A REIT can keep paying distributions while its share price falls; the payment alone does not show whether you are making money or whether the distribution is sustainable. Before deciding to sell, hold, or add to the position, identify what you own, calculate its total return, check current issuer disclosures and liquidity terms, and weigh the evidence against your own time horizon and cash needs.
First, identify what kind of REIT investment you hold
Start with the ticker, account statement, prospectus, and issuer materials. A listed REIT, a non-traded REIT, a private REIT, and a mutual fund or ETF that owns REIT securities can have different exposures, price transparency, reporting, and ways to sell. The U.S. Securities and Exchange Commission (SEC) advises investors to understand whether a REIT is publicly traded and how that affects its risks and benefits.

For public filings, the SEC says investors can review annual and quarterly reports and offering prospectuses through EDGAR. A non-traded REIT’s statement value should not automatically be treated as the amount you could receive in an immediate sale.
Calculate what the investment has actually returned
Yield describes distributions relative to a price; it is not the same as investment return. A useful simple holding-period calculation is:

Total return = (ending value − starting value + distributions received) ÷ starting value.
This estimate does not account for investor-specific taxes, fees, purchase timing, or the effects of reinvesting distributions. Use the same dates when comparing investments, and remember that reinvested distributions change the number of shares held.

Nareit’s illustrative example shows why price change matters: an investor buys at $50, receives $2 in dividends, and ends the period with shares worth $55. The example’s total return is ($2 + $5) ÷ $50, or 14% for that period before individual taxes, fees, and timing effects. It is an illustration, not a current or expected return.
If you own a fund, distinguish income from return of capital
A fund’s net asset value (NAV) typically falls when it distributes value. That mechanical adjustment does not by itself mean the investor suffered an equivalent economic loss. A return-of-capital distribution is different from income or a capital-gain distribution: it returns some investor principal and reduces assets available for future investment. Repeated return-of-capital payments may be a warning that distributions exceed what the fund can afford.

Review the issuer and the distribution
Read the latest annual and quarterly reports, prospectus, and issuer updates. Focus on the risks and results relevant to the particular business rather than treating all REITs as alike.
- For property-owning REITs, examine property and tenant exposure, occupancy or collections where relevant, debt, refinancing needs, and operating results.
- For mortgage REITs, examine the loan and investment exposures, leverage, hedging, and related risks disclosed in current filings. The SEC notes that leverage and hedging can involve investment risks.
- For any REIT, compare the distribution with operating resources and the issuer’s explanation for maintaining it. A payment continuing is not proof that it is being funded sustainably.
The SEC warns that a non-traded REIT may pay distributions from offering proceeds or borrowings. That practice can reduce share value and leave less cash available to acquire assets; the warning describes a possible practice, not something true of every high-yield REIT. The SEC’s non-traded REIT bulletin also says upfront fees can represent up to 15% of an offering price. That is a stated possible maximum in the bulletin, not a universal current fee, so check the specific offering documents for the actual charges.

Investigate why the price fell before attributing the loss
Separate a broad change in market pricing from developments specific to the issuer. Interest-rate expectations can affect REIT prices, but the effect varies by REIT and economic conditions. A rate change alone does not establish that a company is sound or unsound.
Nareit notes that rising rates can coincide with economic growth that supports rents, occupancy, net operating income, funds from operations, property values, and dividends. The SEC also notes that higher rates may make other yield-producing investments more attractive to some investors, and that REITs can respond differently to rate changes. For a specific holding, check current disclosures and performance before attributing a decline to rates, property values, tenants, debt, management, or another single cause.

Decide whether to sell, hold, or change the position
No general guide can determine the right trade for an unnamed security and investor. Use the evidence from the preceding checks to compare the current investment with the reason you bought it and your present circumstances.
- Investment case: Does the current business and distribution evidence still support the reason you own it?
- Time horizon and cash needs: Can you tolerate further price changes, and when might you need the money?
- Portfolio concentration: How large is this holding relative to your other investments and sources of income?
- Exit terms: If it is non-traded, what redemption limits, pricing rules, fees, or suspension provisions apply?
- Costs and taxes: What might selling or holding mean for your fees and tax situation?
Avoid adding to a falling position solely to lower your cost basis or because the displayed yield has risen. Neither fact, by itself, establishes that the investment is undervalued or that future distributions are secure.
Account for taxes and get help with complex terms
The SEC says REIT dividends generally are treated as ordinary income, but actual distributions may have different tax character and an individual’s tax outcome depends on their circumstances. Consult a qualified tax adviser about your specific reporting and the consequences of a sale. If you hold a complex non-traded investment, a qualified financial or tax professional can help explain the offering documents, fees, liquidity terms, and tax reporting before you act.
How to compare REIT alternatives
When comparing two or more REIT investments, use the same measurement period and examine the same dimensions rather than ranking them by headline yield alone.
