Look for a fixed-rate end date, a variable-rate formula or index, and the next reset date. If those terms are unclear, ask your lender or servicer to confirm the rate type and timing in writing.
Start with your loan account, then check the contract
- Find your latest statement or online account. Note the company servicing the loan and the account reference. The statement is also a practical place to find contact information.
- Read the signed loan documents. Depending on your country, these may be called a loan agreement, promissory note, mortgage offer, or closing documents. Check any later letters or notices about rate changes as well.
- Search for rate terms. Look for “fixed,” “variable,” “floating,” “adjustable,” or “tracker,” and for terms such as benchmark or index, margin or spread, reset or review date, cap, floor, and fixed-rate period.
- Check how long the rate is guaranteed. A rate may be fixed only until a stated date and then change under the contract. “Fixed” on a current account screen does not necessarily mean fixed for the entire loan term.
- Ask the servicer if anything is missing or unclear. Use the contact details on your statement or payment documentation, and request a written explanation.
What to look for in each rate type
Fixed rate
Confirm whether the contract fixes the rate for the whole loan or only for an initial period. If there is an end date, find the clause that says what rate or rate-setting method applies afterward.
Floating, variable, adjustable, or tracker rate
Identify the benchmark or other formula, the margin or spread added to it, and when the rate is reviewed or reset. Check for a cap or floor, and note the next scheduled reset date. Your lender or servicer should be able to explain how the terms work for your specific account.
Fixed interest does not always mean an unchanged payment
Rate type and payment stability are related, but they are not identical. For example, the Bank of Israel describes mortgage tracks in which principal is linked to the consumer price index; indexation can affect the balance and payments even when the interest rate itself is fixed. U.S. documents: where to check
For qualifying U.S. mortgage applications made after October 3, 2015, the Consumer Financial Protection Bureau (CFPB) says the rate type appears at the top of page one of the Closing Disclosure. The CFPB lists exceptions, including some older applications and certain reverse mortgages, home equity lines of credit (HELOCs), manufactured-housing loans, and assistance-program loans; in those cases, it directs borrowers to the Truth in Lending disclosure. The CFPB also advises checking the signed “Promissory Note” or “Note” and contacting the servicer. See the CFPB’s guidance on identifying a fixed or adjustable mortgage.
Federal Reserve Consumer Help says U.S. closing documents must state the interest rate and whether it can change. If it can change, the documents must state when changes occur and how they are calculated. These document names and disclosure rules are U.S.-specific. Questions to ask if the paperwork does not settle it
Contact the lender or servicer and ask:
- Is my current interest rate fixed or variable/floating?
- Until what date is it fixed, if it is fixed only temporarily?
- What event, benchmark, or formula can change it?
- How often is the rate reviewed, and when is the next reset?
- What margin, spread, cap, or floor applies?
- What rate-setting terms apply after the fixed period ends?
- Is the loan balance linked to inflation or another measure that can affect payments?
Ask for the answer in writing, especially if the documents use terms you cannot interpret. The lender or servicer can confirm how those terms apply to your account.
Country-specific terms can change what to check
India
Reserve Bank of India consumer material says a fixed rate may apply for all or only part of a loan’s tenure. It advises borrowers to check reset clauses, the reference index and how often it updates, and whether the spread on a floating-rate loan is fixed or variable. Other countries
Document names, disclosure rules, and the meaning of rate labels vary by jurisdiction and lender. Use the signed contract and official notices as the starting point, then ask the lender or servicer to identify the applicable terms for your loan.

Compare each track separately. Record the rate type and how long it is guaranteed, the reset timing and benchmark or formula, any principal indexation, and applicable spreads, caps, floors, or post-fixed-period terms.
