For most homeowners and buyers, the best first step is not a mold test. If you see mold or notice a musty smell, investigate and fix the moisture source; testing usually cannot tell you whether a home is safe. A humidity meter can help you monitor conditions that support mold growth, but it does not detect mold.
This guidance is based on U.S. agencies. It does not establish rules for every country, so check local public-health and building requirements if you live outside the United States.
Do you need a mold test?
Usually, no—not if the question is simply whether to act. The CDC says it does not recommend mold testing at home: if you see or smell mold, remove it and address the moisture problem. You do not need to identify the mold type before taking action. CDC guidance on testing for mold
There is no federal limit for mold or mold spores in homes, and the CDC says there are no accepted quantities for different kinds of mold that define an acceptable home. A kit therefore cannot deliver a universal safe-or-unsafe verdict, prove that a home is free of mold, or predict whether someone will become ill. Health effects vary among people. Testing may be useful when it answers a specific, practical question—for example, whether a particular area appears clean after remediation. EPA says sampling should be planned and interpreted by people experienced with the relevant protocols and methods.
What different mold tests can—and cannot—tell you
| Approach | What it can show | What it cannot establish |
|---|---|---|
| Settle-plate or petri-dish kit | Viable spores landed on the plate and grew under the kit’s conditions. | Where the spores came from, how much occupants breathe, whether the home is unsafe, or whether anyone will become ill. Mold spores occur in indoor and outdoor environments. CDC; NIOSH |
| Air sample or mail-in air kit | A sample’s measured contents at a specific place and time, subject to the sampling method and conditions. | A reliable picture of exposure from a brief sample or a health-risk verdict. NIOSH says short-term samples, particularly negative ones, may not represent actual exposure, and spore counts cannot be interpreted against health risks. NIOSH guidance |
| Surface, swab, or tape sample | Whether a targeted surface sample can help answer a defined remediation-verification question. | What occupants breathe or whether a health outcome will occur. EPA guidance |
| ERMI test | A research measure developed to study moldiness. | An official pass/fail assessment of a home’s safety. EPA says ERMI is a research tool and is not recommended for other use. EPA ERMI guidance |
| Visual and moisture inspection | Visible growth, water damage, damp materials, and conditions or locations that warrant investigation. | Proof that no concealed mold exists merely because none is visible. |
NIOSH does not recommend routine air sampling for building evaluations. EPA’s approach emphasizes visual inspection in areas with moisture problems or water damage; NIOSH says a thorough visual inspection and musty odors are more reliable indicators of dampness problems than air sampling. Choose the next step based on the situation
You see mold or smell a musty odor
Focus on removing visible growth safely and finding the moisture source, rather than buying a general-purpose test. A persistent musty smell without a visible source can be a reason to investigate concealed moisture.
You have had a leak, flood, or other water damage
Repair the source and dry wet materials promptly. EPA says drying wet or damp areas within 24–48 hours will in most cases prevent mold growth; NIOSH advises drying wetted materials within 48 hours or removing them. These are agency recommendations, not guarantees. Inspect areas that stayed wet, including concealed spaces where appropriate. EPA moisture and mold guidance; NIOSH guidance

You suspect mold behind a wall or in another concealed area
Do not casually open a wall or pull up wallpaper: disturbing suspected growth can spread spores. A musty odor, water stains, condensation, damp materials, or a history of leaks can help direct an investigation. Consider an experienced professional when concealed growth is suspected. You are buying a home
Use the home inspection, visible evidence, moisture history, and qualified local advice to decide whether a targeted assessment is warranted. The EPA guidance does not establish a buyer-specific mold-test requirement, and a general-purpose kit cannot certify a property as mold-free or safe.

You need to check remediation
Ask whether a defined sampling plan could answer the question you have, such as whether a specific remediated surface meets the intended criteria. A professional should explain what will be sampled and how the result will change the next action; an isolated result is not a general health clearance.

EPA does not certify mold inspectors or maintain a national inspector list. Training, certification, or examination requirements may vary by state. If sampling is proposed, ask:
- What specific decision is the sample meant to inform?
- Where and how will samples be taken, and how long will sampling last?
- Would a comparison sample be appropriate for this question?
- Which analytical method and laboratory will be used?
- How will each possible result change the recommended next step?
EPA says experienced people should design the sampling protocol and interpret results. For laboratory analysis, EPA points to methods recommended by professional organizations such as AIHA or ACGIH. EPA sampling guidance
Use a hygrometer to monitor humidity, not mold
A digital hygrometer measures relative humidity, an important condition for mold growth; it does not detect mold or prove that mold is absent. EPA recommends keeping indoor relative humidity below 60%, ideally between 30% and 50%, and says a humidity meter can be used to measure it. These are EPA recommendations, not a safety certification. EPA moisture and mold guidance
When cleanup may need professional help
EPA says occupants can often handle visible mold areas smaller than about 10 square feet, but the size alone does not settle every case. Additional guidance is appropriate for larger areas, substantial water damage, contaminated water, suspected HVAC contamination, or health concerns. Address the moisture source as part of any cleanup. EPA assessment guidance
