For a straightforward purchase of bare agricultural land in the Republic of Ireland, the main purchase tax is stamp duty at 7.5% of the chargeable consideration. Qualifying farmers may be eligible for relief that reduces or removes the duty. Legal, title-registration, search, survey and mapping costs are additional and vary by transaction; VAT also needs to be checked against the specific sale.

How much stamp duty do you pay on farmland in Ireland?

Revenue classifies agricultural land as non-residential property for stamp duty. For transfers executed on or after 9 October 2019, the general rate is 7.5% of the chargeable consideration, subject to any relief. The purchaser is generally responsible for the duty. See Revenue’s stamp duty rates and overview of stamp duty.

For illustration, a €500,000 chargeable purchase at 7.5% would mean €37,500 in stamp duty before relief. The actual calculation depends on the consideration chargeable under the deed and whether the buyer qualifies for relief.

Stamp duty is charged on the transfer instrument, not simply on the fact that land has changed hands. Revenue says purchasers commonly arrange for their solicitor to file the return and pay the duty on their behalf. Confirm the filing and payment arrangements with your solicitor. Can a farmer claim stamp duty relief?

Two reliefs may be relevant, but both have detailed eligibility, timing, use and claim requirements. Do not assume that being a farmer—or buying land for farming—automatically qualifies you. Check the conditions and paperwork with Revenue guidance and your solicitor before the transfer is completed.

Young trained farmer relief

A qualifying young trained farmer may claim relief if under 35 when the transfer is executed and holds, or obtains within the applicable period, a relevant agricultural qualification. Finance Act 2025 extended the relief for qualifying instruments executed through 31 December 2029. Eligibility and the claim procedure are set out in Revenue eBrief 029/26 and Revenue’s young trained farmer relief guidance.

Farm consolidation relief

This relief may suit a farmer buying qualifying land as part of a linked sale-and-purchase arrangement. The qualifying transactions must take place within 24 months, the purchaser must obtain a Teagasc consolidation certificate and other conditions apply. The purchaser must intend to retain the land and use it for farming for five years.

Where the conditions are met, duty at 1% applies to the excess of the qualifying purchase value over the qualifying sale value. If the sale value equals or exceeds the purchase value, no duty may be due under this relief. Finance Act 2025 extended the qualifying instrument window through 31 December 2029. Details are in Revenue eBrief 074/26 and the Revenue Section 81C farm consolidation relief manual.

Do residential property taxes apply to bare farmland?

Not ordinarily: bare agricultural land is not itself a dwelling, so residential-property taxes such as Local Property Tax (LPT) and Vacant Homes Tax (VHT) are generally not charges on the land as such. The position can change if the purchase includes a dwelling or mixed-use property.

Where an LPT-liable property is included, Revenue advises buyers to obtain the seller’s property identification number and valuation and check that returns and payments are up to date. VHT applies to residential properties used as dwellings for fewer than 30 days in a 12-month chargeable period. See Revenue’s property-buying guidance and VHT guidance.

Also check the stamp duty classification if the deal involves more than bare farmland. For example, a site bought with a connected agreement to build a house may be treated as residential property; mixed-use facts can also affect classification. The 7.5% rate discussed above is for agricultural land treated as non-residential property.

Is VAT payable when buying agricultural land?

There is no safe one-size-fits-all answer for an unspecified land sale. Whether VAT applies depends on the facts of the supply and the seller, so do not assume it is always charged or never charged. Ask your solicitor or tax adviser to confirm the VAT treatment of the actual contract before relying on a cost estimate.

What solicitor and land-registration costs should you budget for?

In addition to stamp duty, a purchase may involve solicitor’s professional fees, searches, title work, registration charges, and survey or mapping costs. These are separate from the tax and depend on the property, title status, application route and work required. The available official material does not establish a reliable universal total or national average for these costs.

Registration procedures vary; for example, Tailte Éireann describes a solicitor-certified route for first registration in appropriate cases. Ask your solicitor for an itemised, property-specific quote that separates professional fees, statutory outlays, VAT on services and stamp duty. See Tailte Éireann’s registration services information.

What to confirm before agreeing your purchase budget

  1. Ask your solicitor to confirm the property’s stamp duty classification and the chargeable consideration for the transfer.
  2. Check whether you meet the conditions for young trained farmer relief or farm consolidation relief, including the relevant qualifications, linked transactions, certificates, use and claim requirements.
  3. If a dwelling or mixed-use property is included, confirm how that affects stamp duty classification and whether LPT or VHT checks are relevant.
  4. Get transaction-specific advice on VAT treatment before relying on a cost estimate.
  5. Request an itemised quote for legal work, searches, registration, survey and mapping, keeping these outlays distinct from tax.
