To find out whether a data centre is planned near you, identify the local government that controls the site, then search its planning applications, zoning cases, permits, hearing notices and meeting records. Search by address, parcel number, developer and case number—not just “data centre”—and use the latest official record to distinguish an early proposal from an approved or active project.

1. Identify the authority responsible for the site

Start with the official assessor, parcel or geographic information system (GIS) map for the area. Locate the site or nearby parcels and note the parcel identifier and municipal boundaries. A postal address or a nearby city name does not necessarily tell you which government has zoning authority; the site may be in unincorporated territory or under another jurisdiction.

Once you know the responsible municipality, county or other planning authority, save its name and the parcel number. These details help you search official records and ask the right office for information.

2. Search planning and public records in several ways

Check the authority’s project pages and application-search tools, as well as permit portals, public notices, hearing calendars, planning commission materials, council or county-board agendas, and minutes. An application may be filed under a general land-use category rather than “data centre,” so search both project language and procedural terms.

Try these search terms and identifiers

  • “data centre,” “data center,” and “server farm”
  • The property address, parcel number, project name, applicant, landowner or developer
  • Any case or application number shown in a notice or meeting record
  • Local land-use terms such as “rezoning,” “conditional use,” “special use,” “site plan,” “subdivision” and “annexation”

Also look for related infrastructure cases, such as substations or transmission lines. Those records may help corroborate activity in an area, but by themselves they do not prove that a data centre proposal exists.

3. Verify what stage the project has reached

Read the actual case file and the latest official action rather than relying on a news story, map marker or developer announcement. A land purchase, public announcement, zoning request, development application, hearing, approval, permit and construction are different stages. A proposal listing does not mean the project is approved or imminent.

When reviewing a case, note the application description, parcel numbers, applicant, case number, filing date, hearing dates, staff reports, site-plan revisions, decisions and current status. Check whether the case is active, changed, withdrawn, approved or affected by a moratorium. For example, Calvert County, Maryland, reported that AWS withdrew its application in August 2026 and that a six-month moratorium on site-plan approvals took effect on August 28, 2026. That is a local, time-sensitive example—not a rule for other places. Calvert County’s official project information is the place to check its current updates.

4. Check notices, hearings and participation rules

If a case is active, consult its official page and notices for meeting dates, comment instructions, submission deadlines and appeal rules. If those details are unclear, contact planning staff. Do not assume nearby residents will receive notice or that third-party appeal rights apply; both depend on local law and the specific case.

For example, the City of Casey in Victoria said an application for 585 Berwick-Cranbourne Road in Clyde North was exempt from standard notice and third-party appeal requirements under applicable Urban Growth Zone provisions, while the council would still consider submissions. That example applies to that application and jurisdiction only. Check the City of Casey’s official updates for its stated process and current case information.

5. If online searches find nothing, ask the planning office

No search result is not proof that no proposal exists. Records may be difficult to search, filed under a broad case category or not posted online. Contact the office responsible for planning or zoning and provide the parcel number or address, plus any known developer, project or case details.

Ask whether there is a pending application or pre-application matter for the parcel and how to inspect or request records that are not available online. Public-record access procedures differ by jurisdiction, so follow the office’s instructions for obtaining the file.

6. Use maps and trackers as leads, not final proof

Some governments publish proposal maps that help you discover projects, but a map’s label or count does not tell you that every listed project is approved or moving ahead. Pennsylvania’s Commonwealth map, for example, can be sorted by location, permitting stage and approval status. The Commonwealth page reported at least 100 known proposals as of October 7, 2026, while saying the vast majority had not formally approached the state about permitting or taken meaningful development steps. That is a Pennsylvania-specific count of known proposals, not a national total or a count of approvals. Third-party directories can help surface names or locations, but their coverage may be incomplete. Data Center Neighbor says its inventory is incomplete and that an empty map area does not establish that nothing is proposed. Use a listing as a lead, then confirm the parcel, case and latest status through government records. Data Center Neighbor describes its map and inventory.

How to judge conflicting results

If several sources describe a possible project, compare them against the official file. Give the most weight to a current application, permit or decision tied to the exact parcel and case number. Treat announcements, directory entries and tips as leads unless they match official records.

  • Location: Does the record identify the same parcel or site?
  • Identity: Do the applicant, landowner or developer names match?
  • Case details: Is there a case number and a description that actually identifies a data-centre proposal?
  • Freshness and stage: What is the date of the latest official action, and what stage does it establish?
  • Participation: Are a hearing, comment deadline or appeal period still open under the applicable rules?

Utility, environmental or transmission records can support a picture of related infrastructure work, but they do not by themselves establish a particular data-centre proposal. When the latest official status is unclear, ask the responsible agency to confirm it.
