Virtual land is a digital asset tied to a particular platform, not a deed to physical property. Depending on the world and its rules, a parcel may let you build or publish an experience, host events, or control access to digital content. But owning a token does not guarantee that a platform will stay available, that other people will visit, or that the parcel will keep its usefulness or value.
What virtual land is—and what the token represents
In some virtual worlds, “land” means a digital parcel identified by coordinates and represented by a token. Decentraland describes LAND as a non-fungible digital asset maintained in an Ethereum smart contract. Its record includes parcel coordinates, an owner, and a reference to a content description; each parcel is 16 m by 16 m, according to Decentraland’s FAQ accessed on October 7, 2026. Adjacent parcels can be grouped into an Estate. The Sandbox also describes LAND as blockchain-based virtual land.
Those records relate to assets inside specific digital platforms. They do not establish ownership of physical land. The experience associated with a parcel also depends on more than the token: the platform’s infrastructure, content rules, access policies, and governance influence what a holder can actually do with it.

What you can do with a parcel
A parcel is useful only insofar as the platform lets its owner or collaborators put it to work—and people have a reason to visit. Platform documentation describes several possible activities, but these are capabilities or possibilities, not evidence of demand or guaranteed earnings.
| Activity | What platform documentation describes | What to check |
|---|---|---|
| Build and publish | Decentraland describes LAND as a place for user-created scenes and builds. The Sandbox says an owner can link an Experience to LAND and publish it. | Whether the tools, publishing rules, and technical limits suit the experience you want to make. |
| Host events or activities | The Sandbox lists live events, competitions, and raffles as possible uses. | Whether the event format is permitted and whether the world’s audience is likely to attend. |
| Gate access or content | The Sandbox describes gating gameplay or exclusive content as possible uses. | Which access controls are available and what users must do to enter. |
| Rent space or collaborate | Decentraland documents LAND rentals. The Sandbox describes collaboration with vetted partners and lists advertising space as a possible use. | Who controls the parcel, the content, and permissions during and after the arrangement. |
The Sandbox also describes staking benefits and rewards. Treat those as platform-described possibilities, not a promise of current or future returns. Platform features and policies can change; a listed capability does not establish that a particular project will be available, attract visitors, or make money.
Does owning virtual land mean you always control or can access it?
No. A token record and practical access to a platform experience are different things. The European Parliament’s 2023 Study on the Metaverse discusses the possibility that a person could retain an underlying NFT while a platform action prevents access to, or use of, the associated virtual land. This is a platform and contract risk raised in a policy study, not a claim that every platform currently follows the same policy.
The same distinction matters for content. The Sandbox’s “Rights, Ownership & Copyright of Games” documentation says, “The designer or designers of the game will own 100% of the game.” That statement concerns a game made on land rented from someone else. Separately, the documentation says that users who upload publicly shared assets and games grant The Sandbox a broad license for service-related purposes. Land ownership, ownership of a creation, and a license granted to a platform are therefore separate questions; read the applicable terms before publishing or renting.
The European Parliament study raises broader legal and consumer-protection concerns about applying the language of land ownership to digital services. It is a policy study, not individualized legal advice or a determination of how a particular jurisdiction would treat a specific transaction.

Why a parcel’s location and design can matter
Coordinates do not automatically make a parcel easy to find or use. Decentraland’s creator guidance warns that a parcel without access to a road or public plaza could be walled out by neighboring scenes. In practice, navigation and surrounding builds can affect whether visitors can reach an experience.
Technical execution also matters. Decentraland advises creators to keep scenes lightweight so they perform in browsers and on mobile devices. A visually ambitious build that performs poorly may be less useful than one designed around the platform’s practical constraints.

It can be used in ways intended to generate revenue or value—for example, by publishing an experience, gating content, renting space, or hosting an event. But platform documentation describing a possible use does not establish that users will pay, that a project will attract an audience, or that a parcel will appreciate. The material available here does not establish a current market price, trading volume, user count, or reliable forecast for either platform.
Historical prices are not a forecast
A 2025 preprint, Anatomy of a Digital Bubble: Lessons Learned from the NFT and Metaverse Frenzy, studied Decentraland. Its authors report that location-related pricing patterns seen earlier stopped explaining prices during the 2021 surge in metaverse and NFT attention, and that later sales by short-term holders suggested speculative motives. This is a historical finding from that study, not evidence of present conditions or a prediction of future returns.
A 2022 preprint, Is Metaverse LAND a good investment? It depends on your unit of account!, analyzed more than 71,000 Sandbox transactions. For the period from December 2019 to January 2022, it reported price appreciation of more than 300 times when measured in USD, but three times when measured in SAND. The comparison illustrates how the chosen unit of account changes the apparent result; it does not mean an individual buyer earned either return after costs, and it does not describe today’s market. The study also reported differences in transaction prices by settlement currency.

These figures describe past prices in defined periods, not a return available to a current buyer. The value of a token can also move relative to the currency used to measure it, so a quoted increase in USD and an increase in a platform token are not interchangeable measures.
Buying is not the only way to participate
Renting LAND in Decentraland
Decentraland’s rental documentation describes a system involving on-chain Ethereum transactions and off-chain signatures handled by a server operated by the Foundation. The owner approves the rental contract to operate LAND, and the owner retains voting power. After a rental period ends, the owner may need to claim the LAND back; operator permissions are not automatically returned merely because the rental period has ended. These are details of Decentraland’s documented system, not universal rules for NFT rentals.
Creating with others
The Sandbox documents creator and collaboration routes, including linking an Experience to LAND and working with vetted partners. The documentation’s feature descriptions do not guarantee that a given tool or opportunity will remain available, or that a creator will earn income. Check current platform terms and capabilities before committing time or money.
A practical checklist before you commit
Before buying, renting, or building on virtual land, answer these questions:
- Platform and audience: Which world is the parcel in, and is there a reason for its intended audience to visit?
- Permissions: What exactly does holding the token let you do under the platform’s current rules?
- Access and location: Can visitors reach the parcel, and do its neighbors or navigation design affect discoverability?
- Content rights: Who owns what you create, and what license do you grant when you upload or share it?
- Control after a rental: Who can operate the parcel during the term, and what steps are needed to end permissions afterward?
- Total cost: Account for the token, transaction costs, and the time and resources needed to create and maintain an experience.
- Downside: Could the platform, its rules, or the parcel’s practical utility change in a way that leaves the token intact but the experience less useful?
There is no evidence here to rank platforms by current activity, price, or investment potential. The better choice depends on the audience you want to reach, the rights and tools the platform actually grants, and whether you can create something visitors will value.

Virtual land may give creators and communities another place to publish experiences, gather people, and manage access to digital content. That possibility is real but conditional: the asset is platform-specific, its utility depends on rules and infrastructure, and its success depends on people choosing to use what is built there. Treat a parcel as a digital tool or speculative asset—not as a guaranteed investment or a substitute for physical property.
