A site of more than 2,200 acres off Canoe Creek Road in Osceola County is being advertised for a hyperscale data center, but the available reporting does not establish that a buyer has agreed to purchase it or that a project has been filed or approved. Spectrum News reported on September 29, 2026, that CBRE is marketing the land. The listing describes Duke Energy service, possible energization by early 2028, and permitted water resources; those are listing claims, not independently documented project commitments.
What is being proposed off Canoe Creek Road?
What is known so far is a real-estate listing, not a confirmed construction project. Spectrum News reported that CBRE is marketing more than 2,200 acres off Canoe Creek Road for a “hyperscale data center.” CBRE executive vice president Ben Rojahn did not identify a buyer, saying he was “not able to comment.” The report does not establish that the property has sold, name a hyperscaler, or identify a formal county application.
At more than 2,200 acres, the site is about 2.6 times the roughly 843-acre area of New York’s Central Park—a calculation based on those acreage figures. It is a measure of the listed property’s scale, not a disclosed building footprint or a confirmed development plan.

As reported by Spectrum News, the listing says Duke Energy serves the property, it could be energized by early 2028, and significant permitted water resources are available. The report does not provide engineering records, a final power-service agreement, water-use estimates, or the underlying permit documents. Those details therefore should not be read as proof of how much electricity or water a future facility would use, or when it would be built.

Residents’ questions about water supply and quality, power demand, traffic, wildlife, and the effects on nearby farms are understandable, but the report does not include a project-specific impact study or measured estimates for those effects. Duke Energy offered a general statement that it works with communities to deliver reliable energy solutions and align infrastructure with community priorities. That statement does not disclose a site-specific power commitment or forecast the effect of a data center on local bills. Spectrum News separately reported Duke’s example that customers using 1,000 kilowatt-hours a month should see a 71-cent decrease under a requested rate change taking effect in 2027; that is a rate-change example, not an estimate of this listing’s impact.
Why residents are concerned
The concerns in the report are tied to broader development pressure as well as the advertised data-center site. Conservation photographer and lifelong Osceola County resident Angelo Chiarelli told Spectrum News, “I started noticing land slowly disappearing, and it happened so fast.” Mick Farms owner Aaron Mick described changing travel times: “It used to take us 20 minutes to get from Kissimmee to St. Cloud. Now, it can take an hour.”

Mick also cautioned that he did not know what the facility might mean for his farm: “It could have a positive or negative impact, I don’t know.” These are residents’ accounts and concerns, not a countywide survey or quantified findings about the proposed site.

The sources available for this article do not establish that Osceola County has received or approved a Canoe Creek Road data-center application. The county says its DCIs and DRIs page contains records for approved developments and projects in public-hearing review. Depending on the case, those records may include meeting notices, master plans, recommendations, staff reports, and final development orders or agreements. Check the portal and contact Planning and Zoning for a case number or hearing notice before treating the listing as a formal county review.

Florida Sen. Carlos Guillermo Smith told Spectrum News that Florida law leaves cities and counties authority over whether data centers are built in their areas, and urged residents to contact county commissioners. Spectrum News also reported that SB 484 took effect in summer 2026 and preserves local authority over large-scale planning and land-development regulation. For the law’s precise application to any future proposal, consult the enacted legislation and county officials rather than relying only on a news summary.

Florida’s 2026 statute describes a sales-tax exemption for qualifying data-center property. Under Section 212.08 of the 2026 Florida Statutes, eligibility includes at least $150 million in cumulative capital investment and a critical IT load of at least 100 megawatts, with at least 1 megawatt dedicated to each individual owner or tenant. The requirements must be met within five years after construction begins. These are statewide statutory thresholds, not evidence that the Canoe Creek Road property qualifies, that a future operator would seek the exemption, or that the site has a project of that scale.
Quick Recap
What to watch for next
- A named buyer or purchase: The reported listing does not identify either.
- A county case number or hearing notice: These would show that a formal public process is underway; consult Osceola County’s DCI/DRI records and Planning and Zoning.
- Project documents: A formal proposal and reviews could clarify the site plan, water and power demand, wastewater arrangements, road effects, environmental considerations, and other impacts. None of those project-specific assessments is established in the reporting cited here.
