If your home is listed for sale and no one is making an offer, review the price, competing listings, presentation, marketing reach, and showing access together. No offers alone do not reveal the cause. Use recent local sales, current competition, and buyer feedback to decide what to change rather than making a guess or following a universal deadline.
Start with a listing review, not a single guess
Ask your listing agent for a concise review of evidence from your immediate market. Compare your home with recent comparable sales and properties buyers can choose today. Account for differences in size, condition, upkeep, amenities, and location; a nearby property is not automatically a good comparison.
- Recent sold homes: What have buyers actually paid for similar properties?
- Active competition: How does your asking price and presentation compare with homes currently available?
- Market pace: How do your days on market compare with similar listings in your neighborhood?
- Listing changes: Have competing homes changed price, improved their presentation, or gone under contract?
Days on market has local meaning: average marketing time varies by location and neighborhood. Freddie Mac notes it can help indicate buyer demand, and a listing that has been available for a long time may prompt buyer questions. Use local comparisons rather than treating any one number of days as a universal cutoff. Freddie Mac’s explanation of days on market provides more context.
Use the response pattern to find the likely obstacle
If few buyers are viewing the listing
Investigate whether the price is competitive, the first impression in search results is strong, the listing details are accurate, the marketing is reaching likely buyers, and showing times are practical. Ask the agent where and how the listing is being promoted and whether the photos and description clearly convey its strongest features.

If buyers are viewing but not making offers
Ask the agent for specific feedback from showing agents and buyers. Look for repeated concerns about price, condition, layout, access, or terms. Treat recurring feedback as useful evidence, but do not let one person’s opinion determine a major decision by itself.
Agree on a next review date and in advance identify what would prompt a change—for example, continued low showing activity, repeated comments about a repair, or newer comparable sales that make the asking price less competitive.

Check the listing and the in-person experience
Buyers form an impression online before they decide whether to visit. Confirm that photos, room descriptions, features, and property details are accurate and that the listing presents the home clearly. If images or details are misleading or incomplete, ask the agent whether updated media or corrections are warranted.
For showings, address visible repairs, clean thoroughly, and make access as convenient as your circumstances allow. The National Association of REALTORS® (NAR) recommends repairs and a deep clean before showings; Freddie Mac notes that staging or small updates can improve online appeal. Choose a change that matches the evidence
Compare possible responses by their likely effect on buyer appeal or reach, cost, time to implement, support from local market evidence, and fit with your timing and finances. There is no universally best fix; a price change will not solve a showing-access problem, and new photos will not make an uncompetitive price competitive.
- Price adjustment: Consider it when comparable sales and current competition indicate buyers have stronger alternatives at your asking price.
- Repairs or cleaning: Prioritize these when visible condition issues or showing feedback repeatedly raise concerns.
- Listing media or marketing: Improve these when the online presentation is weak, inaccurate, or failing to communicate the home’s appeal.
- More flexible showings: Consider this when limited access is making it harder for interested buyers to visit.
- Staging: Consider it when presentation is a meaningful obstacle and the cost and effort make sense for your situation.
- Concessions: Discuss them when they could address a buyer’s specified costs or repair concerns as part of negotiation.
Staging figures offer context, not a promise. In its 2025 Profile of Home Staging, NAR reported that 29% of agents said staged homes received a 1% to 10% increase in the dollar value offered; 30% of sellers’ agents observed slight decreases in time on market, and 19% observed significant reductions. These are survey-reported agent observations, not proof that staging caused a particular result or a forecast for an individual home. Read NAR’s 2025 report summary.

When and how to reconsider the asking price
NAR’s seller handout says: “If your home has been on the market for more than 30 days without an offer, be prepared to at least consider lowering your asking price.” That is published guidance to consider a reduction—not a market-independent rule or an automatic instruction. The appropriate timing depends on local conditions, competing properties, the listing’s performance, and the evidence you review with your agent. See NAR’s full seller handout.
If you and your agent disagree about value, or a special financial situation makes an independent estimate useful, consider a market-value appraisal from an appraiser familiar with your area and property type. An appraisal is a decision aid, not a guarantee of what a buyer will pay.

Review offer terms as well as price
A buyer’s offer includes more than its headline price. NAR explains that seller concessions may cover specified buyer costs or repairs and can be discussed in negotiations. Compensation to a buyer’s agent is a separate choice; do not treat it as the same thing as a concession.
