A hotel sale does not automatically mean your upcoming reservation will be honored, changed, or canceled. “Sold” might mean the building changed owners, a different company will operate it, or its brand or management agreement is changing. Contact the hotel and, when applicable, the company you booked through to confirm your specific reservation and its terms.
What might have been sold?
A hotel’s real estate, day-to-day operation, brand rights, and management or franchise contracts can be held by different companies. As a result, a change in the building’s owner does not by itself establish that the hotel will close, change names, change brands, or cancel existing bookings.
For example, Hyatt’s announcement about acquiring Standard International described properties operating under management, franchise, and license contracts, including properties whose real estate would remain owned by another company (Hyatt announcement). Accor’s 2016 portfolio-sale announcement described hotels that would keep the AccorHotels brand under long-term franchise agreements (Accor announcement). These examples show why a sale headline alone cannot tell you what will happen to a particular booking.
What to verify about your reservation
- Find your booking details. Keep the confirmation number, dates, guest names, room category, quoted total, payment or deposit status, and cancellation deadline. Policies can vary by property and reservation type, as Marriott’s Terms of Use explain.
- Ask what changed. Contact the property and ask whether the transaction has closed, whether it will operate under the same name and brand on your stay dates, and whether your reservation is still confirmed. Do not rely on a news headline to answer those questions.
- Contact the booking channel too, if applicable. If a travel intermediary took your booking or payment, ask it to confirm the reservation and identify the terms that apply. Delta’s Hotel Terms & Conditions, for example, direct customers to the rules and restrictions for the specific prepaid booking.
- Reconfirm the details you need. Ask the hotel to verify your dates, room type, price, payment status, cancellation terms, and any amenities or accessibility features that mattered when you booked. Save the reply and the original booking conditions.
- Get proposed changes in writing. Ask for the alternative, any price difference, refund or cancellation treatment, and response deadline. Also ask whether your original reservation remains confirmed while you consider the offer; do not assume that it does.
What a confirmed reservation does—and does not—establish
A confirmation is important evidence that you made a booking, but it is not a universal guarantee that every hotel must provide the stay after a sale. Marriott’s terms describe a confirmed reservation as the property’s acceptance of a request, while also saying Marriott does not guarantee that accommodation will be provided. The policy that applies can depend on the property and reservation type (Marriott Terms of Use).

Some rules are jurisdiction-specific. The UK tax authority HMRC describes a reservation guarantee as part of the hotel contract and says it usually concerns an agreed standard of accommodation, not a particular room number; it notes that a nearby alternative may be offered if suitable accommodation is unavailable. This is UK guidance, not a universal rule requiring relocation or payment of particular costs (HMRC guidance, updated 7 March 2025).
Local consumer guidance can address changes to bookings more specifically. New South Wales says a provider cannot change contract terms or unfairly penalize a customer after booking, and that cancellation fees should be disclosed in the original contract rather than increased later without agreement (NSW guidance). Maine’s Attorney General says lodging providers generally set their own reservation and cancellation policies but should honor the policy in place when the reservation was made (Maine guidance). These are local examples, not rules that necessarily apply where you are traveling.

If the hotel says it cannot honor the booking
- Keep your confirmation, the terms shown when you booked, payment records, and all messages.
- Ask the hotel and booking channel to put the available choices, any refund, and any alternative arrangements in writing.
- If the amount is significant or you and the provider disagree about the contract, contact the consumer-protection office or a qualified adviser for the place where the hotel is located.
These steps can help you document the issue; they do not guarantee a particular legal remedy.

Check loyalty points and benefits separately
A sale alone does not establish whether you will earn points, receive elite benefits, or keep a redemption booking. Confirm with both the hotel and the loyalty program whether your reservation remains linked to your account and which benefits apply. The hotel’s brand relationship, the program’s terms, and the details of your booking matter.
