Sometimes—but there is no sector-wide answer. To assess a mortgage REIT’s dividend, compare its declared dividend per common share with an appropriate recurring per-share earnings measure over several quarters. Then examine whether its financing, leverage, hedges, credit quality, book value and liquidity could withstand less favorable conditions. A high yield or a REIT’s tax status alone does not show that a particular dividend will continue.

Why sustainability depends on the issuer

Mortgage REITs can hold different assets and use different earnings measures. Agency mortgage REITs often focus on mortgage-backed securities (MBS) and report measures such as net spread and dollar-roll income. Commercial mortgage REITs may focus on loans and report company-defined distributable earnings. Those measures have different definitions and exclusions; they are not standardized just because both are expressed per share.

There is also an important distinction between a REIT’s tax distribution requirements and its common dividend. The issuers discussed here describe a general requirement to distribute at least 90% of taxable income to maintain REIT status, subject to applicable requirements. Taxable income is not the same as GAAP earnings, a company-defined non-GAAP measure, or cash available to meet near-term obligations. The requirement therefore is not a promise that a particular common dividend will remain unchanged.

Start with dividend coverage

Compare like periods and per-share figures

For each reporting period, divide the issuer’s relevant recurring earnings per common share by the dividend declared per common share for the same period. Review the trend across several quarters, and check the company’s definition and reconciliation of the earnings measure. Do not compare a full-year dividend with one quarter of earnings unless you annualize consistently.

A result below 1.0 means the selected earnings measure was less than the dividend for that period. Treat that as a reason to investigate the trend, adjustments and balance sheet—not as proof by itself that a cut is inevitable. Conversely, a result above 1.0 is not a complete safety test: earnings can change, and financing or asset-value stress can affect the company’s capacity to pay.

Read the measure that fits the strategy

Strategy Measure to examine What to check
Agency MBS Often net spread and dollar-roll income per common share Read the issuer’s definition, exclusions and reconciliation; the measure may omit hedge or valuation effects.
Commercial mortgage loans Often company-defined distributable earnings per share Read the calculation and compare it with GAAP results, credit trends and realized losses.

These are common reporting approaches, not universal formulas. Compare measures across issuers only after understanding how each is calculated.

For context, AGNC Investment Corp. reported $0.35 per common share of net spread and dollar-roll income in Q4 2025, unchanged from the prior quarter. Granite Point Mortgage Trust reported a distributable loss of $0.79 per basic weighted-average common share for the quarter ended June 30, 2026, alongside a declared common dividend of $0.05 per share. These are dated, company-specific examples from different strategies and reporting periods, not a direct comparison or forecast.

Check what the earnings measure leaves out

Company-defined earnings can help isolate recurring operations, but exclusions may also hide or postpone economically important effects. Read the reconciliation and identify whether the measure excludes unrealized gains or losses, credit provisions, realized losses, equity compensation or other adjustments. Compare the adjusted figure with GAAP net income and operating cash flow; neither one alone necessarily captures a mortgage REIT’s dividend capacity.

Granite Point says its Distributable Earnings is a general, imperfect proxy for taxable income. The company says it is not GAAP net income, cash flow from operations, a measure of liquidity or a measure of funds available for cash needs. Its policy excludes unrealized credit-loss provisions until it considers those amounts nonrecoverable. A reader should therefore look beyond the distributable-earnings figure to loan performance, credit trends and any losses that have been realized.

For agency MBS REITs, test spread, funding and hedges together

Net spread and funding costs

Review the yield earned on mortgage assets against the cost of repo and other funding, hedge expense and the resulting net interest spread. Check how financing costs could change as repo agreements renew, and whether asset prepayments or hedge expirations could alter the earnings picture. A reported spread describes a period; it is not a guaranteed forward margin.

AGNC reported an annualized net interest spread of 1.81% for Q4 2025 under its stated calculation, which included TBA positions and swaps and excluded catch-up premium amortization. Its weighted-average cost of funds including swaps was 3.10% for that quarter. These figures illustrate what to inspect in one issuer’s disclosure; they are not minimum coverage requirements or sector benchmarks.

