Prefabricated modular data center solutions are factory-built infrastructure packages shipped to a prepared site for integration and commissioning. They can be as small in scope as an IT pod or power module, or extend to multiple data halls or a more integrated facility. The label alone does not tell you what is included: compare package boundaries, capacity basis, cooling design, electrical resilience, site work and commissioning before comparing vendors or schedules.

What does a prefabricated modular data center include?

“Modular” describes how infrastructure is packaged and deployed, not one standard product. A module may house IT equipment, power systems or cooling equipment; a project may combine separate modules into a data hall, or use a more integrated design. Not every solution is a shipping container, and factory integration varies.

For example, Schneider Electric describes its Prefabricated Modular IT Pod as a factory-built and tested pod that includes power and cooling. Eaton describes custom-engineered systems combining servers with electrical equipment, with power and cooling options. These are different package boundaries, so the product name is not enough to establish that two proposals cover the same work.

Set the package boundary first

Ask each bidder to identify what is included and what remains the buyer’s or another contractor’s responsibility:

  • Power modules, UPS and batteries, distribution, and generator integration
  • Cooling equipment and the connections between cooling and IT modules
  • One data hall or multiple repeatable halls or modules
  • Site preparation, foundations, utility connections, permits and other site work
  • Factory acceptance testing, transport, on-site installation, integration, commissioning and ongoing operations

Schneider Electric’s EcoStruxure Modular Data Center materials describe modular solutions, while its Prefabricated Modular IT Pod page specifies a pod with power and cooling. Eaton’s description likewise allows a range of custom-engineered configurations. A proposal should spell out its own scope rather than rely on those general product labels.

How do the published solutions differ?

The examples below illustrate the range of architectures and claims in vendor materials; they are not a like-for-like performance ranking. Product features and capacities apply to the named product, configuration or case, not to modular data centers generally.

Vertiv prefabricated modular solutions Multi-module configurations with alternatives across cooling and power infrastructure. Vertiv lists capacity up to 30 MW for one configuration. That is a configuration-specific figure, not a general capacity for the product range.
Huawei FusionDC1000B Prefabricated modular system with in-room direct-expansion (DX) cooling. Huawei lists 2N power, 380/400/415 V input and 15-minute lithium battery backup. Rack and module limits are model-specific; confirm the selected model’s specifications.
Huawei FusionDC1000C Product series with fan-wall or indirect evaporative cooling variants. Huawei claims a 90% prefabrication rate and 50% faster deployment for the series. The product page does not establish these figures through an independent comparison.
Delta power containers Prefabricated, pretested power containers intended to serve a data hall. Delta describes a case example of four 900 kW containers serving a data hall with 3 MW of IT load and N+1 redundancy. Delta says specifications vary by customer and availability varies by country.
KAYTUS AI factory cubes IT, power and cooling cubes, described in the company’s 2026 announcement. KAYTUS says the starting unit is 3 MW and announces a scale-up roadmap. The roadmap is a company plan, not a guarantee of available capacity or delivery.

How should you compare capacity?

A capacity number is useful only when its basis and boundary are clear. It may refer to IT load, facility input, an individual module, a rack, or an entire project. These figures cannot be compared directly without that context.

  • Ask what the number measures. Request separate figures for usable IT load and facility electrical capacity, and identify whether each applies to a rack, module, hall or complete site.
  • Confirm the repeatable increment. Establish how much capacity a module adds, what shared equipment is required, and how the electrical and cooling systems connect as the project expands.
  • Check density as well as total load. A design for high-density GPU racks may have different power-distribution and cooling requirements from a facility with a lower rack density.

The differences among published examples show why this matters: IPT PowerTech reports total IT load for a specific project, Vertiv gives a figure for one listed configuration, and HeTone’s capacity and rack-density figures belong to a particular reference design. Treat each number according to its stated scope rather than as a common rating.

Which cooling design fits the site and IT load?

Modular offerings use different cooling approaches; there is no single cooling design inherent to the format. Published examples include DX, air, hybrid liquid-air, direct liquid cooling and indirect evaporative approaches. The right comparison is between the proposed design, the IT equipment’s heat load and the site’s operating conditions.

