To find out whether a data centre is planned near your home, identify the exact parcel and the authority responsible for its land-use approvals, then search that authority’s planning records and confirm the latest status with its planning office. Search for both data-centre terms and broader zoning or development applications. A portal search with no results does not prove that no proposal is being considered.

1. Identify the land and the planning authority

Start with the official city or county parcel map, GIS viewer or assessor search. Find the parcel number for the land you are concerned about, then determine which government handles its land use. A property’s mailing address or the nearest city may not identify the responsible authority: the parcel could be in unincorporated territory, or municipal boundaries may affect which records to check.

If the site is near a boundary or an annexation is being considered, check the neighboring jurisdiction as well. Use the official parcel record as your starting point, not a third-party project map.

2. Search official planning records using several terms

On the responsible authority’s website, look for planning applications or case searches, project pages, zoning maps, hearing calendars, Planning Commission materials, council or county-board agendas and minutes, public notices, and permit records. Search by parcel number and address, then try the landowner and developer names if you know them.

Use more than one description of the proposed use. A local code may classify a data centre under a broad category, and terminology or classifications can change. Try:

  • “data center” and “data centre”
  • “data facility,” “technology park” and “server farm”
  • “rezoning,” “conditional use,” “special use” and “special exception”
  • “site plan,” “development application” and “annexation”

Search those broader land-use terms alongside the parcel, address, owner or developer. A case may not mention “data centre” in its title.

3. Establish the project’s current status

Distinguish a land purchase or public announcement from a filed application, a scheduled hearing, an approval, a permit, construction, withdrawal, rejection or cancellation. These are different stages, and an old announcement may no longer describe what is happening.

Open the underlying official case record and its linked documents. Check the newest dated update, including staff reports, hearing notices, meeting minutes and status entries. If the portal is unclear, contact the planning office and ask whether an application or pre-application matter exists for the parcel or project. A pre-application discussion may not appear in the public application search.

4. Check hearing notices and public-comment deadlines

For an active case, read the notice itself. It should identify any hearing date, comment deadline, accepted submission methods and staff contact. Follow the stated instructions and confirm that a deadline is still open before submitting comments.

Do not assume every nearby resident will receive a mailed notice. The notice radius and the events that trigger mailing depend on local law and the type and stage of the case. For example, Hayward, California, says that under its local rules properties within 300 feet receive mailed notice when an application is received and when there is a public meeting. That distance is specific to Hayward, not a general standard.

5. Look for environmental and infrastructure records

Environmental review and utility work may be documented separately from the main planning application. Search the project name and parcel in the relevant environmental agency’s records, and look for assessment documents, permit notices and public-review materials. If the proposal involves new utility facilities, search for associated substations or transmission projects in the relevant utility and permitting records.

A Virginia Department of Environmental Quality public notice for the QTS Richmond 5 project, for example, described a public-comment process related to wetland impacts. That illustrates why a planning-file search alone may not capture every permit or review; it does not establish the status or requirements of another project.

What local examples can—and cannot—tell you

Official local pages show why it is important to check the rules and status that apply to the specific parcel. They are examples, not rules to apply in other places.

Jurisdiction What the official information says What to take from it
Hayward, California The City says its code was amended in April 2026 to create a data-centre category, require a Major Conditional Use Permit and require a City Council public hearing for new applications. It also describes environmental review under CEQA, including possible air-quality and local or regional energy and water-system effects. City of Hayward data centre information Use the city’s own code and application information to find the relevant review steps; do not assume Hayward’s notice or approval rules apply elsewhere.
Calvert County, Maryland The County says AWS formally withdrew its Calvert Technology Center application on August 4, 2026. It reports that a six-month moratorium on site-plan approvals took effect August 28, 2026, and that data-centre applications were not being accepted during that period. Calvert County project information A proposal announcement is not a reliable statement of present status. Check the latest county update and applicable local rules.
Loudoun County, Virginia The County reports that amendments approved March 18, 2025 made data centres conditional uses in the General Plan and required special-exception approval in specified industrial districts; some earlier applications could proceed under grandfathering rules. New South Wales, Australia The state planning portal provides a project page with stages and linked documents. NSW planning portal project example Use the portal for the relevant project’s assessment stage and documents; its process is specific to that jurisdiction.

If your search finds nothing

Do not treat an empty search result as proof that no proposal is under consideration. The project may be listed under an unfamiliar name or broad use category, or early discussions may not appear in the public portal. Ask the responsible planning office to search its records for the parcel, address, owner or developer, and ask whether a pre-application matter exists. If jurisdiction boundaries or annexation are relevant, check the neighboring authority too.

Third-party project trackers can help surface names or leads, but confirm any listing against the linked public record and the authority’s latest status. The permitting authority’s records, rather than a tracker, are the place to verify a case.

When comparing two proposed sites

Compare the evidence in the official records rather than relying on headlines or treating local labels as equivalent. For each proposal, check:

  • the case stage and date of the latest official update;
  • the zoning or land-use approvals required for that parcel;
  • whether a hearing or public-comment period is open, and the stated deadline;
  • which environmental documents are available and what they cover; and
  • whether related utility or infrastructure permits are linked or filed separately.
