Compare the price with dated book value per share, then check what the REIT owns, how it is funded and hedged, and whether earnings support its declared dividend. Those factors can change after the latest reported book value.
Start with the price move and the date of book value
Write down the share price and date you are evaluating, then find the latest reported book value per share (BVPS) and its reporting date in the company’s filing. The dates matter: book value is a snapshot, while the share price moves continuously and the portfolio, hedges, and funding can change between reporting dates.
Calculate price to reported book value carefully
Divide the share price by the reported BVPS to calculate price-to-book (P/B). For example, if a share trades at 90% of its reported BVPS, it is trading at a 10% discount to that dated figure—not necessarily to the REIT’s current asset value. State both dates whenever you cite the comparison.
Check how the issuer defines and presents book value, and whether it has provided a subsequent estimate. Any post-quarter estimate is still an estimate and may omit later market moves or other changes. A discount can reflect concern about unreported portfolio losses, future earnings, leverage, or liquidity; the ratio alone cannot establish mispricing.

Identify what the REIT owns
Read the business description and portfolio tables in the latest filing. A mortgage REIT may hold Agency mortgage-backed securities (RMBS), non-Agency RMBS, whole mortgage loans, commercial mortgage assets, or a mix. These strategies do not have identical credit and market risks, so a price decline has to be interpreted in light of the actual assets.

The cited issuer filings are examples of why strategy must be checked company by company, not a current comparison of those securities. Positions and disclosures can change after a filing.

Separate interest-rate risk from mortgage-spread risk
Look at the sensitivity disclosures and management discussion for benchmark rates, mortgage spreads, prepayments, and extension risk. Rate hedges may offset some exposure to changes in interest rates without protecting book value from widening mortgage spreads. A hedge therefore does not, by itself, show that the portfolio is insulated from losses.
Dynex Capital states in its 2025 annual report: “We do not use hedges to protect our book value from spread risk—the possibility that the spread between market yields on our assets and the benchmark rates, primarily U.S. Treasury benchmarks, will change.” This is Dynex’s corporate statement about its approach, not a statement about every mortgage REIT. For another issuer, read its own description of hedge objectives and residual risks.

Test leverage, funding, and liquidity
Find the issuer’s leverage measures and read their definitions before comparing them with another REIT’s. Metrics may treat off-balance-sheet financing differently. Then review secured borrowing such as repo and other funding sources, maturities, counterparties, collateral, haircuts, and available liquidity.
- Could a decline in asset values trigger margin calls or require additional collateral?
- Could the REIT have to sell assets at unfavorable prices to meet funding needs?
- When does borrowing mature, and could refinancing become more expensive or difficult?
- Does the company disclose liquidity resources and stress tests, and what assumptions do they use?
Leverage can magnify portfolio losses, while short-term or collateralized funding can turn falling collateral values into liquidity pressure. Dynex describes board-approved investment-policy limits and stress tests for portfolio value and liquidity; Invesco identifies financing and liquidity risks in its annual report. Those examples do not replace the current filing for the issuer you are evaluating.
Check earnings and the dividend together
Compare declared distributions with the issuer’s earnings measure used to discuss distribution capacity, such as earnings available for distribution, and read how that measure differs from GAAP results. Also examine realized and unrealized gains or losses and hedging results. A supplemental earnings measure is not automatically interchangeable with net income or cash available for distribution.
Read management’s explanation of whether it is prioritizing near-term payouts or reducing risk to protect book value over a longer horizon. A high yield calculated from a recently fallen share price does not establish that the dividend is sustainable; it can rise mechanically when the price drops, even if the payout has not changed.

Investigate the catalyst and compare like with like
After assessing the company’s own disclosures, check for issuer announcements and broader market changes around the dates when the share price fell. Mortgage spreads and liquidity can move independently of benchmark rates, and portfolio or hedge choices vary by issuer. The aim is to identify whether the move appears linked to asset values, funding economics, leverage, dividend expectations, or wider market repricing—not to assume a single cause from the price chart.
When comparing REITs, start with similar strategies—agency with agency or credit-sensitive with credit-sensitive where possible. Compare each item using the same reporting date and check that the definitions match:
- Asset mix and credit exposure
- Price relative to dated BVPS and the trend in reported book value
- Leverage measure, definition, and level
- Funding source, maturity, collateral, and liquidity
- Interest-rate and spread hedge exposure
- Earnings measures relative to declared distributions
- Management’s explanation of the price move and any risk-management trade-offs
Issuer filings reviewed for this framework include 2025 annual reports; they do not establish current valuations, portfolios, financing, or dividend coverage for any security. For an investment decision today, use the latest available filing and subsequent company updates, and do not treat a general framework as a current buy-or-sell assessment.
