A FICO score is a credit score calculated from information in a credit report to estimate how likely you are to repay debt as agreed. Mortgage lenders use one or more bureau-specific scores to assess credit risk, set eligibility and pricing, and combine the result with your income, debts, assets, savings and payment history. The score you see in a bank portal or free app may differ from the score used for your mortgage because the bureau data, scoring model, version and date can be different.

There is no single mortgage score or universal cutoff that applies to every lender. The loan channel controls which models are permitted. As of October 2, 2026, lenders approved to deliver eligible loans to Fannie Mae or Freddie Mac may choose Classic FICO or VantageScore 4.0; FICO 10T is not yet eligible for Enterprise delivery. FHA-insured underwriting has a separate transition schedule.

What a FICO score actually measures

FICO is a brand of credit-scoring model, not the name of your credit report. A model converts items in a credit report—such as payment history, balances and account history—into a number that predicts the likelihood of repaying obligations as agreed. The underlying report contains the account and public-record information; the score is a calculation made from that information.

FICO offers multiple versions. Each version can assign different importance to the same report details, so two legitimate FICO scores can differ even when they are generated for the same person. Differences can also come from the bureau supplying the report, updates made between pulls, and the date on which the score was calculated. The Consumer Financial Protection Bureau (CFPB) explains that FICO has multiple versions and that a score shown to a consumer is not automatically the score a mortgage lender will use.

Score versus credit report

  • Credit report: The detailed record maintained by a credit bureau.
  • Credit score: A number generated from a report using a particular model and version.
  • Mortgage underwriting: The lender’s broader decision process, which also reviews income, debts, assets, savings, credit history and program rules.

Calling every number in a banking app, card statement or budgeting service “your credit score” can therefore be misleading. It may be useful for monitoring, but it may not replicate the mortgage score pulled by a lender.

What FICO score do mortgage lenders use?

Mortgage lenders commonly obtain credit information from Equifax, Experian and TransUnion. The CFPB says most mortgage lenders use FICO scores and often consider the middle score when evaluating bureau scores, but this is common practice rather than a rule that binds every lender or loan program. The lender and the loan channel determine the actual model, version and decision method. See the CFPB’s explanation of how credit scores affect mortgage approval and rates.

For many years, the familiar legacy arrangement was:

Credit bureau Common older mortgage FICO version How to interpret it
Equifax FICO Score 5 Legacy pattern identified by myFICO; not a universal requirement.
Experian FICO Score 2 Legacy pattern identified by myFICO; the lender’s current rules control.
TransUnion FICO Score 4 Legacy pattern identified by myFICO; may not be the model used for every loan.

myFICO describes these versions as the ones used in the overwhelming majority of mortgage-related evaluations historically. Treat the pairing as a useful legacy reference, not as a promise about a particular application. Current Enterprise and FHA policies are changing which models a lender may use.

Why your mortgage score differs from a free or bank-provided score

A difference is usually explainable rather than an error. Compare four attributes whenever you look at two scores:

  1. Bureau: Equifax, Experian and TransUnion may hold different balances, account updates or disputed information.
  2. Model and version: A score calculated with a newer or different model can weigh the same data differently.
  3. Report date: A card balance paid today may not appear until the issuer reports it; a lender’s pull can therefore capture a different snapshot.
  4. Loan channel: A conventional loan sold to an Enterprise, an FHA-insured loan and another mortgage product can permit different models.

A consumer-purchased score can help you monitor trends, but the available evidence does not establish that any one consumer product exactly reproduces a lender’s underwriting pull. Ask the lender which bureau data, model, version and date it will use instead of assuming that an app’s number is the mortgage number.

Current mortgage credit-score rules (October 2026)

Fannie Mae and Freddie Mac (Enterprise loans)

For decades, loans sold to Fannie Mae or Freddie Mac generally required Classic FICO when a score was available. The Federal Housing Finance Agency (FHFA) is moving to a choice of models. In its policy page updated October 2, 2026, FHFA says approved lenders may use either Classic FICO or VantageScore 4.0 for eligible Enterprise deliveries during the interim implementation phase. On September 9, 2026, FHFA expanded VantageScore 4.0 availability to all approved lenders, removing a prior written-approval requirement. Read FHFA’s current Credit Scores policy for rollout details.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

FICO 10T is not currently eligible for Enterprise delivery. FHFA says it will issue further guidance if that changes. Eligibility to use a model is not the same as a guarantee that every approved lender will choose it; lenders still apply their own underwriting systems and investor requirements.

FHA-insured mortgages

FHA is a separate channel and should not be treated as having the same timetable as Enterprise loans. FHFA announced on April 22, 2026 that FHA would permit VantageScore 4.0 and FICO 10T for FHA-insured underwriting. A September 11, 2026 announcement from FICO says FICO 10T is to be available to FHA-approved lenders beginning January 1, 2027. That announcement establishes the stated effective timing, not every operational detail. Confirm the current FHA guidance and your lender’s implementation before relying on a particular model. The policy announcement is at FHFA’s April 22, 2026 release, and the timing announcement is at FICO’s September 11, 2026 release.

