Higher mortgage rates increase the principal-and-interest payment on the same loan. If your monthly budget stays fixed, a higher rate also means you can borrow less—and may need to consider a lower-priced home, a larger down payment, or a different loan term. The full cost of owning a home is broader than principal and interest: taxes, insurance, mortgage insurance, fees, income, debts, and savings goals all matter.

How do higher interest rates affect my mortgage payment?

For a fully amortizing fixed-rate mortgage, the scheduled principal-and-interest (P&I) payment is determined by the amount borrowed, the interest rate, and the loan term. Hold the loan amount and term constant, and a higher rate produces a higher scheduled P&I payment.

For a historical rate-only illustration, the Consumer Financial Protection Bureau (CFPB) compared a $400,000, 30-year fixed loan at 2.65% on January 7, 2021, with the same loan at 7.79% on October 26, 2023. Monthly P&I rose from $1,612 to $2,877—an increase of $1,265, or 78%. These are dated examples, not current quotes or predictions about future rates. That example isolates rates: the loan size and term stay the same. A home purchase does not always work that way. If the home price, down payment, loan amount, or term also changes, the payment changes for those reasons too.

What the payment estimate includes

P&I is not necessarily the amount you will send each month. Your mortgage servicer may collect property taxes, homeowners insurance, and mortgage insurance along with principal and interest. The CFPB notes that the total monthly payment sent to a mortgage company is often higher than P&I alone. Its example of $477 per month for every $100,000 borrowed assumes a 30-year loan at 4% and covers P&I only; it is an illustration, not a general quote. How much house can I afford if mortgage rates go up?

If you set a maximum monthly housing budget, a higher rate generally reduces the loan amount that fits within it. How much that changes your buying power depends on your down payment, loan term, taxes, insurance, mortgage insurance, and other costs. There is no single home-price reduction that applies to every buyer.

Rates are only one part of affordability. In a separate historical comparison, the CFPB found that monthly P&I on a median-priced home with 5% down rose from $1,359 in January 2021 to $2,891 in October 2023—up $1,532, or 113%. That comparison reflects both higher mortgage rates and higher home prices; it should not be read as the effect of rates alone. The CFPB Data Spotlight explains the comparison.

For context rather than a personal offer, Freddie Mac reported U.S. average rates of 7.28% for a 30-year fixed mortgage and 6.60% for a 15-year fixed mortgage as of October 1, 2026. These national averages are dated benchmarks, not rates every borrower can obtain. Individual pricing depends on borrower and loan characteristics, and Freddie Mac updates its figures weekly. Build a budget around the full housing cost

  1. Choose a comfortable total monthly payment. Start with income, regular expenses, other debt, savings priorities, and the costs you expect to carry as a homeowner. A lender’s estimate of what it may lend is not the same as a household budget. The CFPB advises borrowers to focus on a mortgage affordable alongside their other priorities. Use the CFPB’s affordability guidance.
  2. Estimate P&I using a realistic loan scenario. Choose a plausible rate, loan amount, down payment, and term. Then test a higher-rate scenario to see whether the payment still fits. Keep the amount and term unchanged when comparing rates so you can see the rate’s effect by itself.
  3. Add costs outside P&I. Include estimated property taxes and homeowners insurance, plus mortgage insurance when applicable. Add any other housing costs that your monthly budget must cover.
  4. Adjust the home price or financing until the total fits. If the higher-rate scenario strains the budget, consider a lower loan amount or home price, a different down payment, or another term. Do not rely on approval alone as proof that the payment is comfortable.
  5. Compare written Loan Estimates. Look beyond the advertised rate. Compare rate and APR, points and lender fees, loan amount, term, payment components, and whether the loan is fixed or adjustable. How much does a 1% higher mortgage rate add to a monthly payment?

There is no fixed dollar increase for every borrower: the effect depends on the loan amount and term. Compare two fully amortizing fixed-rate scenarios using the same principal and number of payments, changing only the interest rate. That isolates the rate effect; taxes, insurance, mortgage insurance, and fees are separate.

For example, the CFPB’s $400,000 loan comparison shows what a much larger rate change meant for that specific 30-year loan: 2.65% versus 7.79% increased monthly P&I by $1,265. It does not tell you what a one-percentage-point increase will add to a different loan. Use a mortgage calculator with your own loan amount and term, then confirm the payment and costs in a written Loan Estimate.

Should I choose a fixed-rate or adjustable-rate mortgage?

The choice is between greater payment stability and the possibility of a lower initial rate with future adjustment risk. Compare the actual loan terms and your ability to handle payment changes—not just the first payment.

A shorter term generally means a higher monthly payment but lower total interest cost, while an ARM can expose you to future payment increases.
