Equity REITs earn primarily from owning or leasing properties and collecting rent. Mortgage REITs earn primarily from mortgages and other real-estate debt, collecting interest. That distinction changes the risks: equity REITs are more directly exposed to rents, occupancy, operating costs and property values; mortgage REITs also face borrower credit, financing, leverage, interest-rate and prepayment risks. Both can be volatile, and a higher distribution yield does not necessarily mean higher total returns or a safer investment.
How do mortgage REITs and equity REITs make money?
A REIT, or real estate investment trust, can have different kinds of real-estate exposure. The practical starting point is to identify what its portfolio holds and what generates its cash flow.

The categories are useful, but not every REIT fits a perfectly clean binary. Mortgage REIT portfolios can include residential or commercial exposure, and their credit profiles vary. The SEC-filed prospectuses describe these categories and their income sources: SEC-filed REIT definitions.
Which is riskier: a mortgage REIT or an equity REIT?
Neither type is universally riskier in every market or for every investor. They face different combinations of risks, and a particular REIT’s portfolio, balance sheet, financing and management matter. Mortgage REITs add meaningful credit and funding exposures; equity REITs depend more directly on property operations and real-estate fundamentals.

Mortgage REIT risks
- Borrower credit and collateral: borrowers may miss interest or principal payments. If a loan defaults, foreclosure proceeds may be less than the amount owed. Private mortgage-related investments can carry additional underwriting and credit risks.
- Rates, asset values and spreads: interest-rate changes can affect the value of fixed-rate assets and the cost of financing. The result depends on the REIT’s asset mix, funding, hedges and market spreads; a rate increase does not automatically harm every mortgage REIT in the same way.
- Leverage and liquidity: mortgage REITs often borrow to finance investments. Higher financing costs, falling collateral values or tighter access to funding can magnify losses or lead to asset sales at unfavorable times.
- Prepayment and reinvestment: when rates fall, borrowers may refinance earlier than expected. The REIT then has principal to reinvest, potentially at lower yields.

Equity REIT risks
Property-level performance is central: rents, occupancy, operating expenses, property values and tenant or sector health can all affect results. Refinancing conditions also matter because property companies may need to renew or replace debt. Even when a REIT’s properties perform well, its share price can move with broader equity-market valuations and the yields investors require.

Interest rates can affect equity REITs, too. Higher rates may raise financing costs and change the returns investors demand from real estate securities. The SEC-filed prospectus discussing REIT risks describes rate sensitivity, financing costs and refinancing concerns.
Risks shared by both types
Both can face market-price volatility, interest-rate and financing pressure, management and concentration risks, and changes in distributions. REIT tax qualification and fund-level expenses also matter when comparing actual investments. Distributions are not guaranteed.

Do mortgage REITs or equity REITs have better returns?
The available figures do not establish that one REIT category generally outperforms the other. A valid category comparison would need matched dates, comparable benchmarks, total returns, consistent dividend-reinvestment assumptions and comparable fee treatment.
One dated example illustrates why an unmatched benchmark should not be treated as a category verdict. Orchid Island Capital’s 2025 annual report shows that, from a starting value of 100.00 on December 31, 2020, the FTSE Nareit Mortgage REIT Total Return Index reached 113.98 on December 31, 2025; the S&P 500 Total Return Index reached 196.16 over the same period. The graph assumes dividends were reinvested. It compares a mortgage REIT index with a broad U.S. equity index—not with an equity REIT index—so it cannot show which REIT category performs better in general. A fund’s reported annualized returns are likewise specific to that fund, its index exposure and its reporting period; they should not be generalized to all mortgage REITs or treated as a direct comparison with equity REITs. Past performance is not a forecast.

- Identify the assets and cash flow. Check whether the investment owns properties and collects rent, holds mortgages or mortgage-backed securities and earns interest, or combines both.
- Map the main risk drivers. For an equity REIT, review property fundamentals, tenants and sector exposure. For a mortgage REIT, examine credit quality, financing, leverage, rate exposure and prepayments.
- Assess balance-sheet resilience. Review leverage, liquidity and debt maturities or refinancing needs. For a mortgage REIT, also consider how its assets, funding and hedges fit together.
- Evaluate the distribution. Compare the payout with recurring cash generation, its variability and any reduction history. Treat distribution yield as one measure, not as total return or a guarantee.
- Make performance comparisons consistent. Use the same start and end dates, comparable benchmarks, total-return figures, dividend-reinvestment assumptions and fee treatment.
- Review concentration and management. Consider portfolio concentration, strategy and the quality of the investment’s disclosures.
