Compare builders on more than the advertised base price. Use the same questions and written checklist for each company, then weigh its local track record, completed work, full home specification and cost, contract terms, warranty service, inspection access, and the community itself. Licensing, complaint records, contract rights, warranty protection, and inspection rules vary by location, so verify them with the relevant local authority before you commit.

Start with a like-for-like comparison

Ask every builder the same questions and record the answers in writing. A model home shows what a builder can present; it does not, by itself, establish what is included in your price or how the company handles construction, schedule changes, and service after closing. Compare the specific home and lot you would buy, not just the sales presentation.

Use this worksheet for each builder:

  • Local experience: years and volume of relevant work, including experience with the region’s climate and building conditions.
  • Reputation and credentials: recent buyer references, available complaint records, licensing or registration, and insurance.
  • Workmanship: what you observe in completed homes and, where access is permitted, active construction.
  • Communication: your project contact, update frequency, response process, and the person responsible for service after closing.
  • Schedule: estimated completion, how delays are communicated, and how schedule changes are handled.
  • Price and scope: base price, included work and products, exclusions, options, fees, allowances, upgrades, and change-order costs.
  • Contract: specifications, payment schedule, contingencies, and cancellation and dispute terms.
  • Warranty and service: coverage, exclusions, claim route, deadlines, and the builder’s service history.
  • Verification: whether independent inspections are allowed and what performance or energy documents will be supplied.
  • Community and lot: taxes, homeowners association (HOA) costs and services, covenants, landscaping obligations, nearby facilities, and planned development.

There is no universal score that predicts which builder will deliver the best home. A checklist makes differences visible; use your priorities and the written evidence to decide how much each difference matters.

Check the builder’s record and completed work

Speak with recent buyers

Ask for references from buyers whose homes were completed recently, including within the last year if available. Ask whether they would hire the builder again, and have them describe how the company handled schedule, budget, workmanship concerns, communication, and post-closing service. NAHB recommends contacting past customers rather than relying only on the builder’s presentation: How to Choose a Home Builder According to the Experts.

Visit homes and ask to see work in progress

With the owner’s permission, look at completed homes and ask about the materials and features you see. If the builder permits it, arrange a safe visit to an active site; do not enter a construction area without authorization. Compare visible workmanship and ask which materials or features are standard versus upgrades. NAHB’s Checklist for Finding and Hiring a Builder or Remodeler recommends reviewing work and asking about the builder’s practices.

Verify credentials and complaints locally

Check the company’s relevant experience, licensing or registration, insurance, and any complaint records available in the jurisdiction where the home is being built. The Federal Trade Commission’s general advice for hiring contractors includes checking local licensing and insurance and reviewing written estimates and contracts, but a new-home purchase contract may be governed by different requirements: How To Avoid a Home Improvement Scam (2022).

Use the regulator or registry for the home’s location rather than assuming one database covers all builders. For example, Alberta says its builder registry shows licence status, warranty provider, and homes built since 2014; that is Alberta-specific information, not a national registry: Government of Alberta: Purchasing a new home. Australian Government guidance likewise discusses checking local licences, complaint history, and insurance in the Australian context; terms and processes there should not be applied to buyers in other jurisdictions without checking local rules: YourHome: Buying a house off-the-plan.

Compare the actual price and specification

A low base price is not a useful comparison unless the homes include comparable work and products. Request a written estimate and detailed specification from each builder, then compare the same categories line by line.

  • Included and excluded work: identify what is covered in the price and what is not, including appliances, finishes, landscaping, driveways, and site-related work where applicable.
  • Product details: ask for make, model, material, finish, or performance specification where relevant; “standard” can mean different things from one builder to another.
  • Options and upgrades: record the price of desired changes and whether they must be selected by a particular date.
  • Allowances and estimated costs: identify items whose final price is not fixed, how the allowance was calculated, and what happens if the chosen item costs more.
  • Fees and changes: list additional charges and ask how change orders are approved, priced, and documented.
  • Payment schedule: compare when payments are due, what work or milestone each payment corresponds to, and any stated contingencies.

