Worli’s premium comes from the combination of its coastal setting, luxury high-rise homes, major road links, proximity to business districts and strong demand at the top end of the housing market. Those features help explain why it is among Mumbai’s most expensive residential neighborhoods, but they do not make every Worli home equally costly: a sea-facing apartment, building, configuration and carpet area can all affect the price.
What the market figures say about Worli
ANAROCK Research’s WORLI | South Central Mumbai 2025 report describes an established luxury market, reporting 4,600 residential units of supply since 2008 and an average base selling price of ₹75,000 per sq. ft. on a carpet-area basis. The report says sea-facing apartments often exceed ₹1 lakh per sq. ft.; that is a description of a premium segment, not a rate for every home in Worli. ANAROCK’s Worli report
ANAROCK reports that prices appreciated 30% from 2022 to 2024. That figure applies to that defined period; it is not an annual growth rate or a statement of current 2026 pricing.
Very high-value transactions show how concentrated demand can be. ANAROCK counted 20 Worli deals for homes priced at ₹40 crore and above in 2024, worth ₹2,690 crore in total. In 2023, it counted 10 such deals worth ₹2,172 crore. For 2024, the report says Worli accounted for 62% of the Mumbai Metropolitan Region’s transaction value in this ₹40-crore-and-above segment.

Why buyers pay a premium
Coastal location and sea views
Worli’s position along the coast gives some homes a sea-facing outlook, and ANAROCK says Worli Sea Face apartments often exceed ₹1 lakh per sq. ft. Views and waterfront positioning are part of the appeal, but the report does not isolate how much of a home’s price is attributable to its view. Nor does every property in Worli have an open sea view.
Luxury high-rises and larger homes
The locality’s skyline includes high-rise developments, luxury apartments and penthouses. ANAROCK’s 2025 snapshot says three- and four-bedroom homes made up 56% of its dominant BHK-type mix, while the ₹6 crore–₹12 crore budget band represented 52% of its reported distribution. These are categories in that report, not a live inventory or guarantee of what a buyer can find today.
Road links and access to business districts
The Bandra-Worli Sea Link and Mumbai Coastal Road are among the major connections cited by ANAROCK. The report also points to Worli’s proximity to commercial areas including Lower Parel, BKC and Nariman Point. Together, access and employment proximity can make the neighborhood attractive to professionals and business owners, as well as wealthy buyers seeking a central address. The available figures do not establish specific commute times.

ANAROCK also discusses the Mumbai Trans Harbour Link, Worli-Sewri Elevated Corridor and Metro Line 3 in its account of infrastructure and demand. Savills India’s H1 2025 market report described Metro Line 3 phase and coastal-promenade opening dates that were expectations at the time of publication; those historical forecasts should not be read as confirmation of present project status. Established services and amenities
ANAROCK’s locality overview identifies nearby schools, hospitals, hotels and retail destinations, including Podar International School, ESIS Hospital, Four Seasons Hotel, High Street Phoenix and Atria Mall. Such services add to the convenience of living in the area; individual facilities, names and travel distances can change and should be checked when evaluating a particular address.
Concentrated demand for ultra-luxury homes
ANAROCK attributes luxury-home demand to HNIs, NRIs and corporate executives, as well as connectivity, commercial activity, limited supply, larger-home preferences and premium amenities. This is the report’s explanation of market demand, not a controlled estimate of how much each factor adds to a home’s price.

CRE Matrix and India Sotheby’s International Realty reported that Worli led Mumbai’s top ten localities with 31% of luxury-home sales in the first half of calendar year 2024. This is a share of luxury sales in a specified period, not proof that Worli ranks first on every measure of residential cost today. CRE Matrix and India Sotheby’s International Realty’s Luxury Housing Report H1 CY’24 – Mumbai
Different figures describe different slices of the market: ANAROCK’s average base selling price is carpet-area based, its 30% appreciation covers 2022–2024, and its ultra-luxury transaction counts cover homes priced at ₹40 crore and above. The luxury-sales share covers a separate market segment and half-year. They should not be combined into a single price ranking. No directly comparable, current all-neighborhood 2026 dataset is established here, so “among Mumbai’s most expensive” is more defensible than claiming Worli is definitively the costliest by every measure.