What has not changed

Permission to use a newer model does not create a single national mortgage score. The lender must still follow the rules for the specific program, document the rest of your finances and decide which available scores to use. FHFA’s earlier background on the transition is available in its credit-score-model announcement.

How lenders use scores in a mortgage decision

1. Establishing credit risk

The score gives underwriting a standardized risk signal. A lender reviews the score alongside the underlying report for late payments, collections, current balances, account status and other details. A score can affect whether you qualify and the interest rate or other pricing you are offered; it does not by itself approve or reject an application.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

2. Reconciling bureau results

When scores are available from multiple bureaus, a lender may use a program-defined method such as the middle score. The CFPB describes that approach as common, not universal. If two applicants apply jointly, the lender’s program may apply additional rules to determine which applicants’ scores are used; ask for the method before assuming that the highest score controls.

3. Applying program and lender rules

Model eligibility, minimum requirements, documentation and pricing adjustments vary by loan channel and lender. A score that appears adequate in an app cannot establish that you meet a particular conventional, FHA or other program’s requirements. Your lender should identify the model and the applicable program rule in the preapproval process.

4. Combining the score with the complete file

The CFPB lists existing debt, income, savings, assets, credit history and your history with the lender among factors that can affect a mortgage decision and rate. Two borrowers with the same score can receive different decisions because their debt obligations, down payment resources, income stability or loan characteristics differ. Conversely, improving a score does not guarantee approval or a specific rate.

Which credit score do you need to buy a house?

There is no single score that guarantees the ability to buy a house. The relevant question is: which score model does this lender and loan program use, and what other underwriting requirements apply? A lender can tell you whether it will use Classic FICO, VantageScore 4.0 or another permitted version, which bureaus it will pull and how it handles multiple applicants.

Do not treat an online cutoff chart as a universal rule. Program rules, lender overlays, debt levels, down payment, reserves, income and property details can all change the result. Request a written explanation of the score model and the non-score requirements during preapproval so you are comparing the right number with the right program.

How to prepare your credit before applying

  1. Review all three reports early. Obtain the reports your circumstances permit and check names, account ownership, limits, balances, payment history and public records. An error on one bureau may not appear on the others.
  2. Dispute inaccurate information. The CFPB warns that report errors can lower scores and increase borrowing costs. File disputes with the bureau that shows the error and retain supporting documents. Allow time for investigation before a mortgage application.
  3. Pay every obligation on time. Set reminders or automatic payments for at least the minimum due. A single late payment can matter, and no preparation step guarantees a score increase.
  4. Keep applications purposeful. Apply only for credit you need and avoid opening numerous accounts immediately before or during the mortgage process. New applications and accounts can change the report snapshot a lender sees.
  5. Control reported balances without creating cash-flow problems. Ask issuers when they report balances and pay according to a sustainable plan. Do not drain savings needed for closing, reserves or emergencies simply to pursue a temporary score change.
  6. Ask the prospective lender specific questions. Before paying for a score product, ask which bureaus, model/version, report date and loan-program rules will apply. This is more informative than assuming a consumer score exactly matches the underwriting score.

These actions address common sources of avoidable problems, but they cannot promise a particular score, approval or interest rate. The CFPB’s guidance on scores and mortgage borrowing is available at its FICO-score explanation and its mortgage-credit explanation.

How to compare two scores without drawing the wrong conclusion

Question Why it matters What to ask or record
Which bureau supplied the report? Each bureau can show different account data and update dates. Equifax, Experian or TransUnion.
Which model and version produced the score? Versions can weigh identical report information differently. For example, Classic FICO, a legacy FICO version or VantageScore 4.0.
When was the report captured? Balances and payment statuses change as creditors report. The score date and the date each account last updated.
Which loan channel is involved? Enterprise and FHA policies permit different models and have different timelines. Conventional Enterprise delivery, FHA-insured underwriting or another program.
Who generated the number? A monitoring score may not be the lender’s underwriting score. Consumer service, bank, lender or mortgage-credit provider.

Keeping these details together turns “my score dropped” into a checkable question: did the bureau data change, did the model change, or did the report date change?

What the newer-model research does—and does not—mean

FICO reported on May 4, 2026 that an independent Milliman analysis found FICO Score 10T highly predictive in its mortgage-model comparison. That is a model-performance finding reported by FICO, not a promise that 10T will produce a higher score for every borrower or better mortgage terms for an individual. It also does not change FHFA’s October 2, 2026 statement that FICO 10T is not currently eligible for Enterprise delivery. Read the announcement at FICO’s Milliman-study release.

Questions to ask at preapproval

  • Which credit bureaus will you pull?
  • Which score model and version will you use for this loan program?
  • If scores differ by bureau, which score-selection method applies?
  • How recent must the report and score be?
  • What non-score factors could change eligibility or pricing in my file?
  • Will the loan be delivered to an Enterprise, insured by FHA or handled through another channel?

Written answers to these questions help you compare lenders accurately and explain why a score in a consumer app may not match the number in a mortgage disclosure.
