Use DPI to see how much capital a private-equity fund has distributed against the capital investors paid in. Use IRR to understand the rate implied by the amounts and timing of its cash flows. Neither metric tells the full story alone: read them alongside total value, remaining unrealized value, and the assumptions behind the calculation.
What is the difference between DPI and IRR?

DPI is calculated as cumulative distributions divided by paid-in capital. IRR is the discount rate that makes the present value of the relevant cash flows—including any terminal value used at the reporting date—equal zero. The cash flows included and whether a figure is fund-level or portfolio-level can vary, so check the stated methodology rather than assuming that every reported IRR is comparable. When should you use DPI?
Use DPI to answer: “How much cash has actually been returned against the capital paid in?” It is a direct way to assess realized distributions, particularly when you want to distinguish cash already returned from value that exists only on paper. DPI does not show whether that cash arrived quickly or slowly, and it does not include the fund’s remaining unrealized holdings.
When should you use IRR?
Use IRR to answer: “What rate results from the timing and amounts of the fund’s cash flows?” In a long-horizon, illiquid investment, the timing of calls and distributions matters. IRR alone does not show the distributed amount as a multiple. Before a fund is liquidated, its reported IRR may also depend on an estimate of the value still held.

Why timing changes the comparison
Suppose two investments each ultimately distribute 2 units for every 1 unit of paid-in capital. If one distributes that amount sooner, it has a higher IRR; after the full distributions, both have the same DPI. This arithmetic illustration explains the difference between a multiple and a timing-sensitive rate; it is not an industry statistic or a reported investment result.
How should you read an interim fund track record?
Private-equity funds have long investment horizons. The CFA Institute’s review describes a J-curve pattern: fund cash flows can be negative for years before distributions and gains emerge. During that period, low DPI can coexist with portfolio value that has not yet been realized. Conversely, an interim IRR that includes an estimated residual value is not the same as cash already returned. Read the reporting date and valuation basis, and consider realized distributions with residual or total value. The CFA Institute review discusses the J-curve and reported performance indicators.

There is no universal fund-age threshold at which one metric becomes decisive. For a mature or liquidated fund, DPI directly summarizes distributed capital; IRR still adds information about timing.
What should you check before comparing funds?
- Gross or net: Is the figure gross at the portfolio or fund level, or net to investors? Identify the fees, expenses, and carried interest included.
- Same period and method: Are both figures calculated over the same date range, return type, and methodology?
- Same level: Is each figure fund-level (between fund and investors) or portfolio-level (between fund and investments)?
- Subscription facilities: Does the IRR include the effect of fund-level subscription facilities? Are cash-flow timings treated consistently?
- Interim value: Does the calculation include NAV or another terminal value? What is its valuation date and basis?
- Cash-flow conventions: How are capital calls and distributions treated? ILPA templates are intended to standardize performance metrics and related cash-flow reporting.
For marketed performance in the United States, SEC staff guidance says gross performance in an advertisement must be accompanied by net performance calculated over the same period and with the same return type and methodology. The staff’s FAQ also addresses subscription facilities: a gross IRR excluding their timing effect should not be treated as methodologically identical to a net IRR that includes it. ILPA template timing and methodology
ILPA says its Performance Template should be used on a go-forward basis for funds commencing operations on or after January 1, 2026. ILPA lists two template methodologies that show the same fund- and portfolio-level performance metrics and cash-flow data but differ in how fund-level gross performance is calculated; general partners are to select the approach that aligns with their capital-calling method. DPI and IRR alone do not answer whether private equity outperformed a public-market alternative. A public-market equivalent (PME) benchmarks private-fund cash flows against a public index. Invest Europe identifies choosing a relevant index and currency as fundamental PME challenges. Any PME comparison should state its index, period, currency, and method; PME is a benchmark approach, not another name for DPI.
