For a small home, the right air conditioner is usually the one sized for the room you need to cool and compatible with your window and floor plan—not simply the model with the biggest capacity. This guide covers four picks and four alternatives from RTINGS’ small-room comparison, updated September 16, 2026. RTINGS says it bought and tested more than 20 air conditioners; the measurements and judgments below are its results, not a new eight-model test. These are room-cooling options for compact homes, apartments, and similar spaces, not recommendations for cooling an entire multi-room home with one unit.

How to choose an air conditioner for a small home

Start with the room’s area

Measure the room you intend to cool and use capacity guidance as a starting point. ENERGY STAR’s room-air-conditioner chart assumes an 8-foot ceiling and recommends 5,000 Btu/h for 100–150 square feet, 6,000 Btu/h for 150–250 square feet, 7,000 Btu/h for 250–300 square feet, 8,000 Btu/h for 300–350 square feet, 9,000 Btu/h for 350–400 square feet, and 10,000 Btu/h for 400–450 square feet. These are room-sizing recommendations, not a prescription for an entire home. ENERGY STAR’s buying guidance says to adjust for room conditions: reduce capacity by 10% for heavy shade, increase it by 10% for very sunny rooms, add 600 Btu/h for each regular occupant beyond two, and add 4,000 Btu/h for kitchen use. Consider airflow direction when choosing where to place the unit.

Do not size up automatically

A larger unit is not necessarily more comfortable. ENERGY STAR warns: “Bigger is not always better! An oversized air conditioner is less effective, wastes energy and does not provide better cooling.” A unit that cools the air too quickly may not run long enough to remove sufficient humidity, leaving the room clammy.

Choose a design that fits the space

Window units generally keep floor space clear but occupy part of the window and can be more difficult to install. Portable units preserve more of the window opening, but their bodies and hoses take floor space and require a suitable window opening for exhaust. These are general tradeoffs; check the exact unit’s installation requirements, window kit, hose routing, and weight before buying.

Read capacity and sound figures carefully

The product figures below distinguish advertised DOE capacity from cooling capacity measured by RTINGS. They are not interchangeable measures: advertised coverage is also not a guarantee that a unit is right for your room. Sound readings are RTINGS’ compressor-on measurements, with maximum and minimum readings shown where reported; they are not a promise of how loud the unit will seem in every room.

Four picks from RTINGS’ small-room comparison

The four models below are the comparison’s main recommendations. Match the model to room size and installation constraints rather than treating the list as a universal ranking.

Midea Duo MAP12S1TBL — overall small-room pick in RTINGS’ guide

This dual-hose portable inverter model has an advertised DOE capacity of 10,000 Btu/h and advertised coverage of 550 square feet. RTINGS measured its capacity at 6,691 Btu/h; its compressor-on sound readings were 50.4 dBA minimum and 60.0 dBA maximum. Its portable format avoids mounting an AC in the window, but it takes up floor space, and RTINGS notes that it is noisy at its high setting. Its advertised coverage does not make it an automatic fit for a smaller room.

Friedrich Chill Premier Inverter CCV08A10A — upper-mid-range window option

This window inverter AC has an advertised DOE capacity of 8,000 Btu/h and advertised coverage of 350 square feet. RTINGS measured 5,081 Btu/h, with compressor-on readings of 43.9 dBA minimum and 52.8 dBA maximum. A window installation preserves floor area. RTINGS describes the unit as heavy and large, which can complicate installation and off-season storage.

Hisense Tower HIAP0825TWD — portable option with a narrow footprint

This dual-hose portable inverter model has an advertised DOE capacity of 8,000 Btu/h and advertised coverage of 350 square feet. RTINGS measured 4,514 Btu/h and recorded compressor-on sound of 52.6 dBA minimum and 55.7 dBA maximum. Its tower shape leaves more floor width available than a wider portable design, but it still occupies floor space and is tall. Availability may vary by region.

Frigidaire FHWC054TE1 — budget small-room window AC

This non-inverter window unit has an advertised DOE capacity of 5,000 Btu/h and advertised coverage of 150 square feet. RTINGS measured 3,504 Btu/h; compressor-on sound readings were 55.4 dBA minimum and 58.7 dBA maximum. It is a candidate for a small room where a window unit fits. RTINGS notes its additional features, while warning that compressor cycling may distract some users.

Four alternatives for different constraints

These are notable mentions in the same RTINGS comparison, not additional top-ranked picks. The source provides qualitative comparisons for them rather than the full capacity and sound figures listed for the four main recommendations.

Midea U-Shaped MAW12V1QWT — window that can still open

The high-end inverter window design leaves space for the window to open while the unit is installed. That configuration may suit buyers who want a window AC without permanently closing the window. RTINGS says it can be louder and use more power than the Friedrich comparison.

Midea MAW12HV1CWT — conventional-body inverter window AC

This high-end inverter model uses a conventional window-unit body. RTINGS says it cools faster than the Friedrich comparison, but uses more power and produces more noise. Consider it when cooling speed is a priority and those tradeoffs are acceptable.

Whynter NEX ARC-1230WN — higher-capacity portable candidate

RTINGS describes this high-end dual-hose portable AC as a slightly modified Midea Duo variant with a higher advertised capacity of 12,000 Btu/h. It is bulkier and slightly noisier than the Midea Duo, so the higher advertised capacity comes with space and sound tradeoffs.

Frigidaire FFRA051WAE — basic window alternative

RTINGS reports cooling performance similar to the FHWC054TE1, but with a more basic thermostat, no remote, and less stable humidity control. It is a simpler option rather than a stronger choice on the evidence available.

Installation and operating details to check

  • Window fit: Check the actual opening, window type, included kit, and installation instructions for the exact model number. Do not rely on a generic claim that a unit fits a “small window.”
  • Portable-unit routing: Confirm that the exhaust hose can reach the window without blocking a door or creating an awkward layout, and account for the unit’s floor footprint.
  • Installation help: Consider the unit’s weight and whether you can safely install or remove it. A large, heavy window AC may require help.
  • Inverter operation: Variable-speed compressors can adjust output as cooling demand changes. RTINGS describes this as helping maintain a steadier temperature; ENERGY STAR says variable-speed compressors can vary motor speed to control temperature continuously and may regulate temperature quietly and save energy during operation. These benefits are not guaranteed in every room or for every model.
  • Efficiency: Compare efficiency ratings only when the metric and test basis are comparable. An ENERGY STAR-certified listing is useful evidence about the listed model, but certification figures should not be treated as directly comparable to RTINGS’ capacity measurements.
  • Window insulation: Use insulation materials supplied with the unit as directed. If considering additional material, confirm compatibility with the exact AC and window rather than assuming an accessory is necessary.

For example, ENERGY STAR’s certified-room-AC listing includes the Midea MAH09S1AGR as a window unit with 9,500 Btu/h cooling capacity, CEER 17.6, annual energy use of 404.8 kWh, and a variable-speed compressor. Those are listing values for that specific model, not measurements of any of the eight options above.

What the comparison can—and cannot—tell you

RTINGS’ comparison was updated September 16, 2026, and reports its own testing of more than 20 air conditioners. Its recommendations and measurements help narrow a shortlist, but they do not establish which model is cheapest, quietest, most efficient, or available in every market. Prices, stock, local eligibility, warranty terms, installation conditions, and product revisions can change; verify the exact model and current retailer details before buying.