Hedges do not remove spread risk

Look at the hedge mix and the risks it is intended to offset, rather than treating a hedge ratio as proof that book value or dividends are protected. In its 2025 Form 10-K, AGNC said its hedging strategies are generally not designed to protect net book value from spread risk—the risk that the spread between investment yields and benchmark rates linked to its hedges changes. Consider mortgage-spread movements alongside funding costs, leverage, prepayments and book value.

Track leverage, book value and prepayments

Leverage and tangible book value

Use the company’s own leverage definition and check whether it includes TBA positions or other economic exposures. Compare the measure over time and across reporting periods only when the definitions align: leverage can magnify income as well as losses. For agency MBS REITs, follow tangible book value per share and the issuer’s sensitivity disclosures for changes in rates, mortgage spreads, volatility and prepayment expectations.

AGNC reported tangible net book value of $8.88 per common share at December 31, 2025, up from $8.28 at September 30, 2025. Its at-risk leverage was 7.2 times tangible equity at year-end; its quarterly average was 7.4 times. These are dated AGNC figures, not comparative thresholds for other REITs.

Prepayments and premium amortization

When mortgage securities were bought above par, faster prepayments can affect how quickly principal is returned and how premiums are amortized. Review actual and projected prepayment speeds, asset coupons, premium amortization and the issuer’s sensitivity to refinancing incentives; do not assume a recent speed will persist. AGNC disclosed an actual portfolio CPR of 9.7% for Q4 2025 and a weighted-average projected CPR of 9.6% as of December 31, 2025.

For commercial mortgage REITs, look through to loan credit

Distributable earnings may not show the full pace or timing of deterioration in a loan portfolio, especially when a company excludes unrealized credit provisions. Review the underlying credit indicators and how they are changing, not just the current dividend or adjusted earnings figure.

  • Delinquencies, nonaccruals, watch-list loans and changes in risk ratings.
  • Loan modifications, extensions and maturity delays.
  • Collateral values and loan-to-value measures, where disclosed.
  • Reserves, realized losses and real estate owned (REO).

Consider whether troubled loans are repaying, being resolved or moving toward a recognized loss. For an issuer that excludes unrealized provisions from its earnings measure, that context helps explain the gap between adjusted results and potential credit costs.

Include liquidity and access to financing

Review unrestricted cash, unencumbered assets, repo maturities and counterparties, collateral requirements, financing availability and the capacity to issue equity or sell assets under stress. These disclosures are snapshots, not universal safety thresholds. Liquidity can help a REIT operate through market disruption, but it cannot make recurring earnings sufficient to cover a dividend.

At December 31, 2025, AGNC reported $7.6 billion of unencumbered cash and Agency MBS, equal to 64% of tangible equity. Its investment-securities repo had a weighted-average remaining maturity of 12 days on that date. Those figures describe AGNC’s reported position at a particular date; readers should check the current filing for changes in liquidity and financing.

How to compare mortgage REITs fairly

Use the same reporting period wherever possible, and record each issuer’s definitions before comparing numbers. If periods or definitions differ, make that limitation explicit rather than ranking the firms as though their figures were standardized.

Comparison area What to line up
Dividend coverage Declared dividend per share and recurring earnings per share, including the measure’s reconciliation.
Strategy and assets Agency MBS versus commercial loans, plus asset mix and credit exposure.
Funding and leverage Leverage definitions, financing costs and maturities, counterparties and liquidity.
Risk management Hedge positions and limits, rate and spread sensitivities, and prepayment or extension exposure.
Capital resilience Tangible book value trend, credit reserves and losses, unencumbered liquidity and access to capital.
Distribution context Taxable income and REIT requirements, distinguished from GAAP income, company-defined earnings and cash needs.

No universal coverage threshold or single metric establishes that a mortgage REIT’s dividend is sustainable. Future market conditions and board decisions remain uncertain, so the evidence supports a risk assessment—not a guarantee that a dividend will be maintained.
