For Indian borrowers with floating-rate, EMI-based home loans, a rate reset can raise the monthly EMI, extend the remaining tenure, or do both. Ask your lender for the available adjustment and compare monthly affordability with the total interest still payable: a smaller EMI can mean a longer, more expensive loan.
What can happen when your floating rate rises?
When a lender revises the interest rate, it may adjust your EMI, the loan tenure, or both. The result depends on your loan agreement and the lender’s process. RBI directions require regulated entities to communicate the impact of a rate reset and give borrowers a choice among EMI and tenure adjustments. Review the revised amortization schedule rather than assuming the EMI will stay the same.
The RBI’s directions updated October 1, 2025 also say a lender may offer a switch from floating to fixed interest under its board-approved policy. That wording is the current rule; an earlier RBI FAQ dated January 10, 2025 used stronger wording but predates the update. Ask your lender whether its policy allows a switch and request its written terms.

Choose an adjustment based on both cash flow and total cost
There is no universally best way to respond. The right option depends on how much monthly relief you need, whether your income is stable, how long remains on the loan, your savings and the complete loan terms. EMI relief and interest savings can point in opposite directions.

RBI directions state that extending a floating-rate loan’s tenure must not cause negative amortisation. The same directions require applicable switching and service charges or administrative costs to be disclosed in the sanction letter and when those charges change. Ask for the written terms and a revised schedule before agreeing to an adjustment.
Check your loan details before deciding
Start with the figures that determine what a change will actually cost. RBI directions specify that lenders provide a quarterly statement containing key loan information, including principal and interest recovered, EMI, remaining instalments and the annualized rate or APR. Compare it with your loan account and ask your lender to clarify any discrepancy.

- Outstanding principal, current EMI and remaining instalments.
- Revised amortization schedule showing the proposed EMI and tenure, plus the remaining interest payable.
- APR and an itemized list of fees or other charges.
- For a proposed floating-to-fixed switch: whether the lender’s board-approved policy permits it, the rate, applicable period, charges, lock-in and reset terms.
Compare balance transfers on the same basis
A lower advertised rate does not by itself establish that refinancing will save money. Ask more than one lender for a written offer and compare each against the same remaining principal and time horizon. Include every transfer cost and any applicable charge from your current lender, then compare APR and total remaining cost. RBI consumer guidance cautions against comparing offers on EMI or interest rate alone.
Also check the new loan’s benchmark, spread, reset frequency and any fixed-rate terms against your current loan. A transfer is worthwhile only if its complete terms make sense for your circumstances; savings cannot be estimated reliably without your actual balance, rate, remaining term and fees.

If the higher payment is not affordable
Contact your lender promptly and ask what options are available under your loan agreement and its current policy. Request the proposed terms in writing and check how each option changes your EMI, remaining term and total cost. Do not simply stop paying; no particular relief program or outcome is guaranteed.

Prepayment and foreclosure charges depend on the applicable instructions and lender type. RBI’s housing-finance circular specifically says urban co-operative banks may not charge a foreclosure or prepayment penalty on floating-rate home loans. That provision is specific to urban co-operative banks; borrowers with other lender types should check the rules that apply to them and their loan documents instead of assuming the same exemption.
