Bell’s 300 MW AI data centre is under construction in the Rural Municipality of Sherwood near Regina. A separate, non-binding agreement outlines a possible phased expansion of up to 900 MW more—bringing the potential total to 1.2 GW, but not making that larger build approved or underway.

What is being built near Regina?

Bell’s original project is a 300 MW data centre in the Rural Municipality of Sherwood, near Regina. The March 2026 announcement described approximately $1.7 billion in Bell capital for the physical facility; Cerebras and CoreWeave were named in connection with the compute infrastructure, which Bell said the tenants would fund and supply. Bell described CoreWeave compute as hosted on NVIDIA GPUs. Bell’s March announcement

How far along is construction?

In its October 1, 2026 update, the Government of Saskatchewan reported that more than 500 people were working at the site. Structural steel was rising, all four buildings in the first phase were taking shape, and preparations were underway for the first building’s interior fit-out. The first data hall was still targeted to come online in the first half of 2027. Saskatchewan’s October 1 construction update

The same update said more than 30 local firms were supporting the work and the vast majority of workers were from Saskatchewan. Examples of local participation included structural steel milled in Regina, manufacturing by Prairie Steel at Clavet, and George Gordon Developments partner businesses providing fencing, security, fuel, logistics, hydrovac and other site support. These are reported project activities, not a measure of the total economic impact.

What does “scales up” mean?

On September 14, 2026, Bell and Saskatchewan announced a non-binding memorandum of understanding (MOU) outlining a phased path to up to 900 MW of additional capacity. Added to the original 300 MW, that could create a 1.2 GW AI infrastructure hub. The 900 MW is proposed additional capacity—not an extension already being built alongside the first phase. Bell’s September announcement

Project element Status and scope Power approach
Original facility 300 MW; construction underway at Sherwood. First data hall targeted for the first half of 2027, according to the October 1 update. 300 MW from the provincial grid, according to the Saskatchewan announcement.
Possible expansion Up to 900 MW additional, proposed in phases under a non-binding MOU; potential combined capacity is 1.2 GW. Bell says it would provide additional capacity under Saskatchewan’s Bring Your Own Power principle, using partner-developed natural gas generation.

The expansion would proceed as customer commitments are secured and remains subject to commercial agreements, permits, approvals and relevant environmental assessments. Saskatchewan says municipal permitting applies, and projects meeting the relevant definition may also be subject to an Environmental Impact Assessment. The announcement does not establish that the expansion has received all required approvals or that an assessment is complete. Saskatchewan’s September 14 announcement

How are the expansion’s power and cooling described?

Bell says the proposed additional capacity would be supplied by partner-developed natural gas generation rather than drawing that additional load from the provincial grid. The province’s announcement says the original 300 MW from the grid would remain part of the plan. Bell also says proposed facilities would use closed-loop cooling that requires no municipal water. These are announced plans; they are not independently verified operating outcomes for facilities that have not yet been built.

Who is delivering the project?

Bird Construction is Bell’s lead construction partner. Alton Tangedal Architect Ltd. is the Architect of Record, and George Gordon Developments Ltd. is engaged to pursue business opportunities, beginning with site services. Bell’s early-phase contractor list also included Hipperson Construction, Maxie’s Excavating, Behlen Industries, Soletanche Bachy Canada, Ardel Steel, Amrize and Red Pelican. What do the investment and job estimates cover?

Published figures describe different scopes and are projections, not audited results. The initial-facility estimates should not be added to or treated as equivalent to the broader estimates for a potential full buildout.

Estimate Scope and qualification
Approximately $1.7 billion in Bell capital For the physical facility in the March 2026 announcement; compute hardware was to be funded and supplied by the named tenants. Bell
Up to $12 billion in economic value; more than 800 construction jobs, at least 80 operating jobs and an estimated 750 spin-off jobs Government of Saskatchewan estimates for the initial facility, published in March 2026. Saskatchewan
More than $50 billion in potential associated capital investment October 2026 full-buildout figure covering data-centre infrastructure, customer compute hardware and related power generation; contingent on full realization. Saskatchewan
800 to 1,200 construction, engineering and technical jobs; up to 500 permanent operations jobs; up to 100 Regina management positions; as many as 3,000 additional off-site and community jobs October 2026 estimates for the full buildout, not counts of jobs already created. Saskatchewan

There is no independently measured, project-specific environmental impact statistic in the published information cited here. That means the announced water and power approach can be described, but its real-world impact cannot be quantified from these figures.
