Request an ownership statement, compare the current registry details with the original title deed and property plan, and use the official sale-transfer process to check the property’s data, status, record and owners. A seller’s deed image alone is not registry verification.
Where to verify ownership in Qatar
The MOJ Real Estate Registration Department is the official point of reference for real estate registration and related records. Its responsibilities include recording transactions and final judgments, regulating title deeds and in-kind rights certificates, and providing registration data and copies. Use the Ministry’s property-specific services rather than relying only on documents supplied by a seller. Confirm the applicable access and authorization requirements with MOJ, particularly when requesting information about another person’s ownership history.
Request an ownership statement for the property or unit
The MOJ Issuance of Ownership Statement service offers different report types. Depending on the request, a statement can cover ownership of a property or unit, its previous and current owners, an owner’s ownership history, ownership during a specified period, or a property or unit mortgaged to a specified entity. Select the report that addresses the property and question you need to verify; do not assume every report includes every category of information.

Compare the registry record with the deed and plan
Ask the seller for the original title deed and the property or unit’s site, registration or unit plan. The MOJ sale-transfer service requires the original title deed and checks property or unit data, status, record and owners. Use those checks to compare the documents and the registry record before proceeding.
- Owner identity: Compare the registered owner’s name and identity details with the seller’s identification and transaction documents.
- Ownership shares: Check that the recorded owners and shares match the seller’s claims and that the people signing have authority to transfer the interest.
- Property identity: Match the property or unit identifiers across the ownership statement, deed, plan and proposed contract.
- Plan and area: Check that the plan corresponds to the property being sold and investigate any area or boundary discrepancy before committing.
- Status and record: Review the available property-specific record, including mortgage-related information where the requested report provides it.
MOJ’s Transfer of ownership by sale service lists verification of property or unit data, status, record and owners. Its stated documents include the original deed, a client identification document, authorization if applicable, and proof of payment.
Resolve discrepancies before signing or paying
Pause the transaction if names, identity details, property identifiers, area, plan, ownership shares or the recorded owner do not align with the seller’s documents or claims. Ask MOJ what correction or further documentation is required, and obtain an updated property-specific record after any issue is addressed. The Ministry offers separate services for replacement deeds and regulatory adjustments, but using one of those services does not by itself prove that a particular discrepancy has been resolved.
If a statement indicates a mortgage or another concern, ask for the current property-specific record and consult a Qatar-qualified property lawyer about its legal effect and any required consent or release. MOJ’s public service information describes a mortgage-related statement category, but it does not explain the complete treatment of every encumbrance or the release process for a particular property.
Check whether you are eligible to own the property
Ownership verification and buyer eligibility are separate checks. Non-Qatari buyers should confirm that the specific property falls within an eligible freehold or usufruct area, or otherwise qualifies under the applicable rules. The MOJ page on non-Qatari ownership and use of real estate lists QAR 730,000 and QAR 3,650,000 property-value thresholds for distinct residence-related benefits and describes conditions including presence in Qatar for at least 90 days per year. These figures are not a blanket statement of ownership eligibility: confirm the current rules and how they apply to the property and buyer with MOJ.

The MOJ sale-transfer service lists a fee of 0.25% of the property or unit value, plus QAR 100 for printing the deed and/or property site plan or unit plan. The ownership-statement service lists a QAR 50 transaction fee. Both pages refer to exemptions under a 2026 ministerial decision, so verify the amount payable and required documents with MOJ before applying or completing the transfer.
If a deed has been lost or needs replacement, MOJ has a separate replacement title deed service. The page lists a QAR 100 transaction fee and QAR 100 for issuing a deed and/or registration plan. That service is for replacing a deed; it is not a substitute for checking the current ownership record for a purchase.

Practical verification sequence
- Identify the exact asset. Get the property or unit identifiers, original title deed, and relevant site or unit plan from the seller.
- Request the relevant ownership statement. Use MOJ’s ownership-statement service and select a report type suited to the property and information needed. Confirm access and authorization requirements if the information concerns another person.
- Reconcile the documents. Compare the recorded owners and shares, identifying details, property or unit identifiers, plan and area with the seller’s identity, deed and proposed transaction documents.
- Check status and record through the official transfer process. Confirm the property data, status, record and owners as part of the MOJ sale-transfer procedure, which requires the original deed and identification and authorization documents as applicable.
- Stop on unresolved issues. Do not proceed on the strength of an explanation or deed image alone when a material mismatch, mortgage-related concern or eligibility question remains. Obtain an updated record and qualified legal advice where needed.
- Confirm current requirements and fees. Check the MOJ service pages or contact the Ministry before submission, since the published fees note exemptions and service requirements can be case-specific.
