When lumber quotations rise or become uncertain, Canadian homebuilders should first refresh local, delivered-cost quotes, then check quantities and compare sourcing or design options before changing a project. Test each choice against engineering and code requirements, labour, freight, schedule, financing, and local buyer demand. A national construction-cost index can provide context, but it cannot replace a current quote from a supplier.
What the latest Canadian cost data says—and does not say
Statistics Canada’s Q2 2026 Building Construction Price Index showed that residential building construction costs in its 15-CMA composite rose 0.5% from the previous quarter and 2.3% year over year. The wood, plastics and composites division declined 0.3% during the quarter. These are contractor-price index movements, not a lumber-only price measure or a quote for a particular city, grade, or project. The composite includes materials, labour, equipment, overhead, and profit; it excludes land, design, land development, and real-estate fees. Statistics Canada’s Q2 2026 release also attributes broader cost pressure to factors including oil prices, tariffs and supply-chain disruption, regulatory uncertainty, seasonal work, and constrained skilled trades.
CMHC’s 2026 analysis of Statistics Canada indexes found that, between 2024 Q4 and 2026 Q2, wood, plastics and composites were flat on its 15-CMA comparison, while utilities rose 15%, plumbing 14%, HVAC 13%, and metal fabrications 13%. That index comparison does not establish that lumber prices at individual suppliers were flat. Actual availability and delivered prices can differ by region and project.
Wood exposure also differs by building type. In CMHC’s historical comparison from 2020 Q1 to 2023 Q1, wood-based building-material inputs rose 147%; total input costs rose 59% for ground-oriented homes and 37% for high-rise apartments across the 15-CMA composite. CMHC says the share of construction costs directly attributable to wood, plastics, and composites is roughly 16 times larger in ground-oriented housing than in high-rise apartments. These are historical index findings, not current forecasts. CMHC’s analysis also models a possible reduction of up to 17% in ground-oriented construction costs in some centres under its stated comparison scenario, alongside a possible 3.5% increase—or close to 4,000 additional annual starts. Those are conditional model results, not observed savings or guaranteed outcomes for a builder.

Refresh the estimate before changing the project
Start with current, comparable quotations for the actual materials on the bill of materials. Request the specified species or product, grade, dimensions, treatment, quantities, delivery location, and quote-validity period. Compare delivered prices rather than unit prices alone: a lower quote can be offset by freight, handling, minimum-order terms, or a longer lead time.
Ask suppliers to identify substitutions explicitly rather than treating unlike products as equivalent. A different grade, dimension, treatment, or engineered product may affect structural design, availability, installation, and inspection. Confirm the specification with the project’s design and engineering team before ordering.

Use indexes as background for estimating and escalation discussions, not as a substitute for local procurement data. The cited sources do not provide live yard prices or inventory. If the project’s quote is valid only for a limited period, record the expiry and clarify what happens to price and availability after it.
Compare suppliers and sourcing on delivered, usable material
Request quotes from more than one suitable supplier where practical, using the same specifications and delivery assumptions. For each option, compare the full project implications:

- Specification and suitability: required grade, dimensions, treatment, and approval for the intended use.
- Availability and timing: confirmed stock, lead time, quote validity, and the risk of partial or delayed deliveries.
- Yield and logistics: expected usable quantities, cut waste, storage conditions, and distance from the site.
- Installation economics: labour, equipment, schedule effects, and total installed cost rather than material price alone.
CMHC identifies greater use of Canadian wood products as a possible response to tariff exposure, but domestic supply is not automatically cheaper or easier to obtain at every site. Limited east-west transportation infrastructure can constrain movement. Ask suppliers about Canadian softwood and engineered wood availability at the required grade and schedule, then include freight and delivery certainty in the comparison. CMHC’s analysis describes the opportunity and the transport constraint; it does not establish a project-specific delivered price.
Reduce avoidable waste and ordering risk
Before changing the design, review quantities and sequencing with the estimator, site supervisor, supplier, and design team. Recheck takeoffs against the current drawings and scope; coordinate order timing with the construction schedule; and plan storage and handling to reduce damage, weather exposure, duplicate orders, or material left unusable after a design change.

Review cut plans and standard lengths where the design and specification allow, but do not alter structural members or substitute products without appropriate approval. Better coordination may prevent avoidable waste or reorders, but the sources do not quantify a guaranteed savings rate for these practices.
Evaluate substitutions as whole-project decisions
If lumber remains a material cost or availability risk, ask the architect, engineer, builder, and relevant trades whether a material or structural-system change is feasible. CMHC identifies mass timber and other advanced wood technologies as possible ways to use more domestic wood. That does not make them universal replacements: each project needs a review of structural design, fire and building-code requirements, trade capacity, equipment, delivery, and schedule.

Compare alternatives using the same scope and performance requirements. A useful decision check is:
- Does the proposed system meet the project’s structural, fire-safety, and applicable code requirements?
- Are the materials, qualified trades, and equipment available in the project’s region and within the required schedule?
- What is the total installed cost, including design changes, freight, labour, equipment, and any schedule or financing effects?
- Will the change preserve the product, quality, and timing that local buyers or renters expect?
CMHC’s historical data show why project type matters: wood-based input movements affected ground-oriented homes more heavily than high-rise apartments in its comparison. That finding helps frame exposure; it does not predict the cost or suitability of a particular redesign.

Lumber is one input, not the whole cost of a home or the sole determinant of whether a project proceeds. Include labour, servicing, permits and development fees, land, financing and carrying costs, and the project’s required return. A material change that reduces one line item may still increase total cost or delay revenue.
Demand matters as well. CMHC’s 2026 outlook describes housing demand as weak and uneven and forecasts construction to decline through 2028. Deputy Chief Economist Kevin Hughes said: “This caution is leading many households to delay buying homes and making builders more hesitant to start new projects.” Use local sales, rental demand, project type, and financing assumptions when deciding whether to proceed, phase, redesign, or defer; a lumber trend alone cannot settle that decision. Check federal measures without assuming project eligibility
A federal announcement on August 5, 2025 described prioritizing Canadian materials in federal procurement and planned financing through Build Canada Homes for innovative builders using Canadian technologies and resources. It is not evidence of a general grant available to every homebuilder. Check current implementation, program terms, and project eligibility directly before including prospective support in a financing plan. The Government of Canada announcement quotes Prime Minister Mark Carney: “The forest sector is a pillar of Canada’s economy. As we shift from reliance to resilience, Canada’s new government will ensure the industry can transform to seize new opportunities in Canadian and international markets.”
