Neither option is automatically better. Compare the mortgage interest an overpayment would save with the after-tax interest suitable savings could earn over the same period. Then account for access to cash, your mortgage’s overpayment rules and other financial priorities. The right choice depends on your actual mortgage deal, savings options and circumstances.

How to compare overpaying with saving

Start with the same amount of money and a realistic time period. Estimate the mortgage interest avoided by overpaying, then compare it with the interest that amount could earn in a suitable savings account after tax. Use your actual mortgage rate and the best savings option you can use—not simply the rate on an account you already have. Savings rates change, and access conditions can affect which account is suitable.

A savings account’s gross rate can overstate what you keep. HMRC says savings interest above the relevant allowance is taxed at your usual Income Tax rate. Check the rules for the applicable tax year and your own allowance and tax position before comparing returns: HMRC guidance on tax on savings interest.

A simple rate comparison is a useful starting point, but it does not capture every factor. The balance, remaining term, timing and pattern of payments all affect the result. A one-off lump sum and regular monthly overpayments can have different effects. MoneySavingExpert’s mortgage overpayment calculator can help model scenarios; its outputs depend on the assumptions entered.

What the examples show—and what they do not

Examples illustrate how an overpayment can affect a particular mortgage, but they are not forecasts for yours.

  • MoneyHelper’s illustration, accessed 4 October 2026, assumes a £250,000 mortgage at 5% with 25 years remaining and a £5,000 lump-sum overpayment. It shows £11,970 less interest and repayment 11 months earlier. Those results apply to that illustration’s assumptions, not every mortgage.
  • MoneySavingExpert’s 2026 guide models a £150,000 mortgage at 4.5% over 25 years against savings at 4%, with different monthly overpayments ranging from £10 to £1,000. The savings estimates are pre-tax and stop when the mortgage is repaid; 4% is a scenario assumption, not a current-rate guarantee or personal forecast.

Keep cash available for emergencies

Money used to overpay a standard mortgage is often not available to withdraw when you need it. If an unexpected bill arrives, you might have to borrow at a higher cost. MoneyHelper advises having enough savings to cover at least three months before paying off a mortgage early. MoneySavingExpert gives three to six months of expenditure as a useful emergency-fund guide. These are guides, not mandatory amounts; choose a reserve that reflects your household’s expenses and circumstances.

Check your mortgage’s rules before paying extra

Your mortgage agreement determines how much you can overpay and whether a charge applies. MoneyHelper says many lenders allow up to 10% per year without penalty, but that allowance is not guaranteed for your deal. Check your lender’s terms and ask how it calculates the allowance and the relevant year.

An early-repayment charge (ERC) may apply if you repay during a fixed- or discounted-rate deal. The FCA says this charge is normally a percentage of the outstanding balance. Check your mortgage offer or ask your lender for the amount that would apply to the payment you are considering. See the FCA’s mortgage guidance.

Also ask how your lender applies an overpayment. If it reduces your next scheduled payment rather than reducing the balance while your usual contractual payments continue, the effect on interest may be smaller. The timing can matter too: MoneyHelper notes that it depends partly on whether your lender calculates interest daily or annually.

Consider other uses for spare money

Before directing spare cash to your mortgage, compare it with other financial priorities:

  • More expensive debt: MoneyHelper advises paying off higher-cost borrowing before reducing a mortgage. Compare the interest and charges on that debt with the mortgage cost.
  • Workplace pension contributions: Contributions may receive tax relief and employer contributions. Depending on your situation, those benefits could outweigh the mortgage interest saved by overpaying. Check your scheme’s terms and your circumstances.
  • Accessible savings: Cash in savings remains available for planned costs and unexpected needs, unlike many ordinary mortgage overpayments.

Could an offset or flexible mortgage suit you?

Some offset or flexible mortgages let savings, or money paid in above the required amount, reduce the balance on which interest is charged while keeping some access to the funds through a draw-back or borrow-back facility. The terms vary, so confirm how access works, whether limits or conditions apply, and whether the mortgage rate and costs compare favourably with your alternatives. Flexibility does not automatically make the product the cheapest choice.

A practical decision checklist

  1. Set aside an emergency reserve appropriate to your household before committing spare cash to an overpayment.
  2. Identify any higher-cost debts and consider whether they should be repaid first.
  3. Check whether you are receiving the workplace pension contributions and tax relief relevant to your circumstances.
  4. Use your mortgage rate, balance, remaining term and proposed payment to estimate interest avoided.
  5. Compare that estimate with the after-tax return from a suitable savings account over the same period.
  6. Ask your lender about the overpayment allowance, any ERC, how it applies extra payments and how it calculates interest.
  7. If you have a flexible or offset mortgage, compare its rate, costs and access terms with ordinary savings and overpayments.
