settings alone cannot guarantee a media source or plugin recovers from every fault.
