The Genesis Collection at Wolf Ranch is a completed 100-home community in Georgetown, Texas, built by Lennar with ICON’s 3D-printing technology and designed by Bjarke Ingels Group (BIG). ICON records the project as finished in 2025. Its homes have printed concrete wall systems, but conventional construction was still needed for roofing, utilities and interior finishing.
Where is the 3D-printed neighborhood in Texas?
Wolf Ranch is in Georgetown, north of Austin. Its Genesis Collection is a 100-home community developed by Lennar with ICON. ICON identifies itself as the builder and BIG as the designer on the project; Lennar is the homebuilder and seller.
The project was announced in November 2022, when Lennar said construction was underway and reservations would begin in 2023. ICON began printing walls that November. Reuters reported in August 2024 that the printer was finishing the final homes, and ICON’s project page records the neighborhood as completed in 2025.
How were the Wolf Ranch homes 3D-printed?
ICON used its Vulcan Block 3-4 printer to deposit building material layer by layer and form the homes’ wall systems. Reuters described the printer as more than 45 feet wide and weighing 4.75 tons. The homes are single-story, with three or four bedrooms; printing the walls took about three weeks per home, according to Reuters.

Printing the walls was only one part of construction. Roofs, utilities and interior finishes followed through conventional work. So the reported three-week printing period is not the time required to deliver a finished, move-in-ready home.
What are the homes like?
ICON lists eight floor plans and 24 elevations, with homes ranging from 1,500 to 2,100 square feet. Lennar’s listing describes rooftop solar panels, connected-home features and a Wolf Ranch security package. These are features listed for the community; the available evidence does not establish that every individual plan or home has identical specifications.

The project combines a robotic wall-printing process with familiar homebuilding components and services. The printed walls do not eliminate the need for roofing, utilities or interior work, and the project information does not provide a like-for-like comparison of construction cost, energy use or durability against conventionally built homes.
How much do Wolf Ranch 3D-printed homes cost, and are any available?
Prices vary by the source and date of the listing. Reuters reported a range of about $450,000 to nearly $600,000 in 2024, when slightly more than one-quarter of the 100 homes had sold. Lennar’s 2026 listing displays prices from $493,999 for the Dyce plan to $563,999 for the Klay plan. That listing also says no homes are currently available and warns that prices and features may change.

Do the concrete walls affect Wi-Fi?
They can. Reuters reported that the thick concrete walls provide insulation but may weaken wireless signals inside the home. Resident Lawrence Nourzad described the house as feeling like “a fortress,” while noting the effect of the thick walls on signal transfer. An ICON spokeswoman told Reuters that most homeowners use mesh routers.

A mesh Wi-Fi system uses multiple access points placed around the home to extend coverage. In a home where walls reduce signal strength, that arrangement may work better than relying on a single router at one end of the house. Actual coverage depends on the home’s layout, router placement and internet service.

What the project does—and does not—show about 3D-printed housing
Wolf Ranch demonstrates that a large residential community can use 3D printing for its wall systems while retaining conventional roofing, utility installation and interior finishing. It does not, by itself, establish that printed homes are always faster or less expensive overall than conventional homes, or that the same design, features and availability apply to other 3D-printed projects.
