Virtual home tours let buyers explore a property remotely, but “VR tour” can mean several different things: linked 360-degree photos, an interactive 3D model, a recorded video, or a headset-compatible experience. Most listings do not require a VR headset. Today, virtual tours are best treated as useful listing media—not a universal replacement for photos, floor plans, or an in-person showing.

What is a virtual home tour?

A virtual home tour is a remote way to view a property. The label is broad, so check what a listing actually provides before assuming it is an immersive, headset-based experience. The National Association of Realtors (NAR) describes several tour methods, while Matterport says a 3D space can be viewed on the web or converted to a VR-compatible format.

Format What the viewer does What to know
360-degree panoramas Moves between spherical images, often from marked locations in a home. Shows viewpoints captured by the creator; it is not necessarily a continuously modeled space.
Interactive 3D model Navigates a digital representation of rooms and their connections. May be viewable in a browser, with headset use available only when the format supports it.
Recorded video Watches a guided walkthrough chosen by the person filming. Usually offers less viewer-controlled navigation than an interactive tour.
Headset-compatible VR Views a compatible tour through a supported headset. Headset support depends on the tour format; a headset is not a standard requirement for browsing listings.

Are virtual tours as good as in-person showings?

They can help buyers understand a layout and narrow choices, but survey findings do not show that virtual tours replace physical visits. Zillow Research’s 2025 survey found that 20% of prospective buyers ranked a 3D or virtual tour as the most important listing feature, compared with 33% for a floor plan and 26% for high-resolution photos. In Zillow Research’s 2024 survey, 70% said 3D tours would help them get a better feel for a space than static photos, but 27% preferred a 3D tour over an in-person viewing, down from 40% in 2023. These are reported preferences, not observed sales outcomes.

The same 2024 Zillow report found that 23% of respondents were very or extremely confident making an offer after a 360-degree or virtual tour without an in-person visit; 49% said they were at least somewhat confident. Those are self-reported confidence levels, not evidence that remote-only offers perform as well as offers made after visiting.

A tour can help you assess room connections, sightlines, and whether the general layout suits your needs. It cannot reliably establish every condition that matters in person: verify dimensions, physical condition, noise, smells, natural light at different times, and the surrounding neighborhood through appropriate follow-up. Use a tour to decide what to investigate next, not as a substitute for inspections or other due diligence.

What buyers should check before relying on a tour

  • Look for coverage: Check whether the tour reaches every room and whether transitions make the layout understandable.
  • Use the floor plan: A tour gives visual context, but a plan or verified measurements are more useful for comparing dimensions and furniture fit.
  • Cross-check with photos: High-resolution stills may make details easier to inspect than a navigable model.
  • Ask about anything unclear: Request measurements, condition details, or an in-person visit where a visual tour cannot answer a material question.
  • Do not infer what the camera did not capture: A polished tour cannot establish that an unseen area or feature is in the same condition as the rooms shown.

How agents and sellers can choose a tour workflow

Choose a capture method and provider around the deliverables you need, total cost, and where the tour must appear. NAR’s May 2025 guide describes both professional capture and do-it-yourself workflows. Its examples are dated guide figures, not a universal current price list.

Approach Capture and deliverables Cost and practical considerations
Professional capture NAR describes dedicated Matterport Pro2 or Pro3 cameras and packages that may combine photography, drone images, a 3D tour, and a measured floor plan. NAR’s May 2025 guide reports a typical professional 360-degree tour range of $200–$500 and gives $180 as an example for a standalone Matterport or Zillow 3D Home tour. Ask for a current quote and confirm exactly what is included.
DIY capture NAR describes using 360-degree cameras and editing tools. Zillow says its 3D Home app supports phone capture for tours; its floor-plan capture requires a compatible 360 camera. Zillow describes the app as free, with no hosting fees, and offers an unbranded link and embed code. Verify current hardware compatibility and the listing destination’s requirements before buying equipment.

NAR’s May 2025 guide estimates that scanning and processing can take one to two hours depending on property size; actual time varies. For professional work, confirm the hosting term, revision policy, publishing rights, delivery format, and whether floor plans or measurements are included. For DIY work, budget for the capture device and any needed stand or tripod, as well as your time to capture, edit, and publish.

What camera do you need to make a real-estate virtual tour?

The answer depends on the chosen platform and the output. A phone may be enough for Zillow 3D Home tour capture, according to Zillow’s product page. Zillow says floor-plan capture requires a compatible 360 camera. Other workflows may use dedicated 360 cameras or professional scanning equipment. Check the platform’s current compatibility information for the exact device before purchase; support can change. A stand or tripod may also be needed for stable capture.

A VR headset is a separate, optional viewing device, not a camera requirement. Buy or recommend one only when the tour format supports headset viewing and the intended viewer wants that experience. Matterport’s undated brochure supports the general concept of headset-compatible viewing, but its older device examples should not be treated as current headset recommendations.

Can you use a Matterport tour on Zillow?

Zillow’s current rental-tour product page says Zillow does not support Matterport tours at this time. Zillow says its own 3D Home tours can be shared beyond Zillow using an unbranded link and embed code. This is a platform-specific policy that may change, so agents should check current support on the target portal and with their MLS before choosing a provider or capture workflow.

What virtual tours can—and cannot—promise about results

Zillow reports that certain paid multifamily listings with a Zillow 3D Home tour had 14% more page views on average and 1.33 times more shares. Zillow’s internal data covers its paid listings and products from January through December 2025. It does not establish that tours caused those differences, and it should not be generalized to all listings or the entire housing market.

More broadly, buyer surveys show interest in spatial context, not proof that tours speed up sales, raise offers, or eliminate the need for showings. The evidence supports using tours as one part of a listing and evaluation workflow. It does not establish that headset-based VR is becoming the dominant way homes are shown.
