Blackstone has committed £10bn to an artificial-intelligence data-centre campus at Cambois near Blyth in Northumberland. QTS Data Centers, Blackstone’s digital-infrastructure business, is developing the site, which has permission for up to 10 buildings and 540,000 square metres of gross internal area. The headline government forecast is more than 4,000 jobs, although later council figures separate construction, facility operations and wider technology employment.

What is the £10bn Blyth AI data centre?

The project is a large AI-focused data-centre campus at Cambois, near the town of Blyth in Northumberland. The UK government announced Blackstone’s £10bn commitment on 25 September 2024 and described the development as one of Europe’s largest AI data centres.

Blackstone is the US investment company providing the announced capital. QTS Data Centers, which is owned by Blackstone, is the developer and intended operator. The site is a former coal-fired power-station and industrial area, rather than a new greenfield location.

Prime Minister’s Office announcement, 25 September 2024

Where is the campus and how large is it planned to be?

Cambois and Blyth refer to the same development

Planning and council documents use Cambois, while public announcements often call it the Blyth data centre because Blyth is the nearby town. Both names identify the Northumberland project.

Planned physical scale

Feature Published figure or description
Buildings Up to 10 data-centre buildings
Gross internal area Up to 540,000 square metres
Site character Former coal-fired power-station and industrial site
Water design A closed-loop water system, according to Northumberland County Council and project records

The closed-loop system is a design claim in the council and project record; the available material does not provide independent performance testing or operating data.

Who is building the Cambois data centre?

Blackstone is the investor and QTS Data Centers is the Blackstone-owned company responsible for developing and operating the campus. This distinction matters: the £10bn figure is Blackstone’s announced investment commitment, while QTS is the delivery vehicle named in planning and regional-development material.

How many jobs will the project create?

Job estimates use different categories and should not be added together as if they were separate guaranteed positions.

Category Figure What it means
Headline project estimate More than 4,000 jobs The UK government’s 2024 projection for the investment, including construction and other employment
Construction 1,200 roles Construction employment included in the government announcement
Permanent facility staffing Around 400 people Northumberland County Council’s forecast for operating the completed facilities
Related technology employment Up to 2,700 jobs Council forecast for associated technology industries, not direct data-centre staffing
Local fund £110m Blackstone’s announced contribution for local skills training and transport infrastructure

The government’s “more than 4,000” figure and the council’s later operational and related-industry forecasts describe different employment scopes. They are not a single combined headcount.

Has construction started?

Planning advanced in stages through 2025, but the authoritative material available for this announcement does not establish that the full campus is already under construction or provide a final completion date.

  1. March 2025: Northumberland County Council says outline planning permission was granted for the scheme.
  2. December 2025: Councillors approved reserved matters for the first two buildings, allowing the first phase to proceed.
  3. 2026 expectation: Regional investment material expected phase-one construction to begin in 2026.

A start-of-construction expectation is not the same as a confirmed completion date. Delivered power capacity and a final opening timetable have not been established in the cited council, government and regional sources.

Is this the former Britishvolt site?

Project descriptions identify the location as Cambois, on a former coal-fired power-station and industrial site. The available planning and government descriptions do not label the AI campus as the former Britishvolt site, so that identification should not be treated as confirmed. The reliable location description is the former power-station/industrial site near Blyth.

What does the investment mean for UK AI capacity?

A major AI data centre can provide the buildings, networking and power infrastructure needed to host high-density computing. However, the £10bn announcement does not itself state how much computing capacity will be installed, when it will be delivered or what proportion will be available to UK customers.

The North East’s later AI Growth Zone designation adds a wider policy context, but its figures are not project totals:

Measure Cambois project North East AI Growth Zone
Capital £10bn Blackstone commitment announced in 2024 Up to £30bn potential wider-zone investment cited by the government in 2025
Energy Final delivered capacity not established Potential to increase energy capacity to 1.1GW within six years, a zone-level projection
Status First two buildings received reserved-matters approval in December 2025 Policy designation covering the wider North East area

The £30bn and 1.1GW numbers describe possible outcomes for the wider AI Growth Zone. They should not be reported as money or power already delivered by the Cambois campus.

What should readers watch next?

  • Confirmation that enabling works and phase-one construction have actually begun.
  • Further reserved-matters or detailed planning approvals for later buildings.
  • A published grid connection and energisation timetable.
  • Evidence of the campus’s delivered power and computing capacity, rather than projected zone figures.
  • Updated employment numbers distinguishing construction, direct operations and related businesses.
  • Operational evidence showing how the closed-loop water system performs in practice.

Bottom line

Blackstone’s £10bn commitment is a major planned investment in UK AI infrastructure, with QTS delivering a multi-building campus at Cambois near Blyth. Planning moved forward in 2025 and phase-one construction was expected in 2026, but the final completion date, delivered power capacity and actual operating workforce remain to be confirmed. Job totals and the North East’s £30bn and 1.1GW AI Growth Zone figures must be kept separate from the project’s specific commitments.