  • Match cooling to rack density and equipment. Ask for the supported heat load per rack, temperature operating envelope and cooling design basis for the actual IT configuration.
  • Evaluate climate and resource needs. Check expected operation in local ambient conditions, water requirements where relevant, and any restrictions on water use.
  • Understand the maintenance model. Identify service access, replaceable components, redundancy during maintenance and the operational skills needed on site.
  • Compare specific variants. Huawei identifies fan-wall and indirect evaporative variants for FusionDC1000C; Schneider Electric describes hybrid liquid-air cooling for its IT Pod. Those are product-specific options, not evidence that one method is universally preferable.

What does N, N+1 or 2N resilience mean in practice?

Resilience labels describe aspects of a design but do not, by themselves, establish how the complete power path behaves during a fault or maintenance. Eaton lists N, N+1 and 2N options; Huawei lists 2N power for FusionDC1000B; Delta describes N+1 in its power-container case. Ask vendors to show the actual topology and failure coverage for the offered configuration.

  • Trace utility feeds, switchgear, UPS, batteries, distribution and generator connections from source to IT load.
  • Ask which components are redundant, whether paths are independent, and where shared equipment or single points of failure remain.
  • Confirm battery autonomy and the assumptions behind it. Huawei lists 15 minutes of lithium battery backup for FusionDC1000B; confirm the selected model and operating conditions in the proposal.
  • Review what can be isolated or maintained without interrupting IT load, and which failure scenarios the design is intended to withstand.
  • Check the defined commissioning and acceptance tests, including how the required operating and failure states will be demonstrated.

How much faster is modular deployment?

Factory work can shift some construction and integration activity away from the site, but a vendor schedule is not a universal project duration. Site readiness, permitting, utility work, transport, integration and commissioning still affect the delivery path. Compare schedules by phase and assumptions, not by headline duration alone.

In its 2026 announcement, KAYTUS estimates approximately 6–8 months for its prefabricated cube deployment, including about one month for design, three to five months for factory manufacturing and transport, and two months for on-site installation and commissioning. The same announcement contrasts this with an 18–24 month conventional construction cycle. These are KAYTUS’s estimates and comparison, not independently verified industry-wide results.

Huawei’s FusionDC1000C page claims 50% faster deployment and a 90% prefabrication rate for that product series, without providing an independent comparison in the cited product information. Neither claim establishes the schedule advantage a particular site will achieve.

Validate the schedule before relying on it

  • Require a project schedule that identifies design approvals, factory production, transport, site readiness, utility connections, installation, integration and commissioning.
  • Confirm the assumptions about permits, access roads, lifting and transport limits, climate or seismic requirements, and required site works.
  • Define factory acceptance criteria and the documentation delivered with the modules; establish how site integration and commissioning will be accepted.
  • Ask which schedule milestones are contractual, what could delay them and how interfaces among vendors and contractors are managed.

What does a real project example establish?

IPT PowerTech’s supplier-authored case study describes a 2025 project for Zain KSA in Dammam as a “Modular Tier II data center architecture.” The supplier reports six units, each designed to support 54 racks, with 280 kW total IT load capacity. It describes the project need as adding capacity, power and cooling in a compact footprint with faster deployment. The case study does not report an independent operational outcome or independently measured delivery schedule, so it is evidence of a reported deployment and design, not proof of general performance.

What should buyers verify before selecting a solution?

Request a project-specific proposal that ties technical claims to the exact model, configuration, geography and scope. Use this checklist to make competing offers comparable:

  • Scope: Identify included modules, IT equipment, site work, utility interfaces, commissioning and lifecycle support.
  • Capacity: Separate IT load from facility input; state per-rack, per-module and total-project values and the expansion increment.
  • Cooling: Document the approach, supported rack densities, site climate assumptions, water needs and maintenance strategy.
  • Electrical design: Obtain the one-line power diagram, redundancy topology, battery autonomy, generator assumptions and maintenance states.
  • Performance evidence: Separate measured operating results from simulated design values and manufacturer claims. For example, HeTone identifies its PUE range as a design simulation, not an observed site result.
  • Delivery evidence: Tie timelines to named milestones, site readiness, transport, permits, factory tests and commissioning criteria.
  • Local fit and support: Verify electrical and building-code compliance, utility compatibility, climate and seismic design, country availability, local service coverage and spare-parts access.

The available manufacturer materials and supplier case study describe architectures and product examples, but do not establish neutral comparisons of total cost of ownership, comparative PUE, or average schedule savings across projects. Obtain project-specific engineering and independently validate performance claims before treating them as guarantees.