Do not treat a verbal assurance as part of the deal unless it appears in the contract or an attached written specification. NAHB advises buyers to compare written estimates, contracts, and payment schedules: Questions to Ask Your Home Builder. Australian Government YourHome guidance warns that variations can become expensive and recommends reducing estimated Prime Cost and Provisional Sum items where possible. Those terms and that advice belong to Australian building practice; elsewhere, ask what equivalent allowances or provisional amounts mean under your contract: YourHome: Buying a house off-the-plan.

Review the contract, schedule, and communication plan

Before signing, request time to review the full contract and its attachments, including specifications, payment schedule, estimated timing, warranty documents, and homeowner manual. Have unclear terms explained in writing. Compare how each contract addresses changes, delays, contingencies, cancellation, and disputes; the applicable rights and deadlines depend on local law and the particular agreement.

Ask who will be your day-to-day contact, how often you will receive updates, how questions or problems are logged, and who takes over when the sales process ends. Establish how the builder communicates schedule changes and what information you will receive. A clear contact and update process is part of the practical comparison, not a substitute for enforceable written terms.

NAHB’s consumer material is useful guidance from an industry association, not a replacement for independent legal advice. For local contract disclosures, cooling-off periods, cancellation rights, or dispute processes, consult the relevant local regulator or a qualified local adviser.

Understand warranty and after-closing service

Ask for the warranty itself, not only a summary, and read its coverage, exclusions, claim procedure, deadlines, and remedies. Find out whether the builder or another provider handles each type of claim, how to submit a request, and what service response process applies after closing. Request the homeowner manual and keep it with the contract and written specifications.

Warranty arrangements are not uniform. Coverage and legal protections depend on the contract and jurisdiction. In Alberta, for instance, the government registry identifies the warranty provider for registered builders; buyers elsewhere should check the applicable local warranty scheme and confirm which provider applies to the particular home.

Ask about independent inspections and performance verification

Ask whether the builder permits an independent inspector at appropriate construction stages and before closing, what notice or access arrangements are required, and whether any inspection must be coordinated with the site team. Inspection access, timing, and inspector qualifications are governed by local rules and the contract; do not assume a particular stage is guaranteed. Alberta guidance suggests considering checks of major systems and exterior components before closing: Purchasing a new home.

If energy performance is important, ask what documentation will be supplied and whether the specific home is certified under a named program. ENERGY STAR describes independent inspections and tests within its own certified-home verification process; this does not mean every new home receives those inspections or tests: ENERGY STAR: Independent Inspections & Tests. Arrange any independent inspection with a qualified local professional and confirm the builder’s access rules before scheduling.

Compare the lot and community, not just the house

Two similar homes can have different ongoing costs and practical trade-offs because of their lot and development terms. Ask for the HOA dues, what services or maintenance they cover, applicable covenants or restrictions, property-tax information, and any landscaping obligations. Also consider access to nearby services and facilities and ask what is known about planned development around the community. Questions to ask every builder

  1. May I speak with recent buyers, including people whose homes were completed within the last year? Would they hire you again, and how were schedule, budget, workmanship, and service handled?
  2. Can I see completed homes and, with permission and appropriate safety arrangements, a home under construction? Which materials and features are standard?
  3. What experience do you have building in this region and climate? Where can I verify your licence or registration, warranty-provider status, insurance, and available complaint history?
  4. Exactly what is included in the price? Which products, appliances, landscaping, options, fees, allowances, and upgrades are included or extra? How are changes priced and approved?
  5. May I review the full contract, specifications, payment schedule, estimated timing, warranty, and homeowner manual before signing?
  6. Who will contact me during construction, how often will I receive updates, and who handles warranty service after closing?
  7. Will you allow an independent inspector at appropriate construction stages and before closing? What energy or performance documentation will you provide?
  8. What HOA dues and services, covenants, taxes, landscaping obligations, nearby facilities, and planned developments apply to this lot?

Keep the answers, estimates, specifications, and contract documents together. If a builder will not clearly document a material cost, scope item, schedule term, or service commitment, you cannot reliably compare that promise with another builder’s written offer.
