If higher mortgage rates push a home out of reach, recalculate what you can comfortably pay, compare equivalent written offers, and check whether a rate lock or legitimate assistance changes the numbers. If no option fits while leaving enough for your other expenses and savings, consider a less expensive home or delaying the purchase rather than relying on rates to fall.
1. Set your affordable payment before changing the loan
A lender’s approval tells you how much it may be willing to lend; it does not determine what is comfortable for your household. Start with take-home income, regular expenses, debt payments, savings goals, and a cushion for unexpected costs. The Consumer Financial Protection Bureau (CFPB) advises buyers to focus on what they can afford given their other priorities, not just the amount they qualify to borrow.
Count the full housing burden, not only principal and interest. Include estimated property taxes, homeowners insurance, mortgage insurance if applicable, and homeowners association dues. If the payment would drain emergency savings or crowd out essential priorities, the home or financing needs another look. See the CFPB’s affordability guidance.

2. Compare written offers on the same assumptions
Ask more than one lender for a Loan Estimate using the same loan amount, down payment, loan type, and rate-lock period. Then compare the figures side by side; offers are difficult to evaluate if their assumptions differ.

- Monthly cost: Review principal and interest as well as the total estimated monthly payment.
- Cash required: Compare cash to close, including down payment, closing costs, points, and lender credits.
- Price of the loan: Check the interest rate and fees, not just the advertised payment.
- Longer-term cost: Use the Loan Estimate’s five-year comparison. The CFPB’s method subtracts principal paid over five years from total payments over that period to estimate interest and fees.
- Loan terms: Check whether the rate is fixed or adjustable and review any stated lock details.
For an adjustable-rate mortgage (ARM), the Loan Estimate’s five-year comparison assumes rates stay the same. It is not a worst-case estimate of what payments could become. Read the CFPB’s Loan Estimate explainer and loan comparison guidance.
3. Check whether a rate lock can protect your offer
A rate lock can hold a quoted rate through closing for a specified period, subject to the lender’s terms and conditions. On the Loan Estimate, check whether the rate is locked and when the lock expires. Ask the lender, in writing, what an extension would cost, what happens if rates fall, and how changes to your application may affect the terms. Changes involving the loan amount, credit score, appraisal, or verified income can affect the quoted offer.

A lock is not an open-ended guarantee: it may expire before closing, and extending it may cost money. It may also mean you do not receive a lower rate if market rates fall. Review the lender’s specific lock and extension policies in the CFPB’s Loan Estimate and rate-lock overview.
4. Weigh discount points against lender credits
Discount points are upfront charges paid in exchange for a lower interest rate. Lender credits reduce upfront closing costs in exchange for a higher rate. Neither choice automatically saves money: the better fit depends on your cash reserves and how long you expect to keep the mortgage before selling or refinancing.

Ask lenders to show comparable offers with and without points or credits, then compare costs over realistic holding periods. A lower rate bought with points may take time to offset the upfront charge; a credit may ease closing costs but raise payments. Do not use cash needed for emergency reserves just to buy down the rate. The CFPB explains how to evaluate points and credits.
5. Stress-test an adjustable-rate mortgage
An ARM may start with a lower rate than a fixed-rate loan, but its rate can adjust after an initial period according to the loan terms and a market index. Before choosing one, identify the first adjustment date, how often the rate can change, the rate caps, the maximum rate, and the payment at that maximum rate.

Decide whether that stressed payment would fit your budget without assuming you can refinance or sell before an adjustment. A fixed-rate mortgage offers more predictability for principal and interest; an ARM trades some of that certainty for a potentially lower initial rate. The CFPB’s mortgage-shopping guidance describes the loan structures and risks to compare.
6. Check assistance and down-payment options
State and local governments or nonprofit organizations may offer down-payment assistance, but availability and eligibility vary by location and program. HUD provides links to homebuying information and state programs, and its housing counseling directory can help you find a counselor. A counselor can help you review the budget and identify programs to check with their administrators.

Some buyers may qualify for low- or no-down-payment loan options. A smaller down payment can increase borrowing costs and leave you with less equity, so compare the full payment and cash needs rather than treating a lower upfront amount as a complete solution. Keep money available for moving, emergencies, and other savings goals. For general trade-offs, see the CFPB’s down-payment guide.
The CFPB also points buyers to Freddie Mac’s free Homebuying Budget Calculator through its spending-plan guidance. Check current terms and eligibility directly with official program administrators; funds and rules can change.
7. Decide whether to proceed, change the home, or wait
Put the alternatives next to one another before making a decision. Consider the total monthly housing cost, cash needed at closing and reserves left afterward, exposure to rate changes, how long you expect to keep the home and loan, and any program eligibility or lock deadlines. A different home price or loan structure may change the answer; an offer that only works by exhausting savings or depending on a future rate drop may not fit your budget.
